Washers and dryers are constantly broken. Maintenance takes days or multiple maintenance requests to get a response.

I have lived here for over 2 yrs and I am cancelling my lease after 1 month of the renewal…read more Yes, I am leaving for my safety and the safety of my family. I have a neighbor who is crazy. He constantly harassed us, tried to intimidate my wife and child and to impress us from the first day(After the first 5 min of introducing himself, he talked about how he is tough, has lethal rifles, guns, and knives...how he won many fights easily!!!!) I didn't give that much attention and though he is just trying to impress us only. Then I figured out after many occasions he is trying to show who the boss is here. He lives downstairs, I live upstairs and it became clear how miserable/hater he is after my child started walking and falling.....that pissed him so much..he started banging on the walls, ceiling and slamming doors like a crazy 16 yrs teenager(he is 34) My wife asked to call the police but I went to the lease office and they just babysitted us....nothing happened. (someone) has been spitting on my cars glass and scratching them with a key. I can't prove it's him. The managemnt didn't do anything but letting me cancel the lease, pay a penalty, and run away for my family safety. (I knew later that he was the reason for the tenants before me to leave) Similar issues like that are happening in the communities and the management just keeps on hold until tenants put up with it. The floors are creeky and Weak...(I have two friends who left because of fighting with other neighbors) Parking is good. Managment won't give what you expect. It's cheap compared to other communities around it.

I lived here with my girlfriend for just about a year now and we are planning on renewing our lease…read morefor a second year. The apartment is definitely "as-advertised" meaning we haven't found too many things wrong with the place. As with living in any apartment community, you are constantly within close proximity of your neighbors. If this is an issue for you then I don't think you're suited for apartment living. We have never had any issues with any of our neighbors. We aren't buddy-buddy with any of them, however everyone seems pretty nice, and most wouldn't hesitate to help you out with something if you needed it. I love that each apartment has its own front door rather than entering your apartment through a building. That aspect seems to give it more a "home" feeling than other apartments might. We live on the 2nd floor and make plenty of use out of our porch (even though its small.) The only reason I didn't give it 5 stars is because some things do tend to break. We needed a brand new air conditioning unit about 2 weeks after moving in, our fridge broke about 5 months in, and we've had issues with some of the plumbing in the bathroom. All these things breaking was indeed very inconvenient, however the maintenance staff is great. Within 24 hrs of everything breaking they had either fixed or replaced the appliance at no cost to us. The staff keeps up on all the landscaping as everything is usually very well manicured. Parking is always in abundance. In the summer it is nice to take advantage of the pool. We have never felt unsafe, uncomfortable, or at-risk. Overall we have had a great experience in living in these apartments.

I FINALLY moved out of here after 2.5 years in this shit hole. They charge you way too much for…read morerent for a crappy run down apartment, where the sink leaks & neighbors are way too loud. The neighbors are noisy as hell and like to party any day of the week. And when you try to tell the landlord about that, their solution is to ignore you & send out an email, as if that will fix things. The lawns & walking area always have trash on them. The lawn crew are loud & take all day to get the mowing done, which is very frustrating when you work from home & need the area to be quiet. They will also spray harmful pesticide & mulch without giving you any proper notice if you have children or dogs. Oh and dogs? It's an $80 fee on top of your over priced rent. Yeah, you can do better than living in Eland Downe.

After five years, my kids and I are moving out of Eland Downe (we're relocating away from the…read morearea). Our time here has been extremely happy, virtually headache-free, and we're all somewhat sad to leave our cozy home. A lot of people ask me about living here, so I sort of feel like the unofficial ambassador for the place. Here's what we have loved: 1. The layout of our house was excellent. We had a three bedroom, 2.5 bath model with an unfinished basement. The rooms were surprisingly spacious -- honestly, that may be the biggest kitchen I'll ever have. The townhomes are much bigger than they look. 2. The maintenance staff kicks butt. Seriously. I rarely had to wait more than a day for them to handle a repair. They're all extremely nice guys -- many of whom have worked at Eland Downe for years -- and I never had a problem with them being in my home when I wasn't there. I believe the entire staff lives on-site as well -- so I guess that's an extra incentive to take pride in their work. The maintenance manager knows EVERYONE and has always been great to answer questions for me, even if he's just out walking his dog in the evening. 3. The office staff is "human." My rent was a day late after a mondo snow storm and they were so nice about it and didn't hit me with a late fee. 4. The indoor pool is a really great feature. It's heated. We swam all winter. (There's also a fitness center in the same building.) 5. The landscaping always looks nice. You can tell they really invest in this. I always felt good about having people over because the community was so well-kept. They even weed your front flower beds and put down mulch. 6. On a similar note, I'm a single mom. Between the maintenance and ground crew, it's been really nice not having to worry about taking care of repairs and yard work. There was a lot of peace of mind with that. 7. I always felt very safe. I've left bikes out front by accident and they were still there in the morning. I've left my car windows open all night and nothing was disturbed. (Not recommending you do this, just saying you don't have to feel like people are targeting your stuff.) 8. We've always had great neighbors! Once we got to know them a little bit, I felt perfectly comfortable asking them to pick up packages off our porch if we were away. (Tip: Be friendly. Introduce yourself. Make an effort.) 9. It's a kid-friendly neighborhood. Kids ride their bikes, use the playground, play in the open areas and the parking lots. It was a nice play to raise kids. At this point, they're upgrading a bunch of units. I peeked in the one next door to me and WOW. It looks like a completely different place -- granite countertops, stainless appliances, wood floors. They look amazing. However, some of the units are not getting upgraded so they can continue to offer townhomes at a variety of price points. You can get anything from a 2 BR with an unfinished basement to a 3 BR with a finished basement. There's more variation in unit size than I originally thought. I should also mention that the place was spotless when we moved in. Spot. Less. I felt really comfortable just putting my dishes right into the cabinets. Obviously, I highly recommend this place. I hope you enjoy it as much as we did.

I had just two small maintenance issues in my 3 years, both of which were fixed within 24 hours. Parking lot can get crowded but I was always able to find a spot and it's free so can't complain. Trash valet is nice too. I lived on the 3rd floor and it was extremely quite which was great. Rent was reasonable when you compare to other places nearby, especially the complexes down on bridge street, and it's still a pretty easy walk to bridge street. Highly recommend.

My daughter and I moved here in mid December 2018, and we absolutely love it!…read more I have lived in Phoenixville for over 25 years and I remember when these apartments used to be called Breckenridge, which had a horrible reputation. Rest assured these apartments are NOT like the old ones!!! Phoenix View was purchased in 2017 by a new management company and renovations were finished in early in 2018. The flooring is beautiful and so easy to keep clean and there are stainless steel appliances in the kitchens and a washer and dryer in each unit. My unit also has a balcony, which we use almost daily. The new management company is still making improvements too, including adding additional parking and a possible outdoor amenity area. I have had only two maintenance issues, one with the door lock and the other with the AC unit. Both were resolved promptly by friendly staff ( our maintenance guy is awesome by the way) The apartments are pet friendly so if you are a dog lover your fur baby will meet lots of new friends as you walk around the complex (which has doggie stations throughout). If you like to visit downtown Phoenixville ( Bridge St.) the apartments are only a short walk away from all of the shops and restaurants. A big plus since parking down there is often difficult ( okay, pretty near impossible especially during special events). The complex is quiet and I have some pretty great neighbors. It really feels like a community and I am very glad I chose Phoenix View!

I'm posting an updated review of Madison Providence after living here for over a year…read more 1. The parking situation has gotten significantly more frustrating. There is not enough parking, and recently "reserved" spots have been placed throughout the community (not handicapped, just reserved with no explanation or communication regarding them).. I certainly hope these folks using reserved parking are paying extra to do so, because even when they aren't there, everyone else has to leave the spot open and park in Timbuktu 2. Raising rent prices is a bit of a pain point for me personally. The same day I got my lease renewal with a rate hike, the same floor plan I'm living in was listed on the MP website for ~$100 less per month. I called to see if they would match that and they told me my options were to pay my offered price or to move into another apartment within the complex to get the listed price online. WHAT?! They would've been out more money in their resources cleaning and flipping our apartment over for the next renter than they would be matching the online posted price or meeting in the middle and keeping our rent where it was. 3. Overall, I still enjoy living at Madison Providence. We haven't had major issues with anything within our apartment, the maintenance people are nice. It's these few pain points that have become frustrating.

1-Star Review Unresolved Maintenance Issue -- Dirty Patio…read morefor Over 2 Years I've lived at The Madison Providence in Collegeville for two years, and from day one, my patio has been filthy. I've submitted three maintenance requests asking for it to be power-washed--something that should've been done before I moved in. Every time I follow up, I'm told: 1. I can't hire my own service (due to lease rules), 2. And there is no timeline for when the complex will clean it. So essentially, I'm stuck. I can't clean it myself, and management refuses to give me a clear answer or solution. I've reached out multiple times and even asked for the corporate contact--no one will provide it. I'm paying premium rent for a luxury apartment, but this situation is far from luxury living. This isn't just about the patio anymore--it's about accountability, basic cleanliness, and respect for tenants. To future residents: if you're considering moving here, ask to see your patio first--and make sure any promises made by the leasing office are actually followed through. I'm still waiting, two years later.
