Belinda was the first realtor out of 5 realtors to answer her phone, do follow up and respond promptly. From that day she was always prompt in responding to our calls, text and emails. It is so important that you have the right realtor when you are buying or selling a home. There are allot of realtors that are floating arounf that are simply looking to close a deal or do whats best for them, not you. We listed our property in St. Augustine that was tenant occupied and Belinda coordinated showings with our tenants schedule and quickly got the home under contract. Not only did she get it under contract, but she negotiated terms that were favorable to us. She protected us from escape clauses and put us in touch with the right people.     During my search for a house in Jacksonville, I made an appointment with Kurt Bogart to see his…read morelisting on Antler Hill E. Upon arrival Kurt demanded that I sign an exclusive three-month contract to be represented by him as a buyer. I offered to sign the contract but asked to remove the 90-day commitment. He gave me an ultimatum to accept what would be his dual representation or get out of his listing property. Forcing potential buyers to sign three or even one month contract and refusing to show them the house if they try to negotiate the contract condition, which was my case, is a disservice to his client the seller and a very bad business practice in general.

On Jan. 31st, our day of check-in, they text "upon review it's been noticed that your final payment of $5999.50 is still outstanding...card declined. Our final payment was made on Jan. 2nd & cleared on our last statement. Cyndie couldn't even tell us which card because she was in the field. We dropped what we were doing and got a copy of our credit card statement and brought it to their office. They needed to make a copy of it. Not happy about that. Then we waited to hear from them...they're bad. -See Ray Shores 202 was not cleaned for us in 2022, 2023 and 2024. It was filthy. No problem, let the guest clean it. It had black mold in both showers. I cleaned all silverware, utensils, kitchen drawers & cupboards. There was a brush baster plastered in butter in the drawer, among other gross things. In 2025 I tried to address this issue and sent three emails to Cyndie. The last one offering to help the cleaners. No response. I called & Cyndie answered...said "we're working with the cleaners". Not reassuring. A few days before our check in I went to Endless Summer's office & spoke with Jaime, who in previous years told me the owners didn't leave in time for the cleaners....So they changed the sheets and called it a day. I asked her if she had looked at any of the phots I sent. Apparently not. When I told Jaime it needed to be cleaned this year, she said, 3 times, it's been clean but maybe "not up to your standards". She's right. Black mold in the shower, urine on the water closet floor, not vacuuming or moping, crumbs on counters, cockroaches...is not up to my standard. -No cable, no problem. Let the guest fix it. Let the guest wait days after they reported it. Then tell them you're going to have "Xfinity send a signal". I fixed both again in 2025, using an Xfinity widget, common sense and muscle to move a dresser that was 4" shorter than me, so I could access the cables. -no vacuum filters, no problem. Pretend you delivered the filters outside their door, then blame the guest when they aren't there. Then charge the guest's credit card, without their permission, for a 1 year supply of filters for the rental. There was so much back-and-forth we told them we would pay cash for them, but they decided charging our credit card without our permission was a better idea. I also suggested that they notify the owners that a package was missing outside of their rental. They could check their Ring video camera between Sunday, February 9th at 5 PM (when Cyndie claimed she dropped them off, without notice) through Monday 11:45 AM. Nope, they wouldn't do that for some obvious reason. -elevator out of service the last two years on the day we checked out. Had to carry 1 month's worth of luggage, etc. down two flights
