The home needed extensive work, including new carpet and vinyl flooring, interior paint, garage door opener replacement, landscaping, trash removal, minor plumbing repairs, sliding glass door adjustments, and a full home cleaning. Since I live in California, Kelly handled everything for me as he coordinated with contractors, gathered quotes, and managed the entire rehab schedule. What impressed me most was the speed and efficiency. The property was completely rehabbed and rent-ready in under three weeks. Even more, Kelly secured and placed a qualified tenant before the home was listed on the MLS. I was expecting at least three months of vacancy, but thanks to Kelly's hard work, it was only one month. As a real estate investor for over 25 years, I can confidently say this was the best property management experience I've ever had. Kelly truly went above and beyond, and I highly recommend him to any property owner looking for reliable, hands-on property management or real estate services. Along with the security guards I think they represent the beauty and grandeur of Queensridge perfectly. Yes the HOA is strict as most HOAs are but that is what we signed up for when we purchased our homes and all of the rules are spelled out in the paperwork prior to purchase so no surprises. I love the service, the people and the cohesive neighborhood aesthetic, even though traditional European is not my personal style. It makes our daily walks very pleasant.

They're always raising our Association fees and now…read morethey're charging all residents a bogus fee to just get a transponder on our vehicles to allow us through the security gates into our homes. Might as well add another fee to the air we breath. To renovate anything in your home you have to get your neighbors to sign they agree to the renovations. Along with a check deposit made to out to the HOA to review your request for renovations. We asked to put turf in our yard and now they want a certain thickness or higher while other residents before us didn't have to go through that. It's always a constant battle with them to do anything here. They…read morewill try to charge you for anything and everything, even things that are completely out of your control. They fined me $500 for a "noise complaint" about dogs -- even though I don't own any dogs. No proof, no investigation, nothing. Both summers I lived there, my AC broke. The second time, the thermostat screen went completely blank. I submitted a maintenance request because I didn't want to damage anything by messing with it myself. The tech came out, popped in batteries that I already owned, and left -- and somehow they still charged me $125 for that "repair." Then they fined me another $500 for a "failed fire inspection." The notice they gave me clearly stated that if no one was home, they would enter the unit -- I was at work and expecting them to do exactly that. They chose not to, and still billed me. When it came time to move out, I had hired a professional cleaning service, yet they still charged me for multiple "cleaning issues" that weren't even real. But the craziest charge of all? They billed me $100 for a brown folder. Yes -- the same $1 brown folder they handed me my move-in packet in, claiming I was "supposed to return it." This company is predatory, unprofessional, and operates like a scam. They nickel-and-dime tenants with made-up charges and take zero accountability for their own mistakes. If you value honesty, transparency, or even basic fairness, avoid them at all costs.
