Nothing in the sub division had sold for anything near what I was looking for. Buyer's agents were laughing and saying we had the home listed for $25,000 over what it could be worth and it would never appraise. So I decided to hire Fred based off his stellar reviews to have him appraise the home and see what happens. Fred was able to conclude that we had actually listed the property for what he felt it was worth due to the upgrades of the home, what other homes in the area had sold for, and the location. I was able to use this to my benefit and sold the house for asking price. Using Fred was great because we were able to show the bank appraiser this appraisal to make his job easier and it appraised with no problem. With the market the way it is, it's very possible that the bank appraiser is coming from out of town, or even out of state. The bank appraiser may not know about the location and how it can impact the price. I'm 100% certain that without Fred's appraisal, we may have had issues. Fred got this done in a rush for us and was amazing throughout the process. He always answered my calls and even spoke to me for about 45 minutes before even having me signed on as a client.
