Rented here because it is (was) gated and new. Staff is typically pleasant and always welcoming. It looks newer than anything around Richmond Hill. The grounds are nice and it seems very pet friendly. Overall Construction of our unit/building is poor, they installed PEX from the valve to the sink faucet instead of steel braided hose under the kitchen sink. Woke up to a flood. Repairs are slow (more than 1-month) and they have had to come back several times, I just gave up on trying. The gates broke over 2-weeks ago and are still propped open. They don't maintain the welcoming fountain - it's broke, the fireplace by the pool - that's broke too. The pool is always dirty. The pictures don't lie, the sales office is very nice. Bottom line - I wouldn't call Lullwater "Luxury". read more

First, they tried to make me accept a filthy unit at 1200 building with it's disgusting cigarette smoke and brown film on everything, including air filter. Also, apartment dirty and bathroom coated with hard water mineral deposits on tile and and water spigots. Dirty floors. I refused to accept which was a major issue. Only resolved by luck from a corporate rep visiting. Did not always respond to maintenance in a timely manner. Awful and unqualified office staff that is not familiar with written contracts or Georgia laws. Renters be aware they cannot charge you the deep cleaning fee without detailed specifics of what you failed to clean and the fees involved. They are suspiciously not a member of the BBB, doesn't mean you cannot file a dispute, but this say A LOT about them. I am now in a major dispute which i will take to small claims court if need to and credit bureau. This should not be the norm. Other apartments are better. read more

We've been here almost 2 years. While they are newer and incredibly hard to find I've enjoyed the location and the apartments. Our guests are always super impressed as well. The pool is awesome, the clubhouse is really nice. They have a community grilling area & fireplace. 25 min to downtown Savannah. Lots of new restaurants and a nice Publix 5 min away. Yes, the gate has been broken forever, but it seems like it's finally fixed. Wish there were more internet options, but we only get Hargray. read more

grrr. where do I begin? when I first moved into my supposed move in ready unit in the 1200 building , I couldn't because the cigarette smoke was so overpowering. unit dirty , bathroom fixtures with rust or years of crusty hard water deposit. the office kept making feeble attempts by changing a filter and mini ozone machine. This was not working. They had an expectation I just deal with it and did nothing to find me another unit. luckily a rep from corporate was visiting and she was able to find me another unit with a different floor plan than the previous one I wanted, carpet was sorely in need of replacement, but my pod was arriving so I took it. fast forward 2 years I'm now leaving, I'm told I have to pay a $180 cleaning fee. my lease says I need to clean it and I will only be charged if I something not cleaned properly or overlooked. office is now telling me they're still going to charge me the full $180 if say, I missed a spot. This is not stated in lease. Lease is a written contract. Beware they nickle and dime you on other stuff above the rent$ 60 for trash, $50 a month to use the appliance, etc. close to $200 more a month. When I pointed out they cannot make up rules outside of a written contract I left. Sorry, but this is so shady. read more

I currentl live here. I wouldn't recommend it to anyone els. it looks nice and the staff are very polite and friendly. the rent is not what they say it is on the contrac, you will pat extr fees for things you don't use. They will pick up garbage from outside your door but don't set it on the groun or that's a fee. if you take your own garbage out they still charge the $35 fee. pest control is a joke so you have to do it yourself and you still get charged a monthly fee either way. This is the worst part for me. The walls are so thin I can hear the people down stairs walking around and next door I hear the cabinets open and close and look to see who is in my kitchen. You hear people walk up or down the stairs in the middle of the night and people talking outside. I can hear when the neighbors are showering or anything else. It's very irritating. I will be moving out as soon as my lease is up. read more

Looks and first impressions extremely deceiving! Sure there's a pool, gym, dog poop bags, a coffee station, grill/space you can rent for parties, amenities you name it, etc....HOWEVER, the pool is closed every Monday for cleaning, and as of right now it's been closed for a month to reopen who knows when. You can only reserve the party get together spaces during business hours, and the gym only gets cleaned if you send in a management request through the app or when the southeastern rep is stopping by for a visit. It's amazing how spotless and nice this place starts looking in 24hrs when the vice president of operations is coming down. That's also the only time the fountains are actually working too. But aside from just basic amenities you'll be paying for the secure gate system to ensure only residents are coming in and out has worked for a total of 2 two days in the last 8months we've been here. Bottomline: You'll be paying for amenities you in reality can't use and don't really have. Oh, and that "Total Monthly Payment" you sign on your contract is not the actual amount you'll be paying. They have a separate fees paper, which you don't sign btw that tacks on a good $250 more a month, and add another fee for the third party billing system, and tack on another charge if you want patio shades because they only have one approved-opinion style and it has to be purchase through them, and they only do pest control on Fridays by request and even if you do your own pest control you still have to pay them 15/month, etc etc etc. Oh and that doesn't include the separate water bill and electric bill you'll have to pay. Just for an example that "1644 rent" will actually be just over 2,000/month. Also be sure to triple check your bill because they tried to add additional insurance charges that we had to correct the first three months we lived here. Bottomline: You'll be paying more than your told the first day. This place gets a solid 1 of 5 from me. The only reason I wouldn't give a 0 of 5 if I could is because the maintenance staff is very nice and fixed our dishwasher and broken window after 4 months of us living with it since we moved in. Bottomline: It was a livable space, but if I could do it again I would have chosen a different place. read more

Lived at Sterling Creek for 6 yrs. and saw it go from 5 stars to 1 star when it changed management companies. It took 2 months to get my kitchen floor fixed! Rate increases all of the time for extra services, (i.e. additional $30+ because dumpster has a compactor). Gated Community where gates don't always work (i.e. break regularly and didn't work for over a year recently). No playground or play area for children. Whole place is a dog toilet: people don't always clean up, even next to mailboxes. Pool closed a lot for mechanical reasons (Office admitted it has also been closed by Health Dept.). Kitchen by pool is usually filthy. Cars with flat tires, towing tickets, no registration sat in front of building for over 2 months taking up needed parking spaces. Employee told me majority of security cameras don't work. Basically, the only email from Office is that rent is due, and not that pool is closed, garbage pick-up to be late, etc. One of the leasing agents started yelling and slammed down the phone in the middle of a question I had. Requested exterminator (an extra monthly fee) to spray apt. for bugs and balcony for wasp nests. He said he is only allowed to spray for 1 item, I had to pick 1.Twice I was promised that if I renewed lease the rug would be cleaned, but that never happened because the leasing agent I had the agreement with was no longer employed. Most of the staff lack "people skills" once you sign a lease! What was once a beautiful lawn now has a lot of bare spots and weeds. Gym is usually filthy. The beautiful fountains are turned off. This apt. complex is definitely not a luxury place anymore. read more

Our 21 month experience at Sterling Creek has been mostly pleasant. A special shout out to Sean and Taylor on the maintenance crew. Both of these men are hard working and highly competent. They are always pleasant and continually working, a rare trait in these times. Every time we have needed them they have been right there. Any employer would be happy with these two gentlemen. The office area has a small conference room which has served us well when we have had short business meetings. A special thank you to Lacy in the front office. She is a professional and always understanding of particular needs. read more

DO NOT MOVE HERE. It is now 7 a.m the day after Christmas and the complex fire alarm is going off again for the second time in 2 hours. The first was at 4:30 a.m. and this has been going on for months. It is a loud blaring noise for 20 mins. There is no explanation. My spouse and I have both been deployed to combat zones and miraculously we were able to get better sleep there than we do here. It sucks to watch him jump up out of his sleep just as he would in a combat environment. This is supposed to be a gated community and the gate is always broken. read more

So this has been some experience. Luxury, not. Firstly your staff must have a luxury mindset to create a luxury experience. They threaten to fine you for everything. I was in a car accident on the property & my car couldn't get towed until the next morning due to it being a Sunday. There was some debris remaining from the scene that I was not even focused on as the police drove me and my disabled son back to my apartment. The next morning, I receive a call from the rental office, "Hi Ms. XXXX, we don't know who else was involved but if the debris is not cleaned up, we are going to have to fine you". No concern over how we were doing or about the accident. The smoke detector started beeping...they would not replace the battery unless I purchased it first. There are people constantly breaking in cars. The building is not sound proof at all. I can hear my upstairs neighbor when he snores, uses the bathroom (can hear the entire stream), when taps his toothbrush on the sink after brushing his teeth. The breezeways are always linty because the dryer exhausts don't have covers to catch the debris. The office hours are never followed by the staff. So if your package was left there for some reason, you cannot get it unless you have a day off, or go into work late or catch them on the weekend if they are not busy showing apartments. The website says they should be open until 6pm. The gates are always not working. They give you sticker decals with a small chip embedded in them and of course they wash away at least once a year, now they want to charge $25 for a replacement, instead of giving you a fob for the gate. The good: The staff are very nice and welcoming. The property looks nice and elegant. The pool area is fantastic. Maintenance has been quick and responsive. The bad: The sound insulation between floors seems to be close to non-existent. Neighbors footsteps above echo and thump. Heaven help you if you live below someone with almost any sort of pet. The noise is disturbing and thunderous when a medium size dog chooses to jog or run back and forth or if it barks. This is probably close to a non-issue if you choose a top floor unit. We are on the second floor. I try to walk as softly as I can in consideration of the tenant below. Sadly, the tenant above is indifferent even after multiple complaints given to Management. Our unit was poorly cleaned on our arrival from out of state. Walls and the kitchen counters/cabinets and backsplash were clearly just not done. The unit itself smelled moderately of the prior tenant's poorly bathed pet. I will say that Management offered to have the cleaning company re-do the job. read more

They treat my dogs like family. When I'm concerned about anything in and around my apartment they come that day to assess and fix the issue. They are profession and courteous and as a soldier that is off to training often they make sure my apartment and belongings are kept safe with excellent staff attention. I highly recommend this apartment complex if you're new to the area and want to live in a place with neighbors like back at home read more
