HORRIBLE COMPANY RUN BY JENNY AND CAYENNE "SPECTRUM MANAGEMENT COMPANY." Their properties are in…read moreshabby Unmaintained condition and this company refuses to hold up their end of lease agreements by performing required maintenance and repairs. 1) We had a water leak that went unrepaired for weeks where our personal belongings got damaged. Not only did this company refuse to send out a mainstream plumbing company that would address this quickly and contentedly, they delayed the repair for weeks so their personal low cost plumber could come out and do a cheap fix at a low cost to them. This resulted in tenant belongings getting ruined with mold, and of course, Cayenne and Jenny refused to pay for the damage. 2) company performed a cheap inappropriate installation of a laundry room cabinet, there were literally no screws holding this cabinet to the wall, just nails. The cabinet fell on a tenants head when the tenant was using the laundry room sink and this company, when informed about this, immediately demanded pictures of his injuries, and made zero attempt to send someone to fix the problem. I had to threaten withholding rent to get this company to send their low cost technician to fix the repair. 3) Spa has been ill kept and filthy from day one. The heater is broken, the plaster is disintegrating in the water, but they refuse to fix it. Every time it's the same delay from Jenny and Cayenne "I will speak to spa technician..." and nothing comes of it. They've outright denied getting the plaster fixed. The water, if not murky green from algae overgrowth, is milky white from the plaster crumbles in the water. 4) Sewer leak into the downstairs guest bathroom - they refused to send emergency plumber out to fix it because they didn't want to incur the cost. Sewer including feces was rotting in that bathroom for a week, before we found a plumber on our own and had him fix it, and sent them the bill. Even then they said they would investigate to see if inappropriate items had been flushed or put down the drain causing the back flow. Turns out, some 30 year old hidden vent cap had broken, not allowing the main line to vent as needed to allow forward flow of sewer line. They subjected tenants to Unsanitary Heath hazard conditions so they wouldn't have to pay normal plumbers and then tried to weasel their way out of their responsibility. 5) Rats are making a home in the backyard landscape, that's how shabby the backyard has been kept, overrun with dead plants and bushes. The gardners do not care to clean because they say the company does not want to pay them properly or on time. whenever we bring up this problem to to Jenny or Cayenne it's the same delay tactics and avoidance of the problem. 6) There has been one resounding them in our one year stay here, which says everything about this horrible company - all the technicians that come out to the home say the same thing - Spectrum Property Management does not want pay them enough money to do the work they need to do, and they don't get paid on time. That's why they all come out and do cheap fast fixes and leave. Do not lease any homes from Spectrum Property Management Company. Their properties are in HORRIBLE condition. Jenny and Cayenne are completely incompetent and will do absolutely ANYTHING to save their company a dollar.

Disappointingly we only found this out once we got a new management company to get us back on track after Spectrum failed at doing their job. This included poor vendors to repair the property & poor customer service on communicating & following through wither the association was to pay for a repair or the homeowner. This included filling in the spa with concrete & not putting it up for a vote to all homeowners to decide. BEWARE!
