Damp, mould on walls that made students ill, mice running round the house day and night providing constant scratching and one boy woke up in the night to find a mouse on his duvet. So please do not move into one of the properties offered by myplace in Preston when studying at UCLAN. I paid £3,800 for 48 weeks for one bedroom and use of communal bathrooms and kitchen it was sub standard and poor value. Also written in contract 'Leave key in door and deposit will be returned'. Keys left by all 12 of us students but not one penny has been returned for the keys. Landlord just ignores emails and requests. So DO NOT RENT FROM THIS MAN - IF YOU DO- DO NOT LEAVE YOUR KEYS IN THE DOOR AT THE END OF THE TENANCY UNLESS YOU WANT TO LOSE YET MORE MONEY. read more

My experience as a tenant of Paul Livesey has been abysmal. Myself and 5 other students rented a home from Paul for the duration of 48 weeks, and those 48 weeks living in that home has been an insufferable experience. Before we moved in Paul took us on a tour of the home and during the tour he had made it a point that renovations would take place in the home ready for our move in date and a deep clean would also be done one the home. unfortunately upon arrival of the home It was clear that neither had happened, apart from him painting over mould (we had yet to discover over the coming weeks). My room had not been "deep cleaned" and there where still items from the previous tenant in my room...including a used enema bulb kit. The furniture within the home where of poor very poor condition, and broke regularly. we experienced Mice, roof leakages, mould, broken furniture, poor heating etc. Despite all these issues we faced, no matter how often we contacted Paul to fix these issues, they either fell on deaf ears or where fixed after continuous badgering. Paul also had a tendency of apologising for our experiences and a promise of change or improvement however this never occurred. we where rarely notified of when we had Paul's staff come in and out of the home with no 24 hours notice. my health had shown a decline whilst living in Paul's mouldy home and dampness even my health has declined mentally due to this experience. During the winter when it rained or snowed the lounge wall would get drenched in water coming through from the worn down porous bricks causing the wall to look like a hose had been used. Fortunately (or so we thought) Paul offered a solution to the issue, which included providing a dehumidifier to decrease the dampness, laughably Paul decided to take it back without notifying any of us and we continued to be subjected to not only mould but also constant dampness. We thought our problems would have ended once our contract was nearing its end, but unfortunately for us it didn't end there. Paul withheld our retainer from us although we had returned all of our keys and left our home in a more habitable and cleaner state than when we originally moved in. To make matters worse before we moved out we asked Paul if we could leave our items in the home for 7 days until we could move into our new home. Which Paul responded with an ultimatum, which was either we pay £50x2 for us to keep our items in the home or we give a 5 star review. Evidently I didn't agree to a writing positive review as it would be dishonest and I wouldn't wish this hellish experience on my worst enemy. read more

Rented a room from myplace this year 2012, room and house was great, would recommend anyone to take a look.

Moved in to a 12 bed for 2012 2013. The house was not at the standard he said it would be, we paid him a huge summer retainer which is like a deposit but you dont get it back. This money didn't go towards anything on the house clearly. We shared one fridge between 12 of us for a while before he gave us another one that leaks on to the electric. Many of the windows do not close, there is a crack in one of the skylights that leaks rain water on to the stairs. two housemates fell ill from mould in their room and one of the housemates room is against fire regulations and should have never been a room. The boilers didnt work when we moved in so we were freezing but yet the bills which are not included were still huge! The landlord knows about this but has not made a decent effort to solve anything and has actually been dishonest about the state of the house. I gave this two stars instead of one because the location of the property is great. If it was managed better and maintained to a standard that ws worth the money then it would be one of the best properties in preston. Living here has been fun with my friends but the state of the house and the money we have spent has ruined the experience. I would strongly recommend not moving in to one of these properties, i certainly will not next year and the rest of the house agree! 2 stars P.S. I will update this if he improves anything .. - - UPDATE - - - UPDATE - - It is now February 2013 and, believe it or not, we have signed a contract to remain in the same house for another year. After the dark spell of living here that led us to write this review, Paul came round to apologize for the way things had gone and for not dealing with them and he told us we would become his priority. We were still skeptical so we actually went and found other houses to live in and began negotiations with the landlords. Paul then rang us and said that he felt that he should prove that he is not the type of landlord that we think he is and that he would like us to stay in the house. He has offered us a great deal for next year and he is adding all the new bonuses i.e. new freezer, dryer, tv's, playstation.. this year to show that he is sincere. We have been very happy with this turnaround. We don't take back what was said before, it was all true stuff, but all of that is forgotten now that things have been sorted! read more
