DO NOT USE SUITE PARADISE - SCAMMERS! We paid top dollar for oceanfront property advertised as 50% off, but they never clearly disclosed where the discount on our reservation; it was still top dollar compared to other properties. Two weeks before, they notified us that #PopiouSands522 needed some repairs, and they were moving us to another property they advertised as peekaboo views and near the ocean. In fact, there were no views and no amenities! #1731KelaukiaSt #PopiouSands522: RESERVED PROPERY We walked by the expected property every day, and various lights were on, but no service vehicles were around. Mid-week, we walked by, and the door was open, so I popped in, and the cleaning service was there. I asked if the repairs were done. They stated the guest had just left, not aware of any repairs. THEY LIED! THEY HAD DOUBLE BOOKED! They back peddled and said we could now move into the oceanfront property we booked, or they would adjust the fee. The adjustment requested per the appropriate rates we looked up was not honored or refunded. #1731KelaukiaSt #Poipu Makana Hale - REPLACEMENT PROPERTY The view was overgrown, and construction next door was loud and obnoxious, destroying the ability to use the deck. The property was by a loud major road, .5 to the ocean and no pool unless you drove 5 miles to the local area. To top it off, the primary bedroom had an auto light in the closet that was triggered by a huge cockroach in the middle of the night. The kitchen pans were minimal and worn that even oil did not help. There were so many bars of soap, yet no lotion in. TP and paper towels were so hard, and then it was ridiculous. I could go on, but this property was not set up appropriately as a short-term rental. THEY WILL RESPOND TO THIS SO SORRY, BUT.......BLAH, BLAH, BLAH We continually asked to speak to the general manager, but no response. There are other rental companies in Poipu, although this one is quite large. I see I should have checked out that there are more and more complaints on their reviews. Enjoy your stay, but don't let Suite Paradise keep scamming visitors. I booked my Christmas 2026 rental through Suite Paradise in December 2025. In September 2026 as I searched on airbnb for another home, i saw the home i had rented and when i checked the dates, saw they were offering the same dates as my stay. After calling Suite Paradise, I was informed the property sold and my rental was no longer valid. The issue is that the house had sold months earlier and they had never contacted me or refunded my money. I am bot even sure i would have ever been notified. Clearly some very questionable and scary business practices. I would recommend Parrish Kauai they have never done anything like this in years of using them. read more

The front desk welcome was very professional and informative. The property is kept up the main pool was kept clean and green. A close walk to the beach to see turtles or monk seals. The front office staff was very helpful. The grounds and pool are well kept and a very close walk to the beach. The condominium was just ok, furniture and rooms just looked worn and tired. The bedrooms were fine. The living area carpet and couch could really use a good steam cleaning. The kitchen is poorly stocked with very outdated appliances and utensils. If you're not going to cook , it would be fine. I just give the unit a c+. Find a newer, updated unit and you'll enjoy your stay read more

I had tried to book in July (2025) and secured a condo at $275/night BEFORE their INSANE fees/taxes. Had to cancel unfortunately but attempted to book again for later in the year. That same room is now $625! Oh, but that's ok because they have a 50% off promo, lol. So, with my 50% off "deal", I get to pay MORE than the original $275... Had high hopes for these guys but based on my recent experience, there is NO way, ever. And for the record, this is one of maybe 3 yelp posts in 10 years? Been visiting for years (four times so far) and highly recommend. Accommodations are perfect for our kind of vacation rental. Easy walk to Brennecke Beach and Poipu Beach Park. Grassy areas around the units. Updated but not too fancy, close to enough restaurants and shops. Love the new Poipu Athletic Club membership bonus - we enjoyed the club (3-min drive away) for pickleball, tennis, swimming, cornhole, ping pong, etc. Thanks Suite Paradise for another great vacation! read more

We stayed at Manualoha 806, and it was so luxurious! A chilled bottle of wine and glasses awaited us. Two days of delicious coffee. Great bathrobes. Beach chairs, boogie boards, and umbrellas. Every kind of cooking utensil you could possibly need! This place was furnished to the nines, and we loved staying there! We had a little debacle towards the end of the trip, but the manager took good care of us and saved our vacation from being ruined. We will absolutely go back! read more

The unit was very comfortable. The ocean view is great. The landscaping is plush and very well maintained. The unit only has A/C in the bedrooms, but that was not a problem. Natural ventilation and mild climate kept the place comfortable throughout the day and night. The unit needs updating. The door on the master bedroom shower was difficult to open and close. The bathrooms had a musty smell. The carpet and tile looked dated. The front door knob and lock were difficult to operate. However, the bedrooms were very comfortable and had very comfortable mattresses. The decks are nice. The kitchen looked updated and was well stocked. The bathrooms were also well stocked. The unit is within an easy walking distance to Poipu beach. A swimming pool on the property is one about a 1-block walk. Parking was not a problem, but the spaces are narrow. Overall, the unit was nice and was worth the cost. I must say that getting in touch with the management office was frustrating. Took many calls to get in touch. Unprofessional & unresponsive to clients. We rented at Lawai Beach Club, Unit 1206, through VRBO & Suite Paradise. We tried to contact Suite Paradise by phone (which they rarely answer), chat on their site & texts to adress issues with the condo. They were unresponsive until 2 days before our departure but as we prepare to leave tomorrow, we haven't heard back from them. The condo is extremely dated and overpriced. The dismal bathroom: vinyl shower curtain, stained bathtub, chipped paint. privacy & noise issues in the bedroom due to jalousie windows that open into the corridor. read more

This is absolutely the worst company I have every dealt with. I rented a condo from them, and a couple weeks before my vacation they called and said the condo was unavailable. They moved me to a far inferior condo and promised to provide a partial refund. While staying I went to the office everyday asking to speak to the manager about my refund and was told the manager was out, but would call me. I never received a call back. I've also called about 30-40 times and each time I was told the manager would call me back, but again no calls. To make matters worse, the condo they moved me to had a horrible cockroach infestation. My family and I go to Hawaii every winter and summer for the last ~10 years. This is without a doubt the worst company. I will never book with this company again! read more

Trip was canceled due to COVID and Suite Paradise refused to provide a refund, even though the booking agent (VRBO) encouraged all property managers to do so. Suite Paradise only offered a "voucher" for future travel but after multiple requests to obtain confirmation of this "voucher", they refuse to provide anything in writing. Due to Hawaii's continued request for tourists to postpone their trips, we have chosen not to travel to the state and tried calling Suite Paradise to, yet again, request a refund. Neither the main line nor the manager will answer or return our calls. In the meantime, they've inflated their prices to nearly double from when we originally booked. This is a crooked property management company with horrible customer service. They should be reported to the BBB. Do NOT book any property managed by Suite Paradise! read more

Unbelievably incompetent. We booked a 4-bedroom condo for a week on Kauai through Suite Paradise. In doing so, Suite Paradise offered us the opportunity to save by booking our rental car through them. Sounded great to us, so went for it ~ Suite Paradise charged my card for the rental car and condo. Imagine our disbelief when we arrived on Kauai (after traveling for nearly 20 hours), to find that Avis had no record of any car reservation in our name. We showed them the email and receipts from Suite Paradise, but they had no record of it and could not honor it. Since it was 8pm, Suite Paradise could not be reached. I ended up having to pay for a walk-in rental of the car to get out of there (even though I'd prepaid for the car through Suite Paradise). The next morning, I sent an email to Suite Paradise and received a response from Amber a couple hours later with an updated reservation and instructions to return to Avis to sign a new rental contract. There was no explanation, no apology, nothing. Just instructions to take more time out of my vacation to resolve this problem. When I arrived at Avis with the "updated" reservation, I learned what had happened. While Suite Paradise charged me for my car rental, they never made the reservation with Avis!! Instead of owning the mistake, they attempted to cover up the oversight. The Avis team was patient and helpful, but they also told me that the original reservation was never made. PLUS... the "rate" given to my by Suite Paradise did not include taxes, so I had to pay an additional $100. So much for saving money by booking through Suite Paradise. The round-trip drive back to Avis was over an hour, I was LIVID that I had to take precious vacation time out of my trip because of Suite Paradise's f*ck up. When I called Suite Paradise to ask what the hell had happened and referenced the email from Amber, I was told that Amber didn't work there. Funny... I'd received an email from Amber that same day!! At no point did I receive any sort of apology or explanation from Suite Paradise. The woman I spoke with had no compassion, despite the fact that THEY had created this whole situation with their incompetence. In fact, she tried to cover up the mistake and then play dumb! This is NOT how reputable enterprises conduct business. NEVER AGAIN! Do NOT book through Suite Paradise!! read more

My husband and I were looking forward to staying at Poipu Sands 315 (1 bd, 2 bathrooms) in December 2015 based on all the positive reviews on Tripadvisor. I forgone the Best Rate 10-15% discount and booked this unit specifically. Unfortunately, our excitement was dampened when we walked in and were greeted with the loud sounds of construction. There was a huge renovation project across from our back porch at the Point. I immediately called the front desk and explained the situation. We traveled from Seattle to Kauai to relax and this will not work. Elsie put me on hold for over 10 minutes and then stated that "the Point is not our property and that we have no control over their construction". She argued with me for a while until I asked to speak to the supervisor. Bob, the officer manager, got on the phone and listened to my concerns. He then offered to move us to another development. I told him it has to be in the same Extra Deluxe category and he assured me that it will be the same or better. He then informed me he found a 2-bedroom replacement which I though was nice so I thanked him. When we went back to the office, they gave us keys to Manualoha 502. Again, we were disappointed to discover 502 was a 1 bedroom (contrary to what Bob offered on the phone) and 1 bathroom. Although it's also Extra Deluxe, the unit seemed older and very dated. I felt like we had to settle for a less desirable unit with 1 less bathroom even though I specifically paid for a better more updated one. We were not satisfied but were too weary to move again. Suite Paradise eventually gave us 10% off. I've read positive comments about the customer service at Paradise Suite. I cannot say the same about my experience. Not once did anyone apologized for our inconvenience or called to make sure we were ok. I was made to feel like I was being unreasonable when Bob said "no one at Poipu Sands has complained about the noise except for you". read more

For a week in June 2023 we stayed in Unit 213 in the Poipu Sands complex managed by Suite Paradise. This unit was recently upgraded with all new appliances and includes A/C in both bedrooms with plenty of storage. Nice breeze by opening windows and the sliding glass doors to the lanai with view of the ocean. The unit has convenient parking and access to tennis court, swimming pool, outdoor grills and walking trails. Suite Paradise provided quick response to our minor maintenance request. These guys do a great job on SEM since it seems like a lot of people find their way to staying here when visiting Kauai. They run a pretty smooth operation. The 3 condos that I ended up booking online all worked out very well. At times it was a bit difficult to get folks on the phone, but leave a message and you will get a call back. The units we booked were standard for 6 people occupancy - 3 bedrooms, 2.5 bathrooms, full kitchen, living room and a few balconies. 1 master bedroom (king bed) with master bath, 1 bedroom with 2 twin beds and 1 loft with queen bed that has a bathroom. No AC, but ceiling fans and screens on all the windows / doors for good ventilation if you leave everything open. Plenty of towels, sheets and extra blankets and the place was kept pretty clean. In unit washer and dryer - although our washer and dryer needed some servicing (the other condo's didn't have problems with theirs.). Included is the cleaning fee - so check out was a breeze to just lock up and leave the keys on the dining table. About a 30 minute drive from Lihue airport and has some grocery stores, shopping centers and restaurants nearby. But much like the rest of Kauai, not a lot is open late. read more

Look the girls in the office were great. I got two tickets when staying in Regency Villas! One for having no parking pass. It was there just pushed to the side a bit. Second one for parking backing in! Third would of been a tow. Last day, we had to leave at 5 am I was so paranoid about getting towed I forgot to take it out of the car! 100 bucks people. I was in a serious accident and had to cancel my Kauai family vacation. We reached out to Suite Paradise, explained the situation and were told they would contact the property manager. Two days later, we received an official email saying the money was being refunded and we should receive it within two weeks. I called Suite Paradise 4 weeks later and was told the money was not being refunded. I would summarize the rest of my communications with them as being full of their lies. I believe the property manager did refund the money, thats why we got the email, but Suite Paradise kept our money anyway because its their policy. They are highly unethical. We booked a stand-alone home with a pool for just before Thanksgiving. We were sent all the check-in info, talked logistics about our stay with "Seannie" and then out of the blue they let us know the house was being sold so it would no longer be available to stay in. They sent through 3 different options that were in no way comparable to our original home (condos with communal pools) and offered nothing else other than a refund (we still haven't received the full amount). All for them to say the property may be available if we could just wait a couple days. Then a couple days later, they still told us it wasn't going to be ready. The roller coaster and last minute scramble for a new place to stay was a nightmare and very stressful for what was supposed to be a relaxing time. I was very unimpressed with the service of "Seannie" and Suite Paradise in general. read more

The End. When we make our annual trip to Kauai, we use Suite Paradise. What it's not: 1. A resort. If you want a spa, room service and on-site restaurants, stay at the nearby Kauai Lagoons or Hyatt. If you want Aveda toiletries or 1600 thread count sheets, book Princeville. However, despite the lack of these amenities, nearly all the condos are close to pools, have a ton of pathways to jog or stroll and there are tennis courts. All the ones we stayed in had a closet filled with beach toys, chairs, tennis rackets and other things. Also, we've had condos that had DVD and VCR players, a small selection of books to read at the beach and a couple of games (chess and jenga were in the most recent one). 2. Ocean-front. As other reviewers have noted, this is far from an ocean- or beach-front experience. The beach is nearby, but it's a trek (depending on where exactly you stay). My cousin told me it was a "short" couple minutes away. Apparently, I need to exercise more, as I was left in the dust carrying a 30 pound 2-yr old. Thanks, cuz. The main reason my family chooses to stay here is simple: SPACE. Our last trip saw four adults and two rugrats. Prior to that, we had six adults and two rugrats. That's how we roll. For around $500 a night, we got 2-3 bedrooms, a full kitchen and 2-3 bathrooms. With that much space, you can send the kids upstairs with grandma and relax on the patio in peace...until you hear screaming because grandma can't stand the kids anymore. Anyway, although you can cut a few bucks off the rate by opting for non-A/C, we need A/C. We're city folk and we don't care if we disperse CFCs into the environment, as long as we can sleep in unadulterated coolness. While we're not saving the environment, we did save money not having to book 3 separate hotels rooms. The fact that there's a washer and dryer in the units definitely help when you have kids or if you're staying a long time. Additionally, we were able to cook full meals with the groceries we bought from Sueoka's. In the end, it's all about personal preference. If you need to be pampered and catered to, this ain't the place for you. However, if you travel with a posse or just want to have a home away from home, these condos are tastefully decorated, modern, well-stocked and, most importantly: CLEAN. We're already repeat visitors and I don't foresee that coming to an end anytime soon. read more

We have traveled from Hawaii to Rome and this is as good as it gets... We contracted for the deluxe, ocean view at Nihi Kai and the suite was wonderful. All the amenities right down to the wine in the refrigerator. The view of the ocean was wonderful, some views of the mountains as well. furniture, kitchen, beds and bath were all top end... loved the ability not to go out of eat all the time and the beach was within walking distance.. We had a superb stay at Poipu Kai in a large 2 bedroom/2 bath run by Suite Paradise. Poipu Kai Resort has white sand beaches; the Brennecke-Poipu and Shipwreck Beaches. One is at each end of its huge tropical gardens, plus pools, tennis courts, spas, etc. Note that Suite Paradise is not the only vacation rental company there and they have higher standards of furnishing and maintenance. Their office is onsite too, which means if you have a question or problem, they are there to fix it, unlike some rentals run from remote locations thousands of miles away, which means you may have problems with service while you are vacationing. That happened to us when we rented from another landlord there. Suite Paradise is right there and was friendly, very helpful and solid. There is excellent body-surfing at Brennecke Beach. read more

Paid top dollar for what appeared to be a very nice private, ocean view home a block from the beach in Poipu. We were very excited as this was a 3 generation family vacation after a long COVID lockdown. Days before we depart we are advised the house had some sort of catastrophic plumbing failure and they needed to move us. Unfortunately they had nothing comparable and nothing else was available given the complete lack of notice. We ended up first in a smaller condo for a few days and then had to move to two separate smaller condos that didn't even have aircon!!! Condos were horribly ill-equipped. They didn't even provide salt and pepper and had to request a spatula! Further, SP refused to even discuss an appropriate price adjustment, ultimately crediting us less than 15% for accommodations that were nothing even close to what we were promised and paid for. The most disappointing experience i have ever had with a property management company anywhere. Buyer beware!!! read more

The staff was pleasant, efficient and helpful with directions and local tips. The condo was very clean, large and had a great garden view. My family and I have stayed at Suite Paradise properties several times over the years. We have generally been happy with our rentals. In June I rented 2 condos for a family vacation to celebrate a 50th wedding anniversary, graduations and a birthday. About 2 weeks before our arrival I was notified that painting would be taking place outside the condo occupied by my daughter and her family during their stay. The painting began in the morning of their last fully day in the condo where they were hoping to relax before checking out the next morning by 10 am. However, the painters were on both lanais talking very loudly and cussing. Everything had to be closed up to avoid the painters seeing inside. The master bathroom could not be used as there was no shade for privacy! It seems logical to have scheduled the painting for the following day between check-out and check-in. It was inconsiderate of the guests and didn't meet the standards I expected from Suite Paradise. read more

We had the Best Vacation! It started with checking in at Suite Paradise. We were greeted by the friendliest staff. The check in process seemed like 5 minutes. Then we went to our condo. The condo and the location were FABULOUS! We took a 6 minute walk on the path to the beach where we watched the Turtles swimming in the ocean. The condo was super clean and beautiful - I could live there. In fact My family and I wanted to stay longer than the week we were there. For travelers, especially families, looking for great accommodations (with a washer and dryer) Suite Paradise is a top choice. And it's a better value than the luxury resorts. read more

These people are more interested in your money than safety. Refusing to refund booking during corona virus out break. They have a 60 day 100% cancellation refund. I requested cancellation with in 50 days. They did not respond to emails or phone calls for 2 weeks. When I finally got through I was told sorry we will keep your money and give you a voucher for the future. They get to keep my money until we are able to travel again? We are senior citizens. We can not afford to have our money held up indefinitely. This is despicable! We rented the 2 bedroom Ocean View Deluxe at Manualoha # 206. The property was more than we expected. I especially liked the extras in the condo. The kitchen was stocked so wonderfully. Reservation confirmed on June 26th 2019 for Pili Mai unit 11B. 2-Planed arrival : Friday August 28th Planed departure : Saturday September 12 2020. 3-Deposit Paid on June 26th 2019. Deposit Amount 1500$ USD 4-Cancellation made by email on April 7 2020 due to Covid-19 5-Rental agreement stipulated : 60 or more days advance notice, 100% refund less the standard cancellation fee. 5-VRBO refund received on April 11 2020 for 499$ USD. 6-Email received on April 6 2020 from Office Manager (Mrs Beniamina) confirming that the full refund would be process whe the resort would be at full operation. 7-Email received from Office Manager (Mrs Beniamina) informing that the resort was sitll close and confirming that she would inform us as soon as she would be able to process the refund) 8-As of fall 2020, the resort was taking reservation for this unit. 9-Send several emails to follow up on the deposit refund. This is not exactly an average 3 star rating. If it were just a standard hotel outside of a resort area I would have given it a 2 star rating. The reason for the round up is location. Kahala unit 311 is a ground level unit facing the ocean, good distant ocean view. The walk to ocean beach is a short jaunt and could not be any better or closer for that matter for what is nearby, unless you stay at a Sheraton or Marriott. The Suite Paradise provides two pools and a hot tub. There nothing elaborate. Minimal daylight hours and in need of upgrade/repairs, but your next to a beautiful ocean so who needs it. Now to the room itself. It has the necessities. Fridge, microwave, full size fridge, washer dryer and a boat load of dishes and cooking tools. Very good kitchen/dining room set-up. The living room seating is horrible. Couch/ chair is a rattan wicker sofa. Not good. The TV set up is fine, the remote is a bit tricky to use but manageable. The slider is very old. It does not slide well at all and the screen is even worse. 2 baths. I had one big issue that needed fixed and that required the toilet to be removed and have a new o'ring installed. It leaked all over the floor and was a hinderance on our schedule, plus I stepped in it in the middle of night. One other thing that required maintenance to come into our unit was for them to do there regularly scheduled extermination spraying. The only upside I suppose to that is the unit is critter free. The bed comfort is as expected. Two boogie boards and a couple swim noodles were in the closet for use. Reserved parking stall provided. The highlight is the location. Do not let this review deter you from staying here. Poipu Beach is right across the street, good view, clean unit with good kitchen and the toilet is fixed :) Note: On the same day after writing this review management acknowledged receipt of and confirmed services. Very professional. Again, don't shy away from this property management companies assortment of facilities. Based on this I'm adding a 1/2 star. Cheers! read more

My friends and I stayed here for a friends wedding and we fell in-love with the place. Few minutes from the beach and local attractions. The view is great, breezy yet warm. We've stayed at Poipu Kai Condos through Suite Paradise 4x and each time was great. My experience has been the more money we spend the closer we are to the water. It's less expensive to book online - but they're very nice about answering questions about the different options over the phone and then having you set it up online. All of the condos we've stayed in have been very clean, well decorated, comfortable and fully equipped. We've stayed at the Hyatt 3x and two other hotels on Kauai as well - but we strongly prefer the Condos at Suite Paradise so we can eat-in and enjoy our breakfasts and leftovers - rather than going out to eat all the time. read more

Suite Paradise is a condo rental service for vacationers. We rented a condo from them March 2010. They advertised a "deluxe oceanfront condo with panoramic views" at Whaler's Cove. While Whaler's Cove is lovely, the view from our condo was FAR from panoramic. There are 2 buildings here, a front and back building, they put us in the back building (unit 220) and the ocean view was 50% obscured by the front building. No sunsets, and limited whale watching. Please don't say "panoramic views" if it's really "50% ocean views". I felt shortchanged and kinda lied to. The condo itself was very clean and bright. We had a drain back up on our 2nd day and SP sent someone right away. Also, their amenities vendor spcondoready.com was quite good, and sent us to several good activities, I'd recommend them regardless of Suite Paradise. But as to the panoramic view that they advertised in Whaler's Cove unit 220 -- no, it wasn't there, and I felt that Suite Paradise misrepresented the unit. read more

Suite Paradise is the place to stay while visiting Kauai. From the location to the staff to the many amenities you cannot go wrong. If I could give more than five stars I would. read more
