    Just like everybody else here one star is way too high for this company I just recently moved out and I did everything accordingly cleaned and you still charge me for cleaning and some other things I don't even know what the heck that is I used to be a professional house cleaner and I clean the house so they charge me over $90 for cleaning I'm just wondering what are they cleaning the air charges for 2 hours so the house was clean what were they doing for 2 hours there was nothing to clean for them anyways somebody needs to do something or everybody needs to school something about this landlord I'm ending up having a big bill for over $2,000 which is so freaking ridiculous charging me for breaking my lease which I didn't I moved out and I still paid them the whole month of rent

    if you mail your rent to the office they wait and cash it after the due date and charge you a late fee. F#$@in CROOKS !!!

    The absolute worse ring of theft there is. Laptop stolen…read morewhen their contractor came to do work. Also they will accept your money and not fix their PROPERTY properly. My toilet is moldy and I was told to basically leave. Not only will this mold cause sickness but mold will kill a person, in which they have no remorse and would rather move another family in. The air didn't work for an entire month and not just the air - the property is is infested with bugs and ants. Again as an army veteran this is NOT acceptable. I'm home bound but can't live in my own home due to mold. And what make matters worse you can smell the mold overtime. They even sent a molly maid to scrub it who barely spoke English to avoid replacing the toilet. How is the other bathrooms toilet new but the master bedrooms toilet is ancient ancestry old. So many things I can go on about but it's not worth my time or sanity. Being that I moved out of a moldy home and back into one makes the situation worse.. and the fact they are aware, makes me furious. Poor veteran- poor me- rich rental property lol

I have rented for the past 20 years and by far these people are the worst I've ever dealt with. I myself use to work in property management and it's mind blowing what they charge you with when you move out. Granted they are nice upfront as a current resident so I will give them that and Diana was always friendly to me. I unfortunately had to break my lease to move out of state for medical reasons. I was very transparent with them through this process and communicated everything to them. I was well aware of the lease break fee and paying for rent until someone leases the property. I acknowledged that. My problem with them is once you move out they refuse to speak with you on the phone. Only email, to only have your emails ignored!! I was charged for leaves that were between the chicken wire and the fence, to screw in a door knob that was loose, a towel bar that never stayed on the wall ( was not damaged just loose) minor patch job? But yet I filled in all small nail holes. And so much more!! They refuse to do an in person walk through, because they are scammers and will charge you for EVERY little thing.. as you can see in the pictures this house was left in better condition than I received it. They refuse to show you proof of what they charge you with. They even tried to charge me for water that was in my name. As you can see in the picture the account was in my name and no balance was due as I paid the remaining balance once they applied my deposit. Natalie is by far so UNPROFESSIONAL and was extremely rude when called out about the unlawful charges. She stated she would credit me the water as she knew she was in the wrong and was against the law. She won't own up to it but I did get a credit in the water after months of fighting with her. Funny thing she stated the account was transferred into their name. However the ledger from the water company is in my name. So tell me how the water company would give ME access to a corporate account?? They don't and these people are full of it. Sadly, I had to pay for the ridiculous charges that in the state of NM are considered normal wear and tear. But, they know the average person won't take them to court that's why they do what they do. Sadly, taking care of a sick family member put me in a position of suing them... at the end of the day I'm FINALLY done with these people.. and would never recommend anyone rent from them. Learn from my lesson and stay away from this company!!

    This company should be shut down they just scam people out of their deposits I paid $400 getting…read morethe house and carpets clean but because I didn't use the company they wanted they charged to have the carpets cleaned again they charged $400 to rake gravel to cover the weed barrier that was exposed because I was pulling the weeds the day before I moved out then charge a deep cleaning fee and $900 for cleaning up black scuff marks on the wall like a gallon of paint is 50 bucks my dog g did damage the carpet in the bedroom so I understand the $400 dollar charge on that but at the same time we were instructed to lock the dog in the bathroom while they did an inspection so locked in the bathroom my dog clawed at the doorway trying to get out so they found a way to not only keep the $1,700 deposit but charge an additional $300 for this $300.00 Paid on 04/30/2024 Confirmation #: 1323-F330 Paid by You Includes Power wash garage and driveway. I signed up for Yelp just to write this one because when the service…read moreyou received was so outstanding, the results you achieved so over-the-top wonderful, the situation you came through so gut-wrenchingly impossible to squeeze through, and the time frame in which you did this remarkable thing so brief, you just have to give credit, and kudos, to the team that helped you do it. That team is 360 Ventures with David Stafford at the helm. I met David about 10 years ago when I shopped for a realtor to buy a house. I literally sent emails to realtors telling them my requirements for being my agent. All of them sent me back form letters, but not David. He arranged for us to meet right away and he answered all my never-ending questions to my great satisfaction. You see, I had had a realtor once who never listened to what I said, was super slow getting back to me, showed me things I didn't want to see, and basically did not earn the money I was going to have to pay him. That guy was a huge waste of time and my money. I hate yes-people, people who smile and make everything rosy. I need the facts and I need a fighter. Someone in whom I can trust every word coming out of their mouth implicitly and somebody who is really putting my very best interests at heart. Don't make it pretty to get the deal done. Earn the commission and be my advocate. David was EXACTLY that guy. Fast forward ten years, I've been out of work for months, car repossessed, court system moving on my house, and Covid hits. Covid gives a small window for non-repossession, and I call David for help, hat in hand. He still remembers me, says he will help me, comes over to visit me (I have no car) and listens to my tale of woe. Right away, he gives me hope. There is even a scenario possible here where he is not going to make any money, but he says he will help me anyway (who does that?) You really have to see his team go to work to believe it. Within a week, my house was on the market (in a supposedly slow Covid market). The most professional pictures I have ever seen made on real estate were shot with great care and minute attention to detail. The app on which people could make appointments for the first day of showing to see my home filled up to capacity within one hour. I had two offers on the very first day. I sold my home to a family making one of those offers. The rest is typical--inspections, title companies, repairs, delays due to buyer financing snags. Keep in mind I was unemployed and had no money to do much--David arranged a whole lot on his own nickel (he trusts me too!) and at one point he even reached into his own pocket and pulled out some cash to help me with an unrelated expense. He's got contacts all over town who do lots of repairs and maintenance for him and a conversation with those people reveals how much they like doing business with him, too. Through it all, he kept in close contact with me at all times. I never had an unanswered question. I was able to pull a tidy sum out of the sale of my home, more than I could ever have asked for. My home wasn't taken from me--I sold it--and I have David Stafford and his team at 360 Ventures to thank for that. It won't be long until my financial legs are sturdy again and I am going to want to buy another home. When I do, there is absolutely no other place I would go to help me do it. My highest, highest, highest recommendation!

Come to our move in day we arrived at the property and nothing had been fixed cleaned or changed per our agreement. Maintenance was terrible and just took the cheap route cutting down the doors we had that were sticking to the floor. Our property rent also had internet included per the listing which it was not and they were extremely rude when I told them we should have a reduce in our rent for the mistake when it was included in our lease.

    I have been thoroughly happy with Real Property Management Rio Grande over the last 8 years…read more Cynthia Montoya and Mark Webb have been great at managing my properties. Cynthia always gave me great advice about which turnover repairs to perform on a property for the biggest bang for my buck. I have one property with a particularly high HOA fee that was affecting my cash-flow. Cynthia was very approachable when I asked what I could do to raise the rent. After performing her recommended improvements, the rent went up over $200.00 and my cash-flow was finally positive for the property. Cynthia also has great common-sense about when to use a 6 or 9 month lease to avoid a vacancy or turnover in a slow winter month. Mark has been more involved with my properties the last couple of years and is actually been immensely supportive with a challenging HOA situation. Mark is even helping get my properties ready to sell right now and his been very communicative and frank with me about any potential challenges, etc. It is for this reason that I am highly considering a 1031 exchange, after I sell my properties, to buy another (nicer) rental that will be managed my RPM Rio Grande

    This is one of the worst property managements I've encountered in my lifetime. I have had the…read moremiserable experience of being a tenant of one of the homes they lease. They won't fix anything, any complaint you have it's never taken care of and there is never any number to call to discuss any complaints. (There were several issues they never cared to accommodate, a non working swamp cooler, a spider mite infested yard, a broken glass for the wood burning stove, a backdoor that doesn't lock, flimsy front wood patio that I fell through.) Maybe they only care about the owner of the property their leasing from, But if you care about your renters in any capacity, don't use real property management of rio grande.
