    ok so I don't really write reviews but felt like i should for these guys. I have 2 properties in NJ…read more(one in kearny area, one further out) and was having a really hard time keeping up with everything especially the compliance stuff which honestly goes over my head half the time. Someone referred me to RPPM and I called them kind of skeptical bc I've had bad experiences before with management companies that just take your money and don't really do much. But these guys are different. John was straight with me from the jump, explained everything they do, didn't oversell it. They handled some violation issues I had pending and I didn't have to stress about it. Communications with my tenants have been way more professional than when I was doing it myself lol. I used to just text my tenants which I know is not the right way to do it. Only thing I'd say is sometimes I wish they responded a little faster but honestly when they do get back to me everything is thorough and correct so I think its just they are busy and doing things right rather then rushing. Not really a complaint just something I noticed. Overall very happy. Would def recommend to other landlords in NJ especially if your portfolio is growing and you cant manage everything yourself anymore. 5 stars from me

Based on my experience, RPPM stands out for strong communication and competence, and I would recommend them without hesitation.

    Rented from RW in Richmond, VA for 2 years. Nice house but not maintained well. Nails sticking out…read moreof the steps, leaky roof, etc. They were usually quick about fixing the few things that went wrong with the house. I think that had more to do with the actual owner of the house being a nice person more so than RW actually doing a good job. The last few months we had a bad mold problem in the kitchen, the roof leaked along the wall and it soaked the drywall causing a pretty nasty mold problem. We filed a "meld"; which is the app they use for maintenance. They came out, saw it, pinpointed the leak in the roof and fixed that. Said they'd come back to re-drywall the mold that was taking over the kitchen -- They never did. After 4 weeks we created another "meld" and they did nothing. We only had a few months left in the house and when it came time to move, we painted all the walls except that one wall with the mold, which was now flaking off and falling onto the kitchen floor... Despite us being good tenants, they charged us for them painting the house - almost $1,000. They took it out of the security deposit. It's so frustrating, because we asked them twice to fix it. They stalled, then took our money to fix it. Oh! They do give you an option to "dispute" their findings. But the process that involves is all internal to RW. So of course they're going to come to the same conclusion. To top it off, they sent the 1/4 of our deposit as a check to the wrong address. A random address out of state. I believe they did that intentionally because I expressed my frustration with them. Now we're being told " If the check was cashed by the people they sent it to, they can't do anything about it."

    I'm an owner in a condo community and have had constant issues that have not been addressed though…read moreI have been in constant contact with them. We pay Cedarcrest tens of thousands of dollars every year and they do very little besides sending out payment books. Main issues: -Lack of timely responses, if any at all -Changes in assigned property manager and assistants so we're always in transition mode and no one knows what's going on -Lack of continuity so I have to explain my situation to each new person -Manager is not familiar with our bylaws or real estate law which forces an -Over reliance on lawyer and that we have to pay for every query -Directors and owners are difficult to reach and lack accountability Community wide there are so many complaints. Terrible service. Inept and unfriendly staff. Organizationally, Cedarcrest seems to be a mess so that brings chaos into our community.

Their office hours and their open door policy is a great improvement over the previous mgmt. company. I just wish other residents would stop complaining and throwing blame at issues that were caused by and ignored by our previous Board and mgmt. company. With over 400 apartments, they surely have their hands full in dealing with many issues and personalities.
