Outstanding Home Inspection - Highly Recommend!…read more This is my second time working with Ryan, Superior Inspector, and once again, I was thoroughly impressed with the level of detail, professionalism, and care that Ryan brings to his work. He performed my first inspection, where he uncovered some critical defects that might have otherwise been missed. Most recently, I hired him again for my 2-year builder warranty inspection -- and he delivered another top-tier experience. Ryan conducted an incredibly thorough inspection, complete with a detailed, easy-to-understand report that included clear photographs and videos of every issue he found. Thanks to his meticulous report, I was able to submit everything to my builder, and they immediately scheduled repairs for every item listed. It's rare to find someone this knowledgeable, reliable, and committed to doing the job right and the cost was great as well. I truly appreciate the outstanding work and peace of mind that Ryan has provided me. Highly recommend Ryan, Superior Inspector, to anyone needing a home inspection -- you will not be disappointed!

I was initially satisfied with the open wall inspection on a new home build. Later, I found that…read morethere were a few areas that left me dissatisfied. 1. After the initial inspection, a City of San Marcos inspector inspected the home and found that there was a problem with the trusses. A structural engineer had to inspect afterwards to certify that the repairs were corrected. This was not discovered during the Lange open wall inspection. 2. I felt that the support upright, which appeared to be a load bearing post, was inadequate on one corner of the home. It was simply some 2x4's. This was at the time brought to the attention of the inspector, who related there didn't seem to be any concern. I had no other like-models being built to compare the upright posts to. When I later found the same model in the framing stage, I noted that the post that seemed inadequate in my build, was substantially beefed up in this new build. I contacted Lange and asked them to advise me where I could go to get an opinion. A repair at that stage would have been easy to have corrected. Instead of advising me of the simple question that I asked, I just got the simple CYA response: - My eye didn't pick that up that day (bowing boards) - Whether that is proper load bearing, we don't have the papers and I'm not an engineer I just go by what is seen on the day of installation We didn't email the inspection company in order to complain about the inspection, we emailed and directly asked: "where you would you go to get this question resolved quickly? If this were your home, what would you do?" I was hoping to get a structural engineer referral. Time was of the essence and I didn't appreciate the inspector trying to cover himself, rather than giving my husband the answer he sought. To our surprise, the builder agreed with us and corrected the apparent defect. When we told the inspector the builder agreed with us, he corrected his report. At first, he wouldn't. We are getting a different inspection company for the next phase inspection.

Our builder wanted us to close on an incomplete home, and they didn't even have a final inspection report before the walk-through. Joe saved us from many potential problems later on. The builder did it for completion but not for a safe move-in. Even with a brand-new build, his extensive experience and keen eye for detail were crucial, especially since those issues aren't visible to uninformed consumers like us. Joe is completely honest and transparent, and he took the time to teach us about every part of the home. He carefully checked everything and found several issues that weren't up to code and posed safety hazards for my family. His detailed report provided us with the exact documentation we needed for our builder. Our builder tried to dispute it, but there was no evidence or standard practice to support their case. We are now waiting for a re-inspection after all the issues have been addressed. Thanks to Joe, we feel much more confident as homeowners! Rey M. Powao

My primary concern was at no time during the inspection were items shown to me or pointed out to me. Then I got an inspection report with faults. Also, I felt like rather than be detailed and accurate broad statements were made for the major four for any house: plumbing, hvac, foundation and electrical. I think these areas were highlighted for risk as a safety net for the inspector versus stating the units were accurate because time was not taken. For plumbing we were told our water pressures were at 130 which would have basically blown our pipes. We literally had to call out the water company that did multiple tests and never got a bad reading. I bought a valve tester from Home Depot and checked it for weeks including letting it sit for 40-60 minutes to see if any changes and nothing. Same for HVAc said temps were not correct and we paid to have a technician come out who said he could tell by the home inspection photos that the test was taken too far away from supply side and in fact all of our temps were very good and the systems were in normal ranges..Out another $165 for service call. Paid $225 because was told in inspection that the fireplace really needed cleaned yet when the company came out they said "did he run a camera up the chimney?" I said I didn't see that and was told again, based on the picture he took a cell phone photo of the dust that collects on the very beginning of the fireplace by the flu. All in all for our own peace of mind we paid more out of pocket because the inspector didn't follow through with us at time of inspection or be critically detailed in how he came to his conclusions. I used Keen Eye for a new home inspection in Houston and by comparison it was night and day different. Thermal Imaging, drone footage of roof etc. Drawing from how significantly more detailed and in depth they were including walking through each line items leads me to score Hook and Ladder at a 3.

Ruben's website's homepage is misleading in that it states "Wood Destroying Insect Inspections…read moreprovided by a licensed professional". However, after we contacted him with the knowledge that extensive termite damage was found on the property after his inspection and our purchase of it he simply dismissed it "as not being able to see through walls." The cost for termite treatment was an additional $1500. After letting him know how unsatisfied we were with that response and that we would post a negative review, he called to apologize and said he doesn't perform the insect inspection but has an associate do it. I pointed out that that is not what his home page says. In fact his website lists one of his credentials as completion of " Wood-Destroying Organism Inspection Course". He instead said on another tab on his customers would find who does perform the inspection (and I am copying and pasting from his website): "Wood Destroying Insect Inspections - Provided by CC Sterling - (210) 379-7930, owner Carlos O'Brien, TPCL 73857. Carlos has 15 years experience in pest, termite, and structural fumigation. We work as a team, and go to every inspection together for your convenience." Why did he not come to our property inspection? He has refused us a refund. We would NOT recommend his services.
