hi, tom pattison here... i have lived at pine ridge since 2007. my last review was not great this…read moreyear but i have been going through a lot... i am going blind and my mood is down... i worked in media for thirty years and ran properties in my early years... let's face it we are going through tough times.. this pandemic has hurt us all... this place has a new manager. drew. he seems to really care and wants to make things better... samantha is the regional manager and she too seem to care... maintenance in the past years has been great.. so has the office staff... for this past year maintenance was really short handed and struggled... even though things are still bad with the pandemic pine has bounced back and is trying hard with the help of a overall very good staff and a good manager and regional manager... the elevators which is a sour point with me due to my disabilities drew and samantha are really trying to get the service company to stay on top of it... the clientele has changed but most people are still very nice... pine has a nice grounds and is safe. sometimes the dog bark and that drives me crazy.  the front office staff is also very nice always and try and help... drew is even trying to help me find my way due to my blindness... i have called this place home for many years and still do...pine has always been a five star place to me and is close to that still..

There were roaches and bugs, the whole building smelled like dog urine, and it was obvious that maintenance problems were being ignored. The place feels dirty, poorly managed, and completely neglected. If this is how they keep the property, I would never recommend living here. Save yourself the headache and look somewhere else.

The…read morecommunity itself is very pleasant- quiet, well-maintained (the flowers are always so pretty) and welcoming. In the winter, the snow is shoveled, and I have never had any issue navigating the community roads during winter. Management has consistently been kind and professional, and we've never had any issues during our time here. The shared amenities, including the clubhouse, fitness room, and pool, are always clean and in good working order. While the walls can be a bit thin, it hasn't been a major concern and overall noise levels are minimal. Maintenance is one of the highlights of living here- they're incredibly responsive, typically addressing emergency requests within the hour and handling routine work orders within two business days. The trash compactor does fill up fairly often (as mentioned in other reviews), but in many cases, this is due to residents not closing the compactor door and instead leaving their trash nearby, which creates unnecessary buildup. Our rent did increase after the first year, but the adjustment was reasonable and in line with expectations. The location is also a plus- conveniently situated near the freeway and a gas station, which makes our commute into the Cleveland area very manageable.

If there was minor damage I would have hoped to have been notified and billed accordingly. I have called several times and been told that they will get back to me to no avail.

Took care of my unit…read more When it came time to move out, which I should have done years prior, the process was handled very unprofessionally, and the staff displayed a level of unprofessionalism and incompetence to a degree I have not known previously. A month to month tenant is only required to give a 30 day notice unlike an yearly tenant which is required to give a 60 day notice. I went into office on a Thursday afterwork to give my 30 day notice to vacate the apartment on Sept. 26, 2025, more than 30 days notice. There was only 1 person in office working that day. She gave a "look". I gave her my 30 notice and asked her if they needed anything in writing. She said no. I thought to myself that that could not be correct. She said they have to do a final walk thru. They did not do a full walk thru. The staff who I was working with, whom I won't mention here, did not retain any information I communicated to her through out the entire process. A level of incompetence I've never dealt with at this complex. When she came to do the walk thru I asked her again if I needed something in writing to vacate and she then hands me a transfer to another apartment within the complex when I shared with her the name of a completely different complex I was moving to several times. I was then handed of the the general manager who was no better. Since nothing being done with this simple transaction. I had to make sure I called the office everyday and visit every other day to stay on top of them to make sure I was in the system to vacate so I would not have to pay for another month. The general manager eventually told me that I did need to fill something out to vacate, which I knew to be the case. I gave my notice 35 days in advance on 25th of Sept. She tells me to sign vacate paperwork on the 8th of Oct. And then on the 22nd of Oct another general manager has me sign real vacate form because the office had no 30 day notices only 60 day notice forms which was also unprofessional. When I filled out the first transfer paperwork on 8th of Oct, I backed dated it to reflect the actual date notice was given. I explained to her that I gave my notice to the other worker on the 25th of September to move out on Oct. 31st. She sent an email to see if I had to pay rent up until the 8th of November. I explained to her again that I more than gave a 30 day notice and that I will not be responsible for paying rent up until Nov. 8th as I was out by the 31st of Oct. I called everyday to make sure that I was out of the system on move out day. I should not have had to go through all of this trouble for something so simple. I didn't receive my security deposit. If the staff who did the walk thru thanked me for taking care of the unit, why was my security deposit not returned. The wear and tear on my apartment was normal and I did request the bath tub and caulking be redone which was not honored. I froze every winter. The windows were the original windows from the 60's when the buildings were built. One year I did ask for new windows and they basically laughed in my face and said that is not how that works. The heater in the apartments are not suitable. 2 weeks before I moved out there was a drive by shooting on my side of the building and they shot up someones car so I knew it was time to go. Like most apartment buildings, the walls are thin and you can hear everything. People play loud music, loud tvs, fight argue and the dogs which are not allowed got out of hand. Kids and young adults love to kick doors and run off. One time someone left their bath water running a few floors up and left for work!?! It started overflowing and leaking into my apartment. Once figured out where the water was coming from early that morning with the help of another neighbor getting if from 3rd shift at Amazon, called maintenance, 911, fire department and no one helped. So if you are desperately looking for somewhere to live, by all means look here at your own risk. Document and picture everything.

My credit score is above their qualifications. I repeatedly sent my check stubs and bank statement. Then they requested an offer letter. Why am I being asked for extra documents when the ones I sent qualified me for a measly $585, when my income allows me to rent a $900 unit. Then I come on yelp to write a review and see horrible pictures it neglected repairs. Thank the Universe for disqualifying me from living in a foundation of luxurious slum.
