I highly recommend him for any home inspections you need.

I hired Tailored Inspection for a home inspection. The inspector used a thermal imaging camera but…read morecompletely missed that a toilet bowl was cross-connected to a hot water line--a clear thermal defect. It cost me $450 to fix after I bought the house they inspected. I politely reached out to management with photos and the plumber's invoice, simply asking for a refund of my inspection fee to help offset the repair cost. They initially responded with some additional questions. When I answered and provided more proof as they asked, all direct communication stopped. Instead of handling a valid customer issue locally, they had an out-of-state lawyer from Philadelphia (?!) to send me two letters calling my request meritless, saying that I "have no cognizable damages" and mentioning "retaliatory response to everyone involved" if I will seek further legal actions. Be aware that they don't stand behind their work. When they make a mistake, they will hide behind their lawyers and use legal counsel to avoid any accountability. If you want an inspector who catches obvious visual defects and treats customers fairly when a mistake is made, stay away from this company and look elsewhere. Finally, they have a great facade and marketing, but their widely advertised motto "Because details matter" is simply a joke.

Knew it wasn't a good thing - wasn't sure what to do or where to go...looked at an add in the paper and had company A come have a look. The gentleman seemed nice and did his diagnosis by removing a few bricks and peeking under the house. 400 square feet of insulation and vapor barrier he said, and four new flex ducts for the AC. $6800. The lump in my throat grew as I wasn't prepared for such a cost...so I called a large vapor barrier company (company B) for a second quote. The young man crawled under the house, told me the entire house is bad and six new flex ducts had to be replaced...$9000. This was even more depressing than the first visit...so I asked people I know if the numbers were realistic, and someone suggested I call Tommy and let him have a look, they said he's fair, honest and won't do something unless it's needed. Tommy crawled all over under the house, suggested all new ducts all new insulation and vapor barrier.he said he didn't do the ducts but arranged for the replacement and included the cost in his quote. The quote came in over $1000 less than company B and came with a twenty year warranty. Jesus took care of all the work and coordinated with the duct installer to make sure the AC was off for just part of one day. This company took a bad depressing situation and made it the best possible outcome. Highly recommend that if you need tie downs or work under the house that you give them a call.

Tommy just left after giving us pictures of the underside of the house that showed we don't have a vapor barrier problem. What a relief to get such fast and HONEST service. He didn't even charge us for the visit! He had done repairs on our vapor barrier 8 years ago and 4 hurricanes later we were worried. No Problem! He really is the best!

Re: Charles H. Hodges, CMI FL HI8377 Hodges & Associates, LLC…read moreWe hired Hodges and Associates, LLC. home inspection service to complete a 4 point home inspection on our home pre-purchase in 2016, on the home located at 919 82nd street NW, bradenton FL 34209. This home inspector pulled the wrong roofing permit for our home before we bought it, showing the roof was installed in 2013. The inspection also stated that the roof was in good shape with 17 years of life left, however 6 years from the time of closing, we were trying to renew our home insurance and the insurance company stated our roof needed to be replaced because it was installed in 2003. We have all the documentation and the inspection report which states the roof was installed in 2013, with a manatee county building permit number. However when we pulled the permit number from county records it was for another house located at 1919 82nd street NW, not 919 82nd street NW. (A huge error on the inspectors part) This error has cost us a new roof, almost $20,000. The new roof had to be permitted/installed in 1 months time in order to satisfy our new home insurance company. We have contacted Hodge and Associates and have several emails from Charles which we also have on record. He admitted the error but is not willing to work with us in anyway. I don't believe he carries insurance. A dead end in the worst way. Devastating for us! Do not use this service! SB

Let me start by mentioning that I've had my share of experiences with poorly performing inspectors…read more- whether it be a lack of knowledge, field experience, or proper attitude. I'm a contractor and truly appreciate working with a high-level professional inspector. Residential projects are now part of my past but a part of me remains skeptical of inspectors until I'm convinced otherwise. Charles has met and exceeded all expectations in his role as home inspector of a house we are purchasing from out of state. His communications have been timely, detailed, and clear. He was always open to discussion about our general concerns or questions. What's more, his reports were presented in a detailed, interactive format that was easily navigated and provided the creation of a repairs list (including many pictures taken during the inspection) to share with other parties in the purchase. His fair and comprehensive assessment of the conditions on the property and the ease with which his reports could be reviewed resulted in a smooth and more secure purchase process with no opposition from the sellers (including the repair request) or concerns from either agent. Lastly, the service included multiple inspection reports - sometimes required by insurance companies - and a lengthy phone discussion about the findings. His fee, especially when considering all that he offers, is a great deal.
