I'm a contractor and truly appreciate working with a high-level professional inspector. Residential projects are now part of my past but a part of me remains skeptical of inspectors until I'm convinced otherwise. Charles has met and exceeded all expectations in his role as home inspector of a house we are purchasing from out of state. His communications have been timely, detailed, and clear. He was always open to discussion about our general concerns or questions. What's more, his reports were presented in a detailed, interactive format that was easily navigated and provided the creation of a repairs list (including many pictures taken during the inspection) to share with other parties in the purchase. His fair and comprehensive assessment of the conditions on the property and the ease with which his reports could be reviewed resulted in a smooth and more secure purchase process with no opposition from the sellers (including the repair request) or concerns from either agent. Lastly, the service included multiple inspection reports - sometimes required by insurance companies - and a lengthy phone discussion about the findings. After my apartment complex insisted there was no mold in my apartment, I took it upon myself to seek out a professional to confirm my suspicions. Mark Stackpoole, the inspector who came out to my apartment, can only be described by me as God-sent.. a real life hero amongst us. He was kind, empathetic, understanding, but most importantly, I felt I could trust him. He came out almost immediately and worked with me during an impossibly difficult time, to help me get some answers, and answers I did get. He did not stop there.. he has continued, and continues to help me with resources and information as I travel this weary path of toxic mold. So if you are on the fence about who to call, do not hesitate even for a moment before reaching out to this company.. you will not be disappointed. For the rest of my life, I will continue to sing the praise of Mark Stackpoole and Gulf Coast home inspections.. I met Bill Caravello at a BNI networking event and I'm very glad I did. We don't have a home…read moreinspector in my chapter so I decided to refer a client of mine to him for a wind mitigation and 4 point inspection. The first thing that impressed me was that I received a text and email that the inspection was scheduled and he was able to go to the client's house the very next day. Clearly he has an automated system that stays in contact with his referral partners and customers. By that evening both reports were emailed to the customer and I. What I absolutely love about his reports is that the photos are CLEAR and LEGIBLE. I've gotten many reports from other inspectors that are blurry and it's difficult to read the serial number or manufacturing date on the water heater and/or HVAC systems. This is very important information for an insurance agent like me and the underwriters I work with. I also like the fact that he distinguishes between three tab shingle and architectural shingle roofs because sometimes it's hard to tell. Whenever there is a flat roof, Bill makes a note as to whether or not it is directly over air conditioned living space. Recently I received a wind mitigation inspection from another inspector that didn't bother to move the customer's belongings in the attic to inspect the roof-to-wall attachment. He simply put "unknown" when it could have been clips or single wraps which equates to a few hundred dollars in savings for the customer. But I've never had this sort of problem with Bill. I've been referring customers to him for about 5 months now and as long as his high levels of customer service and professionalism continue, I see no reason to refer my clients anywhere else, especially because he covers such a large part of Florida. John will make it impossible for you to get out of the contract. He and his team does a reverse reporting. They will report major issues in the maintenance items and minor issues in the "need attention". Stay away from this company, would be my advise. Had 2 attorneys and complaint againt my realtor to get out of the home purchase contract. Home had toxic gas / smell and broken sewer pipe, which Lee County did not even find. I hired another inspection company to figure out the broken sewer pipe and the cause of the toxic gas. Stay away from this company is my advise.
