Remains a DUMP, VERY OVERPRICED DUMP!.....in a high crime neighborhood, with homeless people about and useless management who do not care about tenant satisfaction. Still a horrible infestation of bedbugs. If there is a way to beg things hard for tenants to do, they will find it. I have moved on and bought a condo in CityCenter. Stay away from ANY property managed by Stout, which should transition into a private prison management company, as they'll get better returns, have the experience and will lower their operating costs for "amenities"...ha, like they have any amenities. Also, they are NOT ADA compliant....so, for my fellow disabled ppl, sue them....it took me months to get the any, much less the legally required handicap parking spots there, which they don't enforce....and illegally required me to tell them exactly what my disability is, and to show documentation other than my DMV Placard w/ letter. read more

I would like to express my sincere appreciation for Angel, one of the best Maintenance Technicians with The Cove. I moved into The Cove in February 2025, and upon move-in, I was given a 48-hour window to report any items in need of repair. Unfortunately, over the course of five months, several of those items remained unresolved. After sharing my concerns with the Regional Manager, Liz, Angel--who typically works at another property managed by Stout Management--was sent to my unit. Within 24 hours of raising my concerns, Angel arrived and completed all outstanding repairs in less than 30 minutes. He not only worked efficiently but also took the time to explain each issue with clarity and professionalism. Angel is a tremendous asset to the company, and I'm truly grateful for his timely and thorough assistance. His dedication to excellent service deserves recognition. The worst management team I have ever encountered. This is for there West Edge Property. Do not be fooled by the photos or positive reviews--most are outdated or fake. This property is in severe disrepair. The dog park is full of waste, the playground is filthy, the pool area is run down with broken chairs, and the trash bins are constantly overflowing. Gates are not secure; anyone can reach over and let themselves in. Buildings show visible decay everywhere. We moved in believing management's assurances and online images that this would be a safe, healthy place for our family. Instead, we've experienced constant problems. Management (Kassi, Marina, and Nancy) is pleasant until you report issues, then they become hostile and dismissive. Maintenance requests go ignored until "habitability" is mentioned. Workers often arrive unannounced, do poor-quality repairs, and many fixes have already failed. Windows, doors, and electrical remain unsafe, and code violations have been reported. The pest infestation is unbearable--mosquitoes, gnats, and roaches throughout the unit. Pest control is unprofessional: they arrive unannounced, insist chemicals are "not toxic" while wearing masks, and ignore requests for specific times. Management falsely claims tenants deny service when, in reality, they refuse to coordinate. This is a serious health risk, especially for our infant child. Safety is also a major issue. Transients and drug users are frequently on the property--bathing in the pool, sleeping in vacant units, and openly using drugs. There is no reliable security despite management's claims. We have witnessed threats of violence and indecent exposure, making the property unsafe for families. In only two months, we've decided we want to terminate our lease due to all the above mentioned issues. Management refuses to make concessions and treats tenants with open disrespect. The complex is unsafe, unhealthy, and mismanaged. If you value your health, safety, and peace of mind, do not move into West Edge. I have rented for 20 years and never have I encountered a worse landlord. These people are not only extremely greedy, they're absolutely trash at the actual management aspect of the job. Public spaces are in disrepair and there are numerous safety hazards throughout the complex. There's one house with a garage door that has been visibly trashed for four months, no repairs attempted. Internal repairs are even more pathetic. We had a toilet paper roll holder that came off the wall so instead of doing it myself, I called them. They came over and "fixed" it by literally putting a single screw on each side into loose drywall and it obviously broke off soon after. In this particular place I was here for four years before Stout came in, my rent was never raised. These jerks come in and raise rent their very first month. Then this year, rent is being raised $200! They are so incompetent that even their letters are evidence of their lack of intelligence or professionalism. Also, note that there's no contact info or any way to actually sign a new lease on this letter. It was literally just this single sheet in an envelope. Anyone who works for this pathetic organization should quit. They literally go out of their way to make people's lives more difficult. What an awful company. Avoid at all costs. read more

This property management company has been the worst experience, they are impossible to get ahold of. Even in safety matters. Their employees are rude and unresponsive. There is no contact number only email to get ahold of anyone but the operator. they do not care about their residents. I have been trying to get the Palms Manager Leidy Leana-Solis to fix an issue whereby sand and dust blows into the apartment through the windows accumulating on the window sill and ledge. Worse during these past 3 monsoon rain storms a flood of water flowed through the windows down the walls and onto the carpet risking an electrical fire mishap. The rainfall flooding occurs throughout the entire apartment windows. This manager, who is new to the complex, ignores my emails, reacts falsely when the Stout Property Management Office calls her with lies about vendors that fix nothing, sends her onsite maintenance crew who only take pictures, comes over herself and does the same and nothing happens. This has been going on since the end of July 2022 and as of today Friday August 19 2022 nothing has been done and my emails go unanswered by both the property manager Leidy Leana-Solis and Stout Property Management customer service. My calls to Stout Property Management customer service have proved to be fruitless. I guess I have to request for a Clark County tenants inspection rights notice to be delivered to the Apartment Complex Owner, Stout Property Management and consult a lawyer, this is not right, not right at all. Wish I could show photos, the Video footage it's much more clearer, the same footage i tried to show the property manager who in turn just glanced at and walked away. Their latest email regarding this issue (August 24 2022) is ridiculous and full of lies, apparently there is no issue with the windows or roof but they need to clean the gutters which is ridiculous because how in the hell do gutters allow sand and water through the windows in the first place, this is ridiculous, how the hell does sand and water flow into the apartment if there is no issue with the windows themselves. I love living at Viva apartments it is beautiful here and centrally located. My only complaint is that they raise your rent $25 after living here for a year without notice. I was already paying $150 more than their website advertises for the same shared bathroom unit. read more

Stout management is a terrible company that has absolutely no concern for their tenants. They have no number that we can call in an emergency, which happened a few times just yesterday. I called security only for them to take 5 1/2 hours for them to respond. We have had raw sewage in our bathroom 10 times in less than 2 months and nobody did anything until I went to the health department and they still haven't fixed the problem. I have had a leak in my bedroom ceiling since I moved into this apartment 1 1/2 years ago and they have not once been in to check it out. We have black mold, raw sewage and bug and rodent issues. So they recently took over the Reserve at Andover and so far have repainted the buildings but the grounds aren't even kept clean. The laundry room is no longer pleasant to use and smells of stagnant water because a washer won't drain. The painters they hired covered the cameras as to not get paint on them but haven't bothered to start that part of the building and it's been 3 days that the cameras have been covered.. from the look of all the reviews I am not looking forward to the months to come and heaven forbid anything breaks... please step it up and it's sad a whole team can't fill the shoes of the previous management who was one person and 2 handymen. read more

Had to file a police report due to the front office at Sedona Ridge claiming to never have received items that have tracking and confirmation of delivery to premises. Even though they have cameras. They keep packages in unsafe location. I have made stout aware and they did nothing to rectify situation or make a sincere attempt at our property is continuing to go missing. My A/C unit breaks starts blowing hot air into my apartment and it's a 4 day weekend, and the answering service won't even send a message to get help unless it reaches 90 degrees inside the apartment or outside I've been told both on different calls. The inconvenience of sleepless nights from this happening more frequently. I have lost count of how many work orders I've put in for the the A/C unit breaking. How many times does it need to break before it gets replaced or properly repaired so it doesn't keep breaking. I've used the same settings since I've moved in this year the A/C has broken over 6 times. No one cares about the inhumane conditions you and your family are put in. Meanwhile you will never be compensated for the suffering caused by the inconvenience this ridiculous rule has caused you. 3 years @ Tierra Villas, they are too cheap to hire a second person for the office so that there is someone always there during the business hours they have posted. Instead, I never know when I might catch the office manger in because he is obviously overworked from the amount of responsibilities they dump on him no doubt for as cheap as they can pay him. These type of companies make me sick, they look professional on the outside but are the most selfish type of people to do business with. I used to live in Tango Bay Homes. It was a great place to live once. Under the old manager, owners, and maintenance (Ester and Luis) they were attentive and understanding. They took care of everything if it was legitimate but wouldn't hesitate to call you out if it was your fault or you did something you shouldn't have. I was sad to see them leave. Under current Stout Management, they made a great place to live a horrible place to live. Residence wouldn't pick up after their dogs and when someone complained, they tried to blame my fiance and I for the ones not picking up after our dogs. Then tried to evict us for having service animals because we weren't paying pet rent or have a rent deposit. When told they were service animals they wanted to see our private medical information to make that determination for themselves. Completely and totally rude with every manager interaction with the exception of one. A young girl Manager was very sweet, caring, knowledgeable, and understanding. Took care of the residences. No one takes care of the grass areas as seen in the photos, kids pull up the sprinklers and PVC lines for them and no one cares or repairs them. Dog piles everywhere so watch where you step. Maintenance is incredibly slow and will do the minimum possible. Downstairs neighbor had no heat for almost the entire winter due to maintenance refusing to replace a part and instead chose to "fix" it but still wouldn't work. Then tried to blame the same neighbor for causing the issue in the first place. Finally, security is non existant with the exception if looking through people's cars in the middle of the night. They look for ANY reason to tow your car including backing into your own parking space, the vehicle looks old therefore to them it's broken down, or expired registration by one day, just to name a few. To get your vehicle back it's $500 everytime and if it's back in the parking lot that night, it'll get towed again. I lived in two of their units in Sun Dance Village apartments. You can never just email the right department, you have to email customer service and hope it gets somewhere. Then whenever they email you back, they Never Ever put a name on it. People like this who like to keep secretive on easy simple emails is an issue with me. They are hiding for a reason. I lived in their low-income apartments that the owners get a tax break when they have a certain amount of units for lower-income tenants. Please keep that in mind when you read the rest. One day my daughter came home and went into the bedroom and found the water was leaking into the room from the laundry room. The room was already pretty wet. I had just had a procedure done so I asked her to go to the front office and tell them. It was after 4 PM. They told her to call the office after 6 and the answering service will send an emergency crew out. I looked at her and said, NO. Go back and tell them water is still leaking they must have misunderstood you. She came back with a business card. No misunderstanding. They had let the maintenance guys go home early that day. We call the number right after 6, and it's disconnected. So we deal with that water all night. It's a small 1 bedroom. It starts spraying into the hall and kitchen sometime in the middle of the night. Guess who gets sprayed when they go to the bathroom in the middle of the night...you guessed it, me. 20 hours later on my 2nd visit to the office, someone finally comes. My Cal King bed completely ruined. He pulls the mattress out into the small hallway and then leaves. My daughter is walking by it's wet in the hall still. The mattress falls on her. I go to take it off her as she is starting to panic and my entire lower back herniates. I have spasms going up one leg through my butt and down the other leg and this does not stop for over 3 months straight. I couldn't work anymore, I could barely sit or walk. They didn't care. They refused to take any responsibility even though it started from their laundry room and their employees refused to call anyone out when we first went there 20 hours earlier. My daughter told them she was there because I had just had a procedure done and was out of it. We needed someone out there tonight. I still had to pay full rent except for Oct I got late fees and 150.$ taken off my rent. They gaslit me from the first day and acted as if they did me a HUGE favor by taking that off my rent when I lost my job because of their slumlord antics. By Dec (it happened in Sept) I just could not juggle it all anymore without that job and my insurance had not approved anything yet. I got evicted and they sent me to collections. Like the good slumlord, Debbie stout is. She reminds me of an old boss Ann Meyers that I used to work for when I first moved here. HA! Anyway, The flood was 20 hours because her employees chose to ignore it. The flood was 20 hours because her employees forwarded the phones to the wrong number. I found out who her answering service was. I called them and she told me it was not the first time they forwarded to a wrong number. That they received no calls from Sundance Village that night. I called her back to see if I could get her to write a letter that she received no phone calls that night. She had a different tune. She said I don't know what you're talking about. We had several calls from Sundance. They called the answering service up and had them lie as well. WHO DOES THAT? Beware of renting from Stout Management. Or at least record all conversations you have with every person associated with them. She's old school PM when they got away with all kinds of shady business. I know, my X was a broker who would not have thought twice either, although he even had his boundaries. I just thought they had put all these slumlords out of business I had no idea there were any left. I thought she was just doing it at Sundance, looks like she is doing it everywhere. Maybe we should all get together and file claims with the Real Estate Division so she and her crew can take some classes and learn ethics for tenants' rights and how to treat people that "she" may deem less than her. read more

I am a disabled veteran and drive a vehicle with disabled veteran plates.  As you can see by the attached photo your maintenance  men feel the disabled parking is for their personal use and park here regularly. 1. During renovation there was a dumpster placed in the disabled parking for over 2 weeks blocking it from use. 2. The water has been lukewarm at best since I've lived here. I've complained numerous times and the maintenance  man arrives turns on all my faucets let's it run for 15 min and then tells me it's fixed this has happened no less than 20 times.  I seriously doubt Nevada water or yourselves want your water bill sky  high because I was told by YOUR maintenance  man to do that in order toshower.  It's kind of ridiculous as a Tennant I am owed access to hot water. 3. The tree near my apartment has destroyed my walls leaving a huge Crack in the wall that can't be repaired. It has also made my floor collapse in several areas . The door frame has been reset 3 times because it keeps lifting on one side and the door won't lock anymore. We are working on the 4th reset as I can walk up and push my door straight open. 4. Because of the Crack in the door frame my account bill has been elevated causing me an extremely high electric bill.  Also allowing roaches and bugs to enter and causing us a nightmare trying to get rid of them. I would like to note your office staff was  unconcerned  that we couldn't lock our door until I demanded someone get up and see what I was talking about. To this day it's never been repaired properly.  5. Due to the tree roots lifting the area it has caused numerous issues with being able to flush our toilet properly. 2 weeks ago I came home to the drain outside my home with a huge pool of urine and feces that had been there all day. I alerted the office and they covered it up but you could still smell the odor for days. That evening the toilet overflowed and would not stop bubbling back up from the line and flooded my bathroom floor . I was not compensated for having to spend 30 minutes cleaning up human waste and washing all my bathroom mats and towels to clean up the huge mess that was made by your lines not being checked properly. 6. The tree root has also collapsed several areas of my floor and there are huge holes that are over 2ft in diameter and I'm afraid that it may be a sink hole just like the one that opened up by our mailboxes. Needless to say living here has been unpleasant and the office staff prior to this new crew was rude , never followed thru and acted like they could care less when there is an issue.....the only old one left is in the heavy set girl who works at the front and she is one of the worst office staff I've ever met. Every complaint has been told to office personal  and maintenance  numerous times through the years.  I attached photos to show you what type of conditions  your residents are forced to live in. I will never again live at one of your properties as it seems as if you don't care about your residents. Instead of spending thousands on remodeling and redecorating your office and building a new playground  you should have been focused on basic issues like hot water,plumbing,and the potential of my floor becoming a sinkhole. Let me start by saying I love my apartment at Sequoia. That being said, the management is AWFUL!! The office never returns calls and most of the maintenance people are not qualified to fix anything. We were told that they have ONE person that does the HVAC repairs for all of the Stout properties. I have been without my heat for 9 days now. They supplied one small space heater that is sorely inadequate, not to mention how much it costs to run it. We were told by the office that they had to order the part and it would be fixed 3 days after we requested repairs. On the third day we were told that they had the part and it would be fixed that day. Well, not only was it not fixed that day, but the next day the maintenance person told us they hadn't even received the part! WHY LIE!?!?! Just tell me it didn't come it. Now on day 7 it rained so nothing was done, day 8 they "Fixed" it, took the heater and left. Well, it wasn't fixed, still blowing cold air. Called after hours and the maintenance person came and told us the thermostat was broken and they would be back today to replace it. Well, here we are, day 9 and was told there is still a problem with the HVAC unit so we will continue to be without adequate heat. read more

I rented a house in Las Vegas for four years. For the first three years I had a property manager that gave all tenants her personal phone number. When repairs needed to be done they were handled the same day. In three years she never once entered the home for any inspections. The rent stayed the same as well. When this awful company (look at all the one star reviews close(, took over on the very first day they hammered into the front door with a large construction Nail rather than using scotch tape, they hammered a "notice"**** . "We are the new managing company and we will be entering your home tomorrow. This is your 24 hour notice. We will enter with and or without your permission. We reserve the right to enter your home by any means necessary including breaking down your front door. You will be required to repair the front door if we need to break down if you do not allow entry, out of your own pocket"....The first one of these notices was for some fire inspection followed two weeks later by another notice hammered onto the door with the construction nail leaving a large hole in the door incidentally, which read the same way. Let us and within 24 hours or else... This time it was for inspecting the smoke detectors... A couple of weeks later there was another notice hammered into the door with the same construction nail saying that they are going to raise the rent by $200... A month later another notice was placed on the door with another construction nail indicating that it's time for another "inspection". Over the 12 month period I was with these morons, there were at least 12 of these "notices" with threats to enter the house without my permission. They have one handyman. One. And that's for all of their properties. You call in a repair that handyman is way way behind... So maybe he gets there a week later. The clowns in the off site answering service when asked how long it will take "I don't know it could be seven days, it could be 10 days, it depends on how long it takes for him to catch up". Nonsense like that. When the guy does get out there he's not a licensed contractor so all he does is "confirm" that the washing machine is indeed not operational. Then the next step is to have them contact the guy that's actually going to fix the appliance and then you may wait another couple of weeks. They use the cheapest appliance repair places in town, not the ones that are available that might be more expensive that would get your appliance fix faster, and of course based on that they are also way way behind. Expect if your dishwasher breaks down for example you may wait six weeks to actually get the thing fixed from the beginning of the maintenance request to when it actually gets repaired. Also they stole the deposit. The place was turned over professionally and videotaped by a videographer detailing every single nook and cranny of the house in high definition 4 K video. They still stole the whole deposit and on the invoice charged $1000 for painting even though the house was painted before I moved out. Incidentally, faded paint is considered normal wear and tear and is the responsibility of the landlord, that's the law, but knowing how unscrupulous property managers are, I actually paid to paint the house myself on the inside which basically no one does, but I did it, and they still charged a bogus thousand dollar fee. They stole the rest of the deposit under the guisse of "deep cleaning". My experience with them has been awful as documented above. My advice would be never ever to rent a property that they "manage". Stealing deposits, months to repair appliances, threats to enter the home with mandatory 24 hour notice threats to enter... There are other terrible things about this outfit but you can read the one star reviews yourself. Property management companies in Las Vegas are akin to a laundry bin full of dirty underwear. I am formally filing a complaint to you on the Property Manager for accusing my husband of doing something here on property that he did not do. This is unacceptable. I am pissed beyond belief. You need to deal with her! When my husband asked for proof when he was confronted her response was well we don't want to bring the plumbers into this. They are already involved. Show us the proof. I have been liv here almost 11 years, this place has had several Property Owners at least three while living here, Stout is the worst! They go up every year on Your rent, masked the outside appearance with paint, My front door is to short, You can see daylight, I had to make a footplate to keep animals and sunlight out. I've been asking to have My rusty bathroom sinks replaced for over a year, the roof leaks when it rains hard in the hallway, lack of security lighting around the units, I bought My Own light for My outside door, no insulation the windows are so thin You can hear People walking by and Their conversations, air comes through like the windows are open and they are closed, My Utilities are as high as My Rent. Today I was billed $154.19 over the price of My Rent for utility reimbursement, Utility fee, common area maintenance, who do nothing and renters insurance twice, and I have given proof of My Insurance, these People Rob You!!!!! They have more cars stolen here and more drug addicts hanging out on the properties, They pay for security for a little while, then You no longer see Them again, until People complain about breaking in cars, My Apartment has been broken into twice. read more

No security, 2nd month they didn't send us the utility statement, alarms going off all the time, gate to the garage has been busted for two weeks and they won't even at least remove it they think it's cool just hanging down, someone has tried break into my home for the 4th time since they dismissed security or maybe there is security for 1-2hours a night I don't know but they aren't at the front gate or anywhere noticible. Slid a OBLIGATORY fee for a Valet trash pick up to come and service the property and said that they gave us 30 day notice, I received notice the day I came in to pay rent on the day service started. Took them two months to fix the gaping hole in my ceiling that at nighttime had water coming out of it like a waterfall. The maintenance refused to believe us until I threatened to go to court. I have videos to prove it. We have mold in the bathroom that they just painted over. As soon as our lease is up, we're out. I've stayed here for 5 years on this property. Never had a problem until they took over. I've had my car broken into TWICE since they refuse to fix the entrance/exit gate. Just to be CLEAR, I have never paid rent late, never made trouble, always cooperated with whatever the property manager requested and always tried to have good rapport with them. If I could give zero stars to Stout Management's job running the Wynn Palms Apartments, my life would be complete! I'm not sure exactly what might convince you to NEVER move here-the disgusting roach infestation? Management giving long time tenants a No Cause Eviction so they could charge the next tenant nearly $200 more per month? Hot water being hit or miss, but mostly miss? Or maybe the landscaping which is "Early 70s Guatemalan Earthquake"? I think the following is the worst-Apartment #323-Gardens. Why? Mostly because the family that lives there are the most selfish, self involved, inconsiderate people I've ever had to live near! The father-a tiny, Napoleon-esque asshole-blasts his music on the porch, inside, wherever, whenever, while getting high with his homies OUTSIDE while his child is inside(witnessed by maintenance who've done nothing!)He purposefully stomps around his upstairs apartment day & night along with his baby mama, kid & dog & when asked to keep it down the girlfriend went downstairs, got in the face of a 70 year old widow with disabilities, & claimed that management told them they could be as loud as they wanted from 10am-midnight! It's like living below elephants doing cartwheels while bowling!And even though it's written in the lease, HUD, & state tenancy laws (see picture) that you have to be mindful of how loud you are & many complaints have been filed against this family of noisy jerks, as usual, Stout Management has done nothing so they get away with it. If anyone says anything to this tiny man-child, he says,"People should mind their own business!" We would love to if they weren't so loud it forced us to pay attention to their useless business! They are a trashy waste of space & oxygen! Want to give a big ZERO. Worse company I have ever came across i had many issues over 10 years with my apt leaking and destroying my stuff. I bought new stuff 3 times it happened. But it happened again and now I'm upset because I feel after this many times happening they should do more then band aid it. My rent is going up again now $100 so makes me even more mad that these people want to raise rent and not fix stuff or make stuff look better.it took 3 weeks to get a email back I sent many emails to them along with phone calls.i got a email back and it was so rude and this person didnt even say who they were or a name.let alone this time made it harder since it destroyed my kids Christmas tree and gifts.you would think these people would be a little bit of Christmas spirit but clearly not.they are just in it for the money every year the rent goes up and the property dont look any better. So I would not rent from any Stout property. Disappointed and hurt. read more

You should have done your research. I hope that you are being charged a very low rate. Expect to see reviews pop up on this property (Tango Bay Homes 7413 W Russell Road) too. If I could give them 0 stars, I absolutely would. I live in The Point on Flamingo in Las Vegas, NV. My friend put a dent in the gate while driving a UHaul. Mind you, the entrance gate was broken. So there was a car trying to get in the exit gate at the same time my friend was driving out. She ended up hitting the gate. We always understood that we would be responsible for those charges. When management called me about it, I apologized and told them we would pay. On the same call, I was harassed about rent payments. When I went into the office, both workers harassed me. I feel that I will be retaliated against for defending myself against them. There were 5 of them in total and only one of me. I feel as if they were intentionally intimidating me. They also never sent a quote. I went to the office to find out where the quote was, and they only presented me with one. The quote looks completely fake. There is no company name, or phone number indicating where it came from. The price on the quote did not match up to everything else. I asked for two other quotes for comparison. I was told that they would need to contact the owner and get back to me. They never got back to me. They also never sent the quote. I went outside to go to the gas station and saw the gate is fixed anyway. When I went to the office to ask them why there's no paper trail and what's going on, they said they didn't have to tell me anything. If you expect me to pay, then I deserve to know EVERYTHING that's going on. I asked them to put it in writing that they wouldn't be providing me with any paperwork, they said they didn't have to do that either. But they charged my account for the gate anyway. I don't think I should be responsible for this gate anymore since they feel that they don't have to tell me anything at all. Add that with the fact that the invoice looks fake, it seems like they're trying to add extra charges that I shouldn't be paying. read more

What a terrible management company. At Pinehurst they are allowing drug dealers to move in. They also will not repair anything after you move in unless you beg them such as screens, ice makers etc. Also the pool is filled full of kids that aren't supervised and running a muck, teens having sex in the cabanas just in the year we have been here it is bad news. I would stay away from anything that stout management runs. read more
