Chaotic and Messy There's not enough staff to handle this place, and it leads to a historical accumulation plus an ongoing addition of problems at Stratford Wood. I've had friends who have lived in different apartments and townhomes here, and they each have stories about Stratford Wood: from ghost stories to drunk crowds of high schoolers throwing weekly parties at the pool; from the drunken golfcart guy employee to the backassward schmoozy office manager lady; and from pest infestations to trash thrown in the hallway for the nice cleaning lady to have to try to take care of on top of her 6 days a 48 hour work week plus holidays to Trash Squirrels that live off the trash the townhomes pile up and overflow all along the road Black Friars Lane... it's a nutty place sometimes; they got a pool that's permanently green...with algae? Hopefully it's just algae, but it's been broken down for years so at least it's not closed....right? There's some goofy ass neighbors too, smashing walls and signs in the halls. There a weight room, they don't check and fix the equipment. They don't have enough staff to fix notice all the broken stuff, let alone fix it. And the lady in the office can't/won't/DON'T take care of everything, but says she can/will or gaslights the shit out of the situation in full-on corporate schmoozy fashion. All the apartments need a THOROUGH once over to fix the broken stuff. Some stuff is super nasty. A friend of mine told me about moving into a Stratford Wood Townhouse, it smelling weird and the manager lady saying some goofy shit like saying that it's normal (she don't know shit!) and come to find out the air filter is caked in an inch of black shit that looks like a pile of dust, sprayer paint, and black mold. Some people move out and leave piles of stuff and nobody takes care of it for weeks or months or ever. It's pretty crazy like that sometimes. There's not enough staff; a couple of them work seven days a week, like the couple of guys who fix stuff and drive golf carts around. They not only work seven days a week regularly, but also at all hours and emergency calls at all hours; that ain't right. Not enough resources; big potholes! I only moved in because it's what I could afford for this area, but within the last 3 months, I've killed 5 mice in my kitchen, 1 in my bedroom, and today I killed a snake in the bedroom of my townhouse. It's a dump that hasn't been kept up and is eroded, allowing access to all the critters living in these woods. Not to mention the constant commotion outdoors. read more

I would like to first of all state the Head Manager, Jennifer, is WONDERFUL. She is proficient with getting problems resolved, no matter how stressful our problems may seem she has a solution for it. The maintenance workers are super hands on and fix your household problems pretty quick. It usually doesn't take any more than 3 days. I recently had my dishwasher break so I contacted them about it through the maintenance request site. They came to check it out in 2 business days. They stated my dishwasher is shot and they're going to fully replace it because it's old/unfixable. That is great news considering I have children in the household and was worried they would take a while to fix my problem, but instead they put my anxiety at ease. Thank you Stratford Wood team. P.S. The only compliant I hear everyone speak about is the roads because they're infested with potholes. Every single Uber/Lyft or family who comes over has complained about it without even living here. I agree with them. It's in horrible shape. Every car coming down the road has to dodge the other vehicles while attempting to avoid pot-holes from damaging their cars. There are a lot of people who walk the road as well so when you add that into the mix it's very concerning. I hope the upper management fix's this problem sooner than later because some is bound to get seriously injured. read more

Management answers reviews "Sorry your experience here was poor, we will try and do better..." only they never do!! NOT great for families. Be sure your "updated " unit IS the one they show you or you may be stuck with one with nasty old appliances, severely stained and scratched up countertops and filthy old dirty cupboards that were to be replaced even after move in... they will deny and lie! After first few weeks we found a cockroach in our bathroom! It had water damaged and mold stained flooring that was glued back down after that was supposed to be "replaced and fixed" too. 6 months in and their regional manager refuses to follow through (we have vm and emails we will be using as evidence) She says "they're fine" THESE ARE PEOPLE'S HOMES LADY! This is a place with ZERO INTEGRITY! To refuse tenants basic maintenance and move in standards that were guaranteed upon move in just shows their lack of decency and proves FALSE narrative in tour showings. They expect your full rent while you have to live in a cr_p hole! Wow thanks! Pictures of their clubhouse, exercise room and pool on website do NOT portray environment and living standards here. Interesting that most reviews for Minnetonka Stratford Wood #CushmanWakefield are from like 6 years ago!! Even then ,not great. Along with all my many concerns about health and danger state code violations is cone check out the windows in the stairwells that have NO SCREENS and are left open daily and much of the time overnight. That's right and with the heat on‍Most importantly what if a small child were to fall out? The wildlife that climbs or flies in on the daily is concerning. please look at these reviews carefully before committing to a lease! Not a great family environment as their is constant marajuana smell, outside building has moss and black mold growing all over it as well as inside areas and garage. Rocks inside to hold the doors open. no follow up on pest control and there is never a place to park at night. Ever. We have yet to have our unit problems fixed or replaced as promised before move in! NOT the apartment we were shown or promised. Refusal to follow through with these issues is a huge breech if contract. There is no integrity within this establishment, on any level. Be aware! read more

Do not live here! The management and maintenance are awful and very slow. The walls and floors are very thin, so you can hear your neighbors with ease. The washing machines are expensive and don't clean your clothes. The only nice thing about this complex is, is the leasing office. The rest of the complex is falling apart. I'll be frank in my review. We've lived here for almost a year, and our roommate lived here for a year prior to us moving in with her. The location is okay. It's off of highway 7 with a few places to eat and it's close to Minnetonka High which is a plus for parents. You will be able to hear every cheer and blaring song from Minnetonka High's sporting events. The office staff are not helpful to existing renters and focus purely on new customers, which leads to an endless cycle of high turnover of residents. Always a moving van out front. We recently went in to pay rent and was left waiting for 10 minutes as the office staff talking to someone out in the parking lot. We're trying to give you our $1300.00 in rent; please take it! This facility has had multiple property management companies. Over the past two years, the property management company has changed three times. The lease you'll sign may as well be Alabama's constitution - it's huge and confusing. The staff don't read it either which means they'll promise that you can transition apartments if needed, transfer leases between Pinnacle properties, or cancel your garage parking spot whenever you'd like. All lies! Yay! When it comes to amenities, the clubhouse is nice. Now that they have their secure mail room, the office staff have stopped "misplacing" or simply not receiving packages. You need to be prepared to see them continue work on the clubhouse while apartment building itself continues to be falling to pieces: broken doors, malfunctioning garage doors, busted mailboxes, etc. Pets are allowed in our building which is awesome. The pet fee is what it is. However many pet owners in the building do not pick up after their animals. The carpets in the hallways are never cleaned so be ready to smell whatever mess your neighbor's animal accidentally leaves on the hallway carpet. The apartments (I've only ever been in mine and a friend's) have nice-looking appliances. A/C is provided by wall-mounted units. Heat is provided from floor-mounted units. One of our neighbors must smoke because maintenance staff have to paint our bathroom with Killz every few months to cover up disgusting stains that develop. Speaking of maintenance, good luck trying to reach anyone. Whether you submit a maintenance request in-person, on the phone, or online, be prepared to wait days before a follow-up or resolution, if you even get one. Our door handle fell off our bathroom door and they still haven't been over to fix it (three months+ since our first complaint). We had to call the property management company directly in order for them to paint our bathroom due to our neighbor's inside smoking habit. And then the painters simply came into our apartment without any notice from them or the property management company. When our garbage disposal backed up due to our neighbor clogging their sink (yes, their waste ended up in our sink! Hurray!), we had to wait upwards of four hours for that to be fixed. The garbage for the whole facility is stored in the garage. On hot summer days, the garage reeks of garbage. In addition, people just wait for the garage door to open and then park their cars in their without paying. They won't park in actual spots but just right in the middle of the garage which makes it tight to park, and also defeats the purpose of paying their ridiculous garage fees. The garage is normally kinda gross too. Even though having a secure home is something sold to you from the very beginning, the exterior doors either have a) busted locks that make opening them a huge pain, b) a penny stuck in them that prevents them from locking, or c) no lock at all so it opens right up! The parking situation is alright. Not bad, but you'll find many people park on the road which makes it nearly impossible to drive a larger car (Ford Explorer-large) in front of the clubhouse. The other tenants are normally good people. I've never had an issue with another tenant. You will be able to hear your neighbors if they're stomping around but it's pretty quiet most of the time. The laundry room is pretty hot most of the time. As in, you will probably be sweating while folding your clothes on some days. There are kids in the building that like sticking coins into the card slots so many of the machines will be broken from time-to-time. Lastly, you will get service fees for paying your rent online. Ridiculous! First time I've ever experienced that. If you have a roommate, one of you will have to pay by check because their online system doesn't support partial payments either. I love living here! The woods make it seem enchanted, like living in a snow globe. The people are friendly, the laundry rooms clean and there's almost always machines available. The amenities and pool are so fun and the party room is huge and cheap to rent for parties. read more

Here are the positives: Pool, great location, and useful community area. Negatives: we were taken for another months rent on a simple clause that was not shared with us, and we still have not received our deposit check from them :( I have to give it 1 star on that last one alone. read more

DO NOT RENT HERE PLEASE! BEWARE!!! For the amount of money you'll pay anything but that RUN. Not safe. Unsanitary, Dog poop allowed in hallways. Staff doesn't return phone calls or handle issues. You can be harassed by other tenants that's ALLOWED and will make you pay for begging them for help when your the real victim. Instead, they'll just tell you to call the police on them and then they do nothing! Bottom line is if your looking for a place to live where quiet hours don't apply, safety doesn't apply, property Maitenance doesn't apply, cleanliness doesn't apply, rules against kids roaming free in garage unchaperoned and starting fires doesn't apply. Or you ask mgmt to see their policies that doesn't apply because they won't give you one Here at Stratford Wood our motto is NO RULES apply on anything! This is a crap hole - we started out paying $835 our first year, $940 our second year, and they wanted us to pay $1100 our third year! What a joke - this is not that nice of a place to be paying this type of money. The property manager is extremely unhelpful - and is a poor leader. While we were living here almost her entire staff left. Two assistants, cleaning lady, two maintenance men. They outsource the property work to be down to a group called STS who are terrible - to them it is just a paycheck. We had mold in our place, they came in and just spray painted over it. Never fixed nor addressed the issue. They shut down the elevator two many times to count as well as our water (Due to maintenance, which was always the excuse) Which maybe see but then don't charge me an arm and a leg for this crap hole. Our apartment wasn't cleaned when we moved in, air conditioner filter was filthy, baseboard heaters hadn't been cleaned since 1979 and worst of all their was a thick coating of urine and feces on the toilet that I had to scrub out. Again a great place for the money they charge! Whenever their was a problem the Property Manager would give me her bosses # in Chicago to call - I called her 6 times, left messages, but they were never returned. I have lived in 14 different properties, this is by far the WORST company, management team to rent from, PERIOD. I don't know who would ever recommend this place to anyone. Terrible staff/manager, prices are outlandish for the poor product that they give you. Our rent went up $175 in two years there! Their rates change daily, and when we move din the filth that we saw and experienced was nothing like I had ever seen in any previous apartment. Elevator was shut down for over 6 weeks....all we got was a "sorry for the inconvenience". Air Conditioning units were filthy, asked them to get cleaned....never happened, had to do it myself. Heating vents I don't think had been cleaned since 1979. They charge ever more for underground parking.... Security is a joke, broken garage doors, broken doors that are left opened. Mold was growing all around our conditioning units. They said we controlled our heat, then they got a new system so they could control it. We would wake up to low 60's all the time. I tried to talk to voice concerns with the parent company in Chicago - they would never return my call. I have never, in my 10+ years of renting, lived at such a shady establishment or rented from such glaringly dishonest property management companies like Village Green and Pinnacle. The sheer size of their lease, with its many pages of buried addendums, should have clued me into their total lack of transparency. Despite being one of the few people who actually reads a lease before signing, I still ended up being screwed in the end. I expressly asked the leasing agent about the possibility of subletting my apartment in the future. The agent pointed out a clause within the lease and assured me that this was commonly approved by management in most cases. In fact, I confirmed at that time that several Stratford Wood apartments were listed online for sublease. Fast-forward seven months and, low and behold, all the staff either quit or were fired, while Village Green sold Stratford Wood to Pinnacle (after owning the property for less than 2 years). Life circumstances for my family changed; we got new jobs, a second baby was on the way, and we hoped to purchase a house in the near future. So I proactively sat down with Pinnacle Management and kindly asked for my options (i.e. month to month, sublease, buy out, etc). The property manager and the regional manager told me, "Sorry we have no control over what the previous owners told you. We don't allow month to month unless your lease is up and we don't allow anyone to sublease so we can't allow you, or that would be illegal discrimination." According to Pinnacle my only option was a lease abandonment payout equal to two months rent plus another 60 days rent following abandonment totaling over $4,000. This is not a reasonable way to treat model tenants. Let's be clear here Pinnacle cares nothing about "Exceeding Your Expectations" or "Exemplary Customer Service" as they state so eloquently on their website. They care ONLY about their bottom line. read more

Pay close attention to the red flags surrounding Stratford Wood. The friendly staff will do their best to lure you in with false promises, free coffee, and cookies. They will paint you a beautiful picture of a safe, tight-knit community within the cozy ambiance of the common areas, where they conduct their business. Make no mistake - vacancies rates remain high for good reason. This property has been owned and sold by 3 separate management companies in the last 2 years (Waterton Residential, Village Green, and now Pinnacle). In the past year alone, I have seen 1 property manager and at least 4 leasing agents quit or be let go. Theft and vandalism are tolerated. The doors along the perimeter of the 5101 building are frequently left unsecured. Packages are regularly tampered with, stolen, or mysteriously "lost" according to staff. It is not uncommon for vehicles to be broken into or to see police visiting the 5101 building. Management refuses to install cameras or closely monitor parking lots. After raising my concerns I was told, "this is a police matter" or "if someone is determined to tamper with the outside doors then there is little we can do to stop them." It got so bad that I had to go directly to UPS and USPS to pick up packages. Before signing a lease I encourage you to at least walk around the buildings and go through the garage. Pay close attention to the garbage piles in the woods, the junk overflowing from several balconies, and the rancid stench of garbage and mold that permeates the underground garage. There is a reason why there are no bicycle racks. What kind of a property management company prohibits pets within their newly renovated units, while allowing tenants to smoke inside them? Run far away from Stratford Wood and from Pinnacle Property Management Company!! read more
