Outstanding Home Inspection - Highly Recommend! This is my second time working with Ryan, Superior Inspector, and once again, I was thoroughly impressed with the level of detail, professionalism, and care that Ryan brings to his work. He performed my first inspection, where he uncovered some critical defects that might have otherwise been missed. Most recently, I hired him again for my 2-year builder warranty inspection -- and he delivered another top-tier experience. Ryan conducted an incredibly thorough inspection, complete with a detailed, easy-to-understand report that included clear photographs and videos of every issue he found. Thanks to his meticulous report, I was able to submit everything to my builder, and they immediately scheduled repairs for every item listed. It's rare to find someone this knowledgeable, reliable, and committed to doing the job right and the cost was great as well. I truly appreciate the outstanding work and peace of mind that Ryan has provided me. Highly recommend Ryan, Superior Inspector, to anyone needing a home inspection -- you will not be disappointed! read more

Ryan was great to work with from the beginning. We called him about a week before the inspection to see if he could help, and he responded promptly. He arrived around 3 PM and stayed at our property until 7 PM, patiently answering all of our questions. He truly cared about the quality and condition of the home and was very thorough. His inspection report was clear and easy to read, and you can tell he genuinely cares about the homes he inspects. Highly recommended. read more

As a first time home buyer this process can be so overwhelming. Luckily my experience with Superior Inspector was not overwhelming. From the moment I started messaging with Saul M about an estimate, report format, and schedule he was quick to respond and provided excellent communication. I decided to book an appointment and fortunate enough for me they were available the next day which gave me more time for my option period. The inspector which also happens to be the owner of the company, Luis Chavez, texted me when he was on the way to the home and asked if I'd like to be present to go over the report. Luis took about 2 hours inspecting the home. He texted me 30 minutes prior to completion so that I could be at the home for the report review. Luis went over the major points with me and my realtor. He let me ask tons of questions and walked around the property with me where I asked even more question. Luis was very patient and professional. The report comes to you in a pdf so you can upload easily and read all the comments easily. It was very professional with pictures to show exactly what and where the concerns are. Luis is a very experienced professional and very kind. This is a new business and they take their work seriously. I was messaging Saul on Yelp at 9pm and I'm happy he was available, it goes to show how hard they work. I recommend their service to everyone. At the time of my service they are charging a flat rate fee which is a very great rate. read more

Luis came to inspect an older property built in the 1950's to ensure things were okay before purchasing, and he was extremely kind, punctual, and even came back a 2nd day at no charge to test for Lead Paint (which was accidentally left out of the original inspection). after the inspection he explained everything thoroughly. The inspection report was ready immediately after payment, and was viewable as a PDF as well as online with photos, reference numbers, and notes on everything. read more

Very prompt and responsive. Ryan inspected the property we are buying and did a very thorough job. I really like that this company does a thermal inspection and foundation measurements. There was nothing major wrong with the property so those items were not as informative as they could have been, but it is definitely something that puts them over the top. The inspection report interface is nice too. My one request would be to add comments for the things that are working also. There are a lot of "no comment" items. If they could include little tips or remarks in there for everything it would be great. Or even just a "good, working, no visible issues" instead of it being implied. read more

Ryan was extremely fast to respond and punctual. He is very detailed and did not miss anything from the major to cosmetic issues. He spent time in explaining his findings and what the next actions should be. I highly recommend his service for any buyers but especially those who need help in understanding the structural and technical side of purchasing a house. read more

Ryan was able to come out the next morning. We were having our floors redone and found some cracks in our foundation. He was thorough and gave us a detailed report including drone pictures and lots of measurements. Price was good. Could not have asked for more! read more

Luis came and did an inspection on our current home before we list as well as the new house we just made an offer on. He was punctual, professional, and very detail oriented. He finished both reports on site and reviewed everything with us before leaving. Within minutes, I received the written report. Both homes took about 2 hours. In addition, they were able to get us on their schedule very quickly, which was appreciated since we were in a bit of a time crunch. Great value and HIGHLY recommend. read more

Our experience with Superior Inspector was absolutely A+. We put in an offer for a property and Ryan Mercado was able to come out at 8am the very next day. He went through the property and had the report ready by 12:00 pm. We had a telephone conference call to go through the report (we lived in California) and he offered clear information with supporting photos. We contacted him a few more times the next few days with questions and he always returned our calls immediately (even after work hours) and always answered our questions throughly. Even though this property did not work out for us, we will definitely use them again. One last thing I want to mention, they are price cheaper than the other two places we first called. read more

We are in the 10 day option period on a new home we are considering purchasing and our original inspector cancelled on us last minute while we were en route to the appointment. We scrambled to find another inspector and were VERY fortunate to connect with Superior Inspector, Inc. The customer service experience was EXCELLENT and they were able to schedule us for an appointment later the same day. Luis was very punctual, arriving to the house more than 10 minutes before our appointment time. I appreciate that he communicated with me beforehand to confirm the appointment time and let me know his ETA. Luis was considerate about COVID-19 risks, wore a mask, and kept adequate distance throughout the entire duration of the inspection. Luis is very experienced (previously worked at Fidelity), very familiar with the San Antonio area/geology, knew what issues to look for and provided remedies for addressing all the findings discovered. He was also very friendly and patient, taking time to thoroughly explain inspection procedures he was performing, answer my questions, and address all the various concerns i had. For example, we were very concerned about the foundation of the house and Luis performed foundation measurements multiple times, walking us through the analysis/risks to be aware of, and recommend future courses of action to be taken to address our concerns. The walkthrough of the inspection report toward the end of the appointment was great, Luis walked through each of his findings supported by photographs and detailed comments for each issue. I was impressed with the quality of the report and the technology used (high tech tools, user-friendly website, copies of the report were automatically emailed to all parties i provided when booking the appointment-including my agent). The cost of the inspection was also very reasonable and lower than most of the alternatives we had requested quotes from as we were shopping around (several companies i spoke with even wanted to charge much extra for use of the foundation measuring tool and pest control inspection - these were included in the base price of the inspection by Superior!). I am EXTREMELY satisfied with my experience with Luis and Superior Inspectors Inc. and would HIGHLY recommend this service to my friends in the area and anyone else looking to schedule home inspections in the future! Lower price but better service! Luis is great! I was not there during the inspection, but when he is done, he Facetimed me and showed me all the major issues that he found. The report I received listed every big/minor issue clearly with images, he checked everything from the roof to the foundation. The price is lower than other companies that I quoted and it even includes extra services like the termite inspection which normally is charged for extra by other companies. I highly recommend Superior inspector! read more

Superior Inspector Inc was very responsive to my inquiry and provided same day service upon request in Austin area for home, WDI, and pool inspection. Their price was unmatched when I compared other companies and their services were excellent overall. Luis offered to reach out to the sellers for scheduling and I met him at the home to review the inspection. He really took his time and did a thorough inspection. Luis went through the inspection with me and explained the results so that I could understand. The report was easy to read and very helpful. He is knowledgeable, professional, and friendly. I just bought a new home and needed an inspection. I requested quotes from several companies and Superior Inspection provided the best quotes as well as a thorough and complete satisfactory inspection. Ryan was the inspection technician and he did an absolutely amazing job. I didn't want to bug him during the inspection process, but I did have a few questions that I wanted to ask him along the way. he took the time to answer my questions in a thorough fashion. Ryan pointed out several things that may be of interest that I didn't think of initially. All of my answers were answered. he also gave some great recommendations on a few problem items that can be solved easily. I truly appreciate the thoroughness and professionalism that was involved with the entire process... before and after. When I buy my next home I feel comfortable that I have a service that I can go to that I have a relationship with. Thank you once again! Thank you Ryan! read more

Luis, William and Ryan were extremely responsive throughout the entire process. I had an urgent need to have the inspection completed within a very short time frame (next day). They were able to accommodate me and did a excellent job at explaining their findings. read more

We were referred to him by a friend for a reason; thorough, honest home inspection. Professional experience. We were also able to do a phone review of the inspection results right prior to him leaving the property instead of us having to meet with him in person at the property. read more

I was desperately seeking a home inspector right before the holiday weekend. I contacted several through a referral company and superior inspections notified me first that they had an available time, I was able to book my appointment and within minutes my problem was solved. The next day the guy was on time, he took his time inspecting the home, he went through the inspection completely with me and he did a very thorough job. I would recommend this company to anybody needing a home inspection. Their price also beat everyone else. read more
