I even accepted them telling me a month before my stay last year that the rental home they had assured me had suffered NO hurricane damage had actually failed inspection and instead, I either had to accept a different property several miles away or give up my reservation entirely. What a disappointment to communicate to them recently, with almost THREE months notice, I needed to adjust my reservation length due to family issues and receive a very harsh response that led me to cancel my entire month-long stay, knowingly losing my deposit. I will never rent through this company again. I advise you to re-think your options if you are considering them, too.

I inquired with Beach Time Rentals directly through their website for a house rental. After receiving their contract I noted they required check or cash payment for the final payment. I preferred to use credit card to get points and frankly, more security as I've never heard of this small establishment. Given this, we chose not to book with beach time rentals. I went on VRBO looking for a house for the same weekend and found a home. I did not see that it was managed by Beach Time Rentals, but turns out it was. OK no problem - I'm booking through VRBO. It turns out their payment policy remains the same, which is fine even though VRBO told me not to pay BTR via cash or check as we can pay credit card. After quite a bit of misinformation from VRBO it turns out they can request cash or check for payment - fine. We will pay that way. However, Heidi from Beach Time Rentals had offered me a full refund if I told her I was cancelling by 12 PM the following day. I accepted thinking, I've already had a questionable experience with this company and frankly they have been difficult to deal with, I'll take her offer which I thought was a kind gesture. Beach Time Rentals then withdrew their offer to give me a full refund and used my acceptance of their offer to cancel my reservation. They cancelled my reservation, kept my $1100 deposit, and refused to communicate with us any longer. If that doesn't sound wrong to you, I don't know what does. Unfortunately I have no recourse through VRBO or our credit card company because Beach Time Rentals has used our "request for cancellation" based on *their offer* as validation to cancel, even though we only requested to cancel based on their offer and I said numerous times "Please do not cancel if you are not honoring your offer of giving a refund". I have never experienced such horrible customer services or questionable business practices. PLEASE do yourself a favor and rent from another company if you are looking for a short term rental. Honestly the last thing I wanted to do is write negative reviews, but we gave the business every opportunity to do the right thing and give us a refund. We even stated we would accept a credit towards a future stay but they have no interest of making this right. After reporting them to the BBB, this is our only recourse at this point.

The fun and cute backyard was perfect for our family to enjoy a beachside fire, twinkle lights, shuffleboard, lawn games, kayak, paddleboards etc. It was fully stocked with everything you'd ever want for the beach - beach bag, umbrellas, chairs, toys, fishing poles, nets, floats etc. The free on site laundry and laundry supplies was such a generous offering. The cottage was clean, well kept, fully stocked with kitchen and bathroom essentials and then some extra. We brought our Shiba Inu and he loved being able to watch out the back glass to see us at the beach! The back deck and views are magnificent. Our beds were clean and comfy. The shower had perfect water pressure for thick haired families like ours. The French bakery in front had the most delicious pastries and quiche offerings. We absolutely loved Tommy's on the Beach and can't wait to return very soon.

My husband and I went for a quick honeymoon getaway, just 2 nights of our Florida trip because our room was booked over the weekend. There was plenty of parking in front of the hotel which was perfect because we didn't need our car in Dunedin. Check-in was seamless and the communication with the front desk was excellent. We stayed in the Zen Suite which has a patio facing the street. There is a lovely wine bar with live music across the street. Both nights we sat outside and enjoyed the music but do visit Stirling Wine (I reviewed them as well, great crowd). The Zen Suite is so comfortable and thoughtfully decorated. Anything you need is already in the room including dishes, flatware, refrigerator, iron, blow dryer and robes. It was easy to relax. The king bed was very comfortable. We found everything in the room easy to operate - TV, AC, door locks. We also enjoyed the pool area. The pool wasn't heated so it was too cold for me but my husband enjoyed it. I relaxed on a lounge chair with an umbrella. We also took advantage of the breakfast promo with the red next door which was very convenient. Overall 10/10 doesn't cut it. We cannot wait to visit again and will stay at least 3 nights!

I spoke to Janet when making my reservation, she was wonderful and very helpful. They have lounge chairs on the beach with the great pillows, cabana (no charge) bikes if you want to ride also free, a washer and dryer if you want to wash your clothes, and yup free. They send you a code for the keyless lock. The space was spacious, clean and modern. The tv was HUGE and had every streaming app you could think of. The kitchen was fully stocked with dinnerware and pots/pans if you want to cook. Lots of natural lighting and comfortable beds. There is a heated pool with plenty of lounge chairs. They also provide beach/pool towels and even beach chairs for use! There was on site laundry for public use as well. The beach was literally a 2min walk across the street.
