    I found the staff very friendly and helpful. The unit we stayed in was at Point Royale 55-6. All the items in the unit were new and up-to-date. The kitchen was well stocked with utensils and plates. So many rentals have just a few items. The golf course is unbelievably great and the kids enjoyed the swimming pool area. Unit was on the top floor so no one was above us, with high vaulted ceiling's and plenty a room for all of us. The area is a gated community, quiet and very well maintained with flowers and landscaping. The check in process was easy, we got a code for the door and didn't have to wait around for someone to find a key. I felt safer knowing that visitors get a unique code that only works during their stay. Unit had plenty of boardgames and four Hi DEF TVs with four Blu-ray DVD players. The balcony is nice but the view is of another building. If had to give the unit one criticism, the walls could have some more pictures. As for the furniture and everything else it's brand-new and very comfortable. Working with Sunset Rental was easy. They have a new website and I had difficulty booking online but after calling them they were friendly and able to help me with the transaction easily. Would stay again

    Stayed at a property in Branson managed by Sunset Realty Services.. This was a trip with young…read morechildren and family.. Overall resort we stayed at was nice.. The unit we stayed in was not the same however.. It had dings in wall upon arrival.. There was grease on the outside grill.. Almost all the chair bottoms were loose and fell off.. We had to clean the dust off of the porch screen as you can barely see out of it it was so dirty.. I understand being on a golf course in Branson this is expected but not to this degree cleaning was very poor on this unit.. The unit we stayed in could use some updates it is a little dated.. Noticed while giving the kids a bath in the world pool tub one of the Jets was not working.. Ended up pulling a massive hairball out of the jet. Ended up bleaching the Jets in the tub and you would be amazed at what came out.. It was the Most disgusting thing we have ever seen.. The property management Team at this unit Pretty much wants to charge you for every single thing they can and non emergency calls after 5pm cost you $25. luckily I was able to send emails and have them contact me.. The first gentlemen I tried calling was on vacation but he did relay my message to one of his colleagues that contacted me within a reasonable time. I explain the situation and he stated I should call maintenance and make them aware of it. I told him I didn't understand that when I already fixed the issue. After sending an email to the company office they did reach out to me the next morning I informed them of what happened and that I thought the answer I was given was not sufficient enough.. Ended up sending the office the video I took of me cleaning the tub via text. The response back was " Thank you sending this. I am sending this to the housekeepers. I apologize again for this." I would never want to stay at this property again. I was never offered any kind of reimbursement after spending roughly $1000 on the room for 4 days plus the room cleaning charge for this property.. Even know it was cleaner upon departure.. The couple next to us was checking out the same day as us.. I started to discuss with them some of the issues I've had with the unit we stayed in.. The lady I talked to actually owned the unit next to the one we stayed in and was preparing it for the next guest. Her unit was beautiful and well-maintained she invited us in and showed us around it was night and day compared to The one we stayed in.. The only way I would go back to the property would be if I could stay in one of her units As she well-maintained her property and cared about her guest.

    STAY AWAY! EXPLOITATION & LIES. Lease is a bunch of contradicting copy & paste, clearly NOT…read moreassembled by a lawyer. They expect the Tenant to: hire a professional carpet cleaner before vacating, provide documentation of pet injections, to inform them if a pet passes away so they can inspect... & other ridiculous demands. No physical keys provided, only a code. Garbage strewn in the yard & dried urine on the toilet when I moved in. Mailbox wobbles. Was promised multiple times that the bushes & grass would be trimmed before I moved in; they weren't. The lease does make sure to absolve them of the responsibility of lawn care, snow removal, pest control, & all utilities. USPS, Water Department, & Trash were all listed as Business instead of Residential; I had to straighten that all out myself. The refrigerator has an odor which they've essentially refused to address. Foghorn sound when master toilet is flushed & washing machine runs indicating an error in the plumbing which they also blew off. Bathtub is slanted away from the drain so that a puddle of water remains. They tacked on an additional $75 a month to provide a washer & dryer when that should be included. No shower curtain rods provided. Missing a toilet paper holder in 1 bathroom. After I signed the lease, I learned that the EXTERIOR & 2 BILLBOARDS' LIGHTS ARE INCLUDED IN THE ELECTRIC BILL... They're too cheap to pay to separate the cabling & billing. These lights are turned on by a darkness sensor & are on 2 different breakers, 1 located outside. These lights are on 12-14+ hours per day depending on how dark it is. When a billboard is vacant, the lights are still on. They offered to refund me (I paid everything in advance) $30 a month toward the bill which Entergy said was sufficient to cover the cost. No notice is given of when the billboard is changed (people just show up whenever). Nowhere in the lease does it state that turning off the breakers for the exterior or billboard lights is a violation of the lease. At one point after having made an away trip for a few days, one of them kept trying to get me to verify that I was out of town & that I returned on a specific date...as if he wanted to emphasize that they're watching me. It's clear that they either have someone monitoring the comings & goings of whoever lives here or they've a hidden undisclosed camera somewhere on the property because I NEVER told them that I was going out of town; I only said I would be unavailable that particular week to schedule them coming to tend to something. They claim to own the house itself but only to lease the land to someone who apparently lives behind the property. There was a repair needed that only required replacing ONE sheet of sheetrock. They charged me $2248! The main water hook-up to the house had ZERO insulation on it which is why it froze & cracked. There's SO MANY questionable things going on with this property. Overall, I normally would've never entered into a contract with these people because of how untrustworthy the lease is & how shady their communication was, but I believe the Almighty told me to so I could expose them. I've caught them in multiple lies & it's very disconcerting how they are somehow tracking my comings & goings when I park my car in the garage when I'm home, & their office is a half hour away in Missouri with this being their only property in Arkansas. I recommend STAYING AWAY from these people. Their other company name is Built Right Affordable Homes & Structures.

    I wish this review was different, we tried to be as respectful as possible but they just kept…read morepushing and pushing so here we are. I came to help with the move, I was there when my family signed, my family asked questions and they were what appeared to be assuring all of it was done and that everything was ready. My sibling and their spouse moved in the house 5 days ago. We have found a problem with the house nearly everyday we have been here. Day one we're moving in we see that it has oders of cigarettes, and cat pee. ( yes they toured it before moving in but the tenant was still living in the home so how can you know for sure it's the house and not the tenants ) we were also told that a washer and dryer would be included when touring the property, but on the day we went to sign the lease, it stated it would not be included. So we had to wait until the 4th day to finally get a washer and dryer. On the very first day nothing was cleaned, water was barley coming out of the showers because of how dirty they were, we had to bleach the showers our self with our own cleaning products after being what appeared to be assured everything was ready for us to move in. The front step also appears to be above code. We had to literally hire our own cleaner just to come and clean it, it was that bad. The cleaner had to get on her hands and knees to clean the oven. We had to deep clean the fridge before any groceries could ever go in there. There were literally bugs in the ice maker and after cleaning it, it still doesn't work. And the fridge water hose was clamped shut. We should not have been what appeared to be assured it's ready to be moved in when it wasn't. We woke up the next morning with the house smelling so bad, my family has experienced pounding headaches and lightheadedness because of the oders and cat pee in the house. I shampooed each carpet 2 times and it came back dark brown both times. The shed has a hole in the floor, after finally going to there office trying to get something done, they said you can break the lease instead of going to fix all of those problems. We were like " we love the house we just don't want to live in filth and be getting sick because of the oders." they finally said we will send someone to professionally clean the carpets. Let's hope this headache is over. Ps- that's not even mentioning the 3 bags full of dog droppings and the trash we had to personally haul off left by the previous renter.
