    It's a comfortable place to settle into for a couple of years until it's time to move into a home…read more I have made extensive efforts in creating a comfortable and cozy interior space that I quite like, but I cannot say the same about the exterior. This is by far the junkiest, most litter filled mess of a complex that is honestly embarrassing. Trash is very often not picked up as per the nonnegotiable $50 trash pick up service. Neighbors will leave non bagged trash out for months until it turns into literal sludge with no repercussions despite many complaints. It is additionally extremely dark at night due to lack of proper light posts so you have to be very vigilant. The point being -- this is an apartment complex that serves its primary purpose regardless of the multitude of other problems. Also, do not send packages here. People will rip open packages and rob you blind despite the staff's efforts to avoid this problem. I have had 3 packages mysteriously disappear after being told they had arrived so take that with a grain of salt.

My fiancé and I lived here for 11 months, and it was hands down the most traumatizing, disgusting, and dangerous living situation I have ever experienced. Management is incompetent, the building is falling apart, and the "luxury" they charge you for is a complete lie. Health & Safety Violations * Lead & Mold: We had black mold in our kitchen and bathroom for the entire 11 months. Management knew and did absolutely nothing. Even worse, there was lead in our water from their faulty faucets. It took them 6 months to address it, and during that time, they had the audacity to tell me to contact Cherokee Water myself--as if their infrastructure issues were my responsibility. * Neglect: When we moved in, the air filters hadn't been changed since April 2019. The "amenity" jet tub was broken and spewed black gunk from the jets, meaning we couldn't take a bath for nearly a year. The sinks and shower were constantly breeding pink mold due to poor drainage and old fixtures. Incompetent Management (Kelsey) The property manager, Kelsey, is the rudest, most unprofessional person I've ever dealt with. * The Sprinkler Fiasco: We had ripped-out sprinklers from day one. Seven months later, after fire inspectors cleared us, Kelsey sent a threatening email stating we'd be liable for all fire damage if we didn't let them rip out our ceilings immediately. * Retaliation: When I told Kelsey I would be recording our conversations for my own protection (which is 100% legal in GA), she threatened to cut off all maintenance and services to our unit. * Mail & Trash: They don't care about the grounds. Trash overflows constantly. They leave "valet" trash cans in disgusting condition and threaten to charge you $75 if you don't keep the filth inside your home. The mailroom is a disaster; packages sit for a year, and we constantly received mail from like every tenant that they also refused to manage. Dangerous Maintenance & Security Except for Adam (who is the only decent person on staff), the maintenance team is a nightmare. * Harassment: I had a maintenance man watching me through my bedroom window, who also physically pushed himself against me on a separate occasion. When I reported this to Kelsey, she gave a half-hearted "sorry" and sent the same man back to my unit. * Animal Cruelty/Neglect: Another worker traumatized my cat so badly that he is still terrified of people months later. They also ignore the distressed, stray cats wandering the property, dismissing them with "I think people own them." * Privacy: We requested to be notified before entry every single time. They followed this request exactly 3 times in 11 months. Grounds & Infrastructure * Flooding: Multiple units had sprinklers explode, ruining everything. The community was so fed up that a mass lawsuit was discussed among the residents. * Parking: They allow cars to block garages. When you complain, they demand video proof instead of actually enforcing their own rules. * General Filth: The place is nasty. We moved in to find a car battery left on our porch and the unit hadn't been cleaned. When they "fixed" the tub, they ripped off the trim and left it that way. This place is a health code violation masquerading as an apartment complex. Between the fire alarms going off at all hours, the broken dishwashers, and the predatory maintenance and terrible management, you are safer and happier anywhere else. DO NOT MOVE HERE. I'd also like to mention that we were completely lied to about where we'd be moving. We toured a apartment in building 200 and they had to sign the lease and did not tell us that we were signing the lease for a unit in building 900.     I rarely write reviews, but feel it is important to for others to know what they are getting in to…read moreBEFORE leasing from Lea Woodstock. My initial experience was wonderful - Brenda, Paige and Melissa (leasing consultants) were beyond helpful and professional. They made the leasing process super easy! The problems began once I actually moved in. Because of timing, I actually began my lease 2.5 weeks before I moved in. I was able to stop by when driving through the area for work to complete my walk-through a week before my move-in. Everything looked good - clean and orderly. Brenda walked me through several features about the unit and the property. I left that day feeling excited to move-in the following weekend. I moved-in on Saturday, July 6th - as you can imagine, it was hot (and I grew up in the south.) The first thing I did when I unlocked the unit was turn down the thermostat to 70 (from 78.) After an hour, there was no difference and the thermostat showed 80. In an effort to be proactive, I called the office and they sent someone from maintenance. He assessed the unit quickly (maybe only 10 minutes) and said there was a leak and he would need to order parts for the HVAC and they would be installed on Wednesday (July 10th.) He also brought me a portable a/c unit. Which seems reasonable, except that the only place to install that is in my bedroom - which does not extend to the rest of the unit. The remainder of the day was miserable (much more so than usual for a moving day) because we could never get cooled down. The thermostat stayed between 80-82 all day, from 1:30pm-11:00pm when I went to bed. After my family left (they had planned to stay the weekend to continue helping me get settled) I turned out all the lights and closed the blinds, etc. When I woke up the next day, the thermostat was at 75 - which was an improvement. The portable unit was cooling my bedroom to probably lower than 75 but cannot extend further since the unit is a closed concept. After Sunday and Monday, I decided to drive back to TN on Tuesday. However, when I started packing things I discovered a large puddle of water underneath my bathroom sink. I called the office and sent an email to Brenda and Brooke (Assistant Property Manager.) In my email I expressed concern, frustration and disappointment that I was leased a unit that was not in working order. It is a lot to have three issues in three days of occupancy! Here is Brooke's response: Good afternoon Susan, While I can empathize with your current situation with your A/C unit, we cannot anticipate when repairs will be needed and cannot offer compensation because of an inconvenience that is out of the staff's control. 78 is the standard temperature at which we set all vacant apartments and is specified in our Cushman & Wakefield's policies and procedures, so I do not see this as concerning during your move-in. It looks like your maintenance request was submitted on Saturday, July 6th, 2024, which is outside of normal operating hours for our Maintenance Staff. We have provided a portable A/C unit to your apartment in the meantime and we will be handling your maintenance request in the order in which it was received. If you have not done so already, please call the Leasing Office regarding the standing water in your bathroom so we can have this addressed by Maintenance as soon as possible. I hope you enjoy the rest of your day! Best regards, Brooke Brunette Assistant Property Manager As of today, July 15th - I still do not have a working HVAC unit and someone just came by to work on the leak under my bathroom sink. (The maintenance staff has been very kind!) I start my new job tomorrow (July 16th) and had hoped to have 10 days to get settled, adjusted and ready for my new job. Instead, I've spent time and money traveling back to TN and stress calling/emailing to be treated like I am being unreasonable. Brooke didn't seem to understand that I wasn't concerned with the 78 temp while the unit was vacant, but was concerned that the HVAC wasn't working at all (and had been assessed by their maintenance staff.) All I've been asking for is the unit I leased to be in working order. In addition, you would think there would be more urgency to address these concerns as I am a NEW tenant. Having a unit that is up to code is a great way to start a lease, and makes move-in so much better! Brooke's email was a missed opportunity to create a loyal customer and tenant. There is a major lack of basic customer service from at least one of the management staff.

    We've experienced multiple unauthorized entries into our apartment without proper notice, which…read moreviolates both our lease agreement and Georgia landlord-tenant law. Just today, maintenance entered while we were at work -- without any specific notice that our unit would be entered. This follows a similar illegal entry on July 23. Our lease (Section 16) clearly states that entry requires reasonable advance notice, and Georgia law supports this standard -- usually meaning at least 24 hours. Blanket emails saying "your building is scheduled this week" don't count. They are using vague notifications as an excuse to enter units at will, which is completely unacceptable and unlawful. In addition to the illegal entries, here's what else we've dealt with: * Leaking trash bags in breezeways from valet service regularly skipping pickups * Severe parking shortages, forcing us to park in the fire lane * Broken EV chargers, unsecured front gate, and vandalized amenities * Clubhouse always locked, pool bathrooms vandalized, and dogs in pool area despite rules * Our car was vandalized with zero response from management * The leasing office ignores calls and staff are rude and dismissive when concerns are raised All of these problems started after we renewed our lease under new management. We've tried to raise these issues multiple times -- but when the staff doesn't answer or respond, nothing gets resolved. Now we're being forced to seek early termination because of repeated legal and contractual violations. Management may smile on the tour, but once you're in, they don't care about your rights, your privacy, or your safety. Don't be fooled.

    The Good: -If you work from home, THIS is the place for you…read more This apartment has the ideal layout for me to have office space without needing two bedrooms. Additionally, it's quiet and has beautiful grounds for me to walk on quick work breaks! This complex feels like a resort and is perfect for living and working from home. -DAWN! Dawn has been professional, courteous, and clearly knows her stuff. Dawn answers my emails in a timely manner, which I appreciate. -Gino! I've spoken with Gino on the phone a few times and he has always helped with my questions. -Maintenance: I needed maintenance to drop by and I liked that I could submit my requests online and they followed my request to call prior to coming into the apartment to accommodate my work schedule. -Dawn explained to me on move in day that there were several issues in the apartment with the mirror and the tile in the kitchen. I appreciate that I feel like they are working on getting these things replaced as they are able. -THE WINDOWS! The windows are HUGE in this place, letting in so much light. -Valet trash service is awesome. The Bad: -I was sorely disappointed on move in day that my kitchen was not upgraded. There are no granite counter tops, no microwave, and the oven is awful-as there is no timer/clock/anything on the oven. I expected better and I hope they plan to upgrade these units in the near future. -There are multiple issues with the wear and tear in this apartment, including a bathroom door that you have to yank open and shut, corners of cabinets in the bathroom and kitchen that are broken and left like that for move in day. -The bad doesn't overshadow the good for me. Mark has been nothing but helpful and am glad we landed here at this community. It's by far one of the better properties I have lived in Woodstock and I lived at Avonlea and other apartments in downtown Woodstock and near the high school Woodstock. Thanks for providing the services and customer service . I really enjoy living here and will call them no hesitation with any further issues if need be. I know they will work on fixing them immediately. Only thing corporate needs is the ability to write reviews on their website but that's the corporate that approves fixes.

    I stumbled on the Yelp page for this complex and saw the terrible rating. I knew I needed to say…read moresomething... My family and I have lived here for a little over 6 months now, and this has been the BEST rental experience we have ever had! The grounds are peaceful, quiet, and well-cared for. The staff goes out of their way to plan monthly community events. Our neighbors are friendly and mostly keep to themselves. Maintenance is also very quick to respond to requests, and we have never had any issues that haven't been addressed within a few days. The complex is older, but there are clearly efforts to keep up with the amenities as well as the apartments themselves. I've never felt unsafe here as a stay-at-home mom to young kids, and the location can't be beat. Not sure when management changed or had its glow up, but this is a GREAT place to live. If you're looking for an apartment in the area, this is a wonderful option at an affordable price. Half the battle of finding a place to rent is finding a responsive and dedicated property management staff and maintenance team and this place has both.
