Beach Bear Property Services were professional, timely, reasonably priced, and best of all clear communication with high quality results. Outside, my property needed gutters cleaned, dry rot remediated on the facia, pressure washing, and brush clean up. More work than the scope originally discussed was uncovered and Cole found a way to fit it in. His extra care to assure that dry rot was removed and even battling bees demonstrated his willingness to go the extra mile. Inside, my place had badly damaged, and poorly installed flooring that they replaced and took extra care even under appliances. As mold was uncovered, they remediated and took that same extra attention to detail which shows that extra care this team should be well known for. I happen to be one of those '...and one more thing' homeowners, which is hard not to be when you have someone working so hard and doing such great work. Cole was able to more than satisfy my never-ending list: huge shop clean-out, remove dead fall tree, fix fencing, and house numbers. No sales pitch...he even talked me out of jobs that were not essential. In truth I felt very blessed to cross paths with Cole and Beach Bear Property Services. I will use them again and give them my highest recommendation.

Forest Heights is a unique neighborhood in Portland, made better for the extra amenities and the kind generous people who live here. I have not met "old moneyed class" or "bankers who sell pharma gas and oil"... I moved here 7 years ago and feel very lucky to have found this location. The majority of people are hard working, single, or with families. A number of families have young children. The neighborhood has one of the best elementary schools in Portland. The HOA is responsive to maintaining the general area including snow ploughing. There is constant maintenance of a beautiful park which homeowners enjoy, including a pond and play area, picnic areas and benches. This is an amazing place to raise a family. Or, like me, to be living alone. There are many people who chose to retire here for the proximity to the city and lifestyle with copious hiking trails. We are culturally diverse and in fact celebrate that with an International Festival every year, complimentary to homeowners, arranged by the HOA . Prior to Covid, and certainly in the future, we enjoy live music in the park in good weather, events for children, senior card playing groups and gatherings, a youth group with activities for teens and pre-teens. Driving through the neighborhood in summer is enhanced by beautful grounds and hanging flower baskets from the lamposts on Miller Drive. If you're looking for a safe, beautiful place to live, don't overlook this amazing neighborhood.

Our representatives are incredibly rude and condescending. I send messages to the two reps assigned to our HOA along with for our five others from AMS in hopes that anyone will respond, and they go completely unanswered. I have no idea what we are paying these people for. The tone of their letters to homes owners are threatening and punitive. Our rep yesterday actually told me that "they were there to come after us" when he was speaking about compliance. When I questioned that categorization enforcing the HOA bylaws, he said, "Oh, I'm sorry, let me be PC (politically correct) with you, then he proceeded to rant in a very sarcastically "proper" tone. Their record keeping is abysmal, and I actually believe that some of their practices may not even be illegal.

He explained he just happened to stop by his office to pick up some keys and when heard my voicemail he thought to give me a call. David was very professional, offered some wonderful advice, and even shared a few of his personal contacts with me who he felt could help my mother. My impression of David is that he is a very genuine and caring person, he is very passionate about what he does, and loves to help others find a good fit.

Responsive in emergencies, yet a respectful hands-off approach is the day-to-day standard - which is nice, because it gives the residents space to take ownership.
