Do not associate with ocean park realty unless you want to lose your deposit when they make an error, be bullied and called a liar.

Rented a house in Falmouth for August '23 through Labor Day from this agency. It was billed by the…read moreagent, Adam Shapiro, as "the Greenwich of Portland". As it turns out, the house sits right next to a busy parking lot for a beach with dirty water that smells like sewerage at low tide. Cars sit idling in the lot until 3 or 4 in the morning every night; it feels unsafe having them there. The front door lock is very difficult to close and the lock is not solid, offering very little security. The lower floor of the house reeks so badly of dampness and mildew that everyone had to move upstairs; the mildew smell in the bedrooms downstairs is overpowering. When I told Apex about this, they refused to come to the house to get an idea of how badly the moisture has affected that level of the house. The upper level of the house also has a terrible problem with moisture and a mildew smell. Upstairs shower stall smells moldy and damp, towels turn mildewy after 1 use because of the humidity problem in the house. The dishwasher failed to turn on and run the cycle. Apex sent the cleaning person over and she was unable to do anything. They were no help at all, it was just "no, no, no" from them. The oven light stays on no matter what, you have to push it closed forcefully, but then the light just goes back on after a few seconds. The electric window blinds stopped working 1 week into our stay; they had to send a tech over to recharge the motors, which took an hour of my time and attention. I checked out of the house August 23, almost 2 weeks early because I didn't; feel safe there and because the house smelled so bad. The agent, Adam Shapiro, did not reply to any of my texts or calls informing him of this; he just took the money and ran

We extended the contract on the understanding there would be flexibility, so were surprised by a…read morerequest for $ 3350 to terminate at the end of the original 6 month lease. We were surprised as there was no provision for this in the lease nor in Maine law. Another tenant was lined up, Apex tried to block the tenant until we paid $ 3350. This fee included $ 1950 of agents fees (a double dip - Apex would charge this again with respect to the new tenant), a $ 250 credit check on the new tenant and $ 1250 rent shortage. The dispute was inflamed by lengthy late night emails from Chris at Apex. On legal advice we declined to pay the spurious charges as they had no basis in contract nor Maine law. Fortunately, Apex pulled this stunt prior to our last months rent going out hence we remained in control of our money. We paid the rent difference, we paid for cleaning, we left the property in excellent condition. I would recommend to avoid Apex as a landlord or as a renter. If you have to rent from them, don't set up automated rent payments. Don't expect resolution of issues in the property. If you're a landlord, you should think carefully about the losses you could incur if your tenants depart on acrimonious terms due to provocation by your agent. And they charge you 20% for this!

The second was found only after we bought the property, and she said she would refuse to file the necessary deed paperwork - this caused a serious delay, hours of my time and additional review ($$$!) by experts after our closing. In my opinion, this was gross incompetence. I've heard from others now that these problems are common with this company. There are plenty of companies in town who do the same work. Avoid this one.

Here is a letter from my husband to the owners from this morning...I think it speaks for itself... _______________________________________________ Sept. 12, 2013 Maine Sun Solutions PMB 211 50 Market St. South Portland, Maine 04106 Dear sir: RE: Payment of Invoice I received your rather unpleasant call yesterday. The work was done at the house on 6-28-13....two months ago. It appears that you were not paid...I thought you were. The check is contained here via federal express. Your claim that I "am an arrogant asshole" is not well founded. When I called you and asked if your firm had done the work on my house 4 years ago you said "I have no idea". When I asked if you would not mind looking at your records, you indicated that you didn't keep such records. However, if I had the receipt....then, apparently, such records would appear. That made little sense to me. Thus, I had to conclude that you didn't give a damn about whether you installed this film or not! This made NO sense to me on another level because there is a considerable guarantee that 3M stands behind on these films....so I would have expected you to have some record of the address and/or the installation which would be sent to the home office in the event that you moved or your business failed (so the guarantee would remain in force). I only live in the house sporadically...so I don't check the mailbox....so I am assuming you sent me an invoice in the mail (other than the one left on the table)....and that is why I didn't respond sooner. Respectfully, _____--______ (my husband's name) Homeowner and former advocate of your product

Given the description in the listing ". . . this home has been lovingly cared for and is in fantastic condition.", I had high expectations. Sadly, upon entering the house, I was greeted by huge mold stains on the wood floors along with dirt marks and leftover carpet liners along the edges of the walls. The downstairs bathroom looked like it was part of an abandoned gas station. Granted, the house was in good condition, but "fantastic"? That's way beyond a euphemism of "cozy" for a small space. That was a complete misnomer. Therefore, I don't think I'll be wasting my time looking at other homes listed by this agency.
