Very well located just next to 270 and very close to the lake . Rooms were spacious and we also had a extra sofa to bed option. Nice parking facilities.. very helpful and courteous service .. they have freee breakfast and it is pretty good. Many other hotels that we searched didn't have it . There is NO swimming pool . If you see in photos, it was probably 3 years back when they had it . They have laundry facilities which is useful , if u play sports and have to wear the same jersey next day . Walkable distance to the lake where you have many awesome restaurants. Thai, nandos, pizza, chipotle - u name it .. Nice and easy checkout . Lots of parking .. free ice vending machines. I just wished they cleaned the rooms every day. We stayed for 3 days , and they didn't clean even once :( would have given a 5 star rating , if they did the cleaning .. overall We had a good stay.. read more

hotel staff rude. they looked down there nose at us asking "ARE YOU SURE YOU BOOKED AT THIS HOTEL, AND NOT ANOTHER". we booked a handicap room because my husband is handicapped. we woke up at midnight our carpet was soaked because the air conditioner was leaking, and then they moved us to a none handicap room which made it very difficult for my husband. There was not enough seating for the breakfast buffet, and some guest was forced to stand and eat. THE BREAKFAST WAS TERRIBL! First off breakfast buffet had very limited choices. Dry flavorless eggs, lumpy oatmeal, a toaster that could not even toast or brown bagels and bread. the staff never restocked the eggs, bread, fruit, or coffee. So, if you came late for breakfast you was out of luck, and didn't get breakfast. I will never stay at this hotel ever again. TRUST ME DON'T WASTE YOUR MONEY ON THIS HOTEL YOU WILL REGRET IT! read more

Stayed several nights. It's OK. Great stand-outs: Clean room, especially considering the age of furnishings. Kudos to cleaning staff! Front desk check in Allison is terrific - very helpful, friendly and professional. Great location within short walk to RIO boardwalk and lake. Near Metro red line. Why it's only 3 stars: Breakfast in May 2024 is the sparsest I've seen at any SpringHill and I travel alot. Lower quality, limited breakfast offerings, not as expected for the brand and very disappointing. Room is dated w/old worn furnishings, couch sleeper had stains and worn cushions. Lamp shade stained w/a hole. Lobby showing wear and a dirty stained entryway with cigarette butts strewn around entrance (c'mon power wash it already). They've permanently closed the pool. Past time for a refresh! Considering all of the cut backs they've made they should have more than enough $ to bring this property up to normal SpringHill Suites standards, would be great then. read more

My company always request to stay here for company events. This hotel is conveniently close to popular restaurants and the Rio lake front. The room rates are some of the best in the area. Not to mention the free breakfast and parking. The front desk Jasmine is one of the most helpful and nice individuals that work in this establishment! The rooms are always very clean as well. read more

Stayed here Oct. 18 & 19 while attending my sister's wedding. Nice Marriott brand located just off I-270 and close to restaurants, shopping and the Washingtonian Lake. Check-in was quick and easy. The room was large and comfortable with a separate sitting/work area and bedroom. Refrigerator, microwave & sink all pluses. The bathroom was modern and spotless. The heating/AC unit worked just fine. The room furniture was a bit worn but not a big deal. They had the standard breakfast items, eggs, bagels, cereal, etc. But here's what I didn't like. I got my plate of eggs and took a couple of skim milk cartons to my table. I was about to open one when I noticed the expiration date. It was Oct. 14, 5 days earlier. I looked at the other one and saw the same thing. I went back to the refrigerator and saw all the skim milk was expired. I then took a couple of 1% milk and had my breakfast, making sure to tell anyone I saw with skim milk to not drink it. When I saw an attendant, I brought it to her attention. She immediately started emptying the cooler of all the skim milk. While that was the right thing to do, I couldn't help but wonder why nobody thought to look for 5 straight days at the expiration date of the milk they were putting out for their guests to drink. They won me back on Sunday morning when I was checking out. The weather in the DC area was very bad that morning and the rain was moving north toward my NY City home. I decided to check out at 6:30 AM and try and overrun the rain. I got packed quickly and did a video check-out. I was walking past the breakfast area and smelled eggs. I knew breakfast didn't start for another 30 minutes but I stopped to see if there were any eggs ready. There were but I just wanted to get on the road. The Front Desk Attendant saw me and came over. She asked if I wanted breakfast. I said yes but I said I wanted to get on the road and try to beat the rain home. She said if I could wait just 2 minutes, she would give me a bowl of eggs and wrap it to have in the car. And she did. I thought that was a really nice thing to do. BTW, I didn't get out of the rain till I got north of Wilmington, DE. A little over 100 miles. But the rest of the trip was nice and dry. read more

Very clean hotel. Very quiet. Free parking. I don't like the sink being outside of the bathroom. I mean you have to touch the door before you can wash your hands but outside of the design flaw...I've stayed here twice. read more

Really pleased with this hotel. It's in a fairly quiet area and within walking distance to restaurants and shopping. Everything was very clean. We had a king suite and it was set up really well, including a sofa bed and kitchenette. Bed and pillows were very comfy. My only complaint is the lighting in the bathroom. It's a very dimmed light over the door, so when you are in the shower with the curtain pulled it's hard to see. If someone has limited vision, it could be a problem. Staff was very friendly and helpful. Would definitely stay here again! read more

Occasion: Business travel I have stayed at this property multiple times over the last year or so, but not again! First of all, this hotel has a quiet side and a highway side. You can request the quiet side, but they won't guarantee it. You just have to be lucky when the front desk staff assigns rooms in the morning. That's not nearly the worst thing though... I was in the area on business last week and booked a room there; requested the quiet side. I stay here enough that they mostly know me and I'm a Platinum member so it's usually not a problem. Except for this time. I messaged them on the app in the morning confirming that my room was on the quiet side and was told no and they can't move me. I looked at the other 4 Marriott properties in the area and they were all booked so I was trapped. I begrudgingly accepted my fate and went about my day. Later I received a chat that they were able to move me to the quiet side and a little later I received a notification from the app that my room was ready. Great! When I arrived around 1030pm after a LONG day, they did not have a room for me!!! Apparently, they were overbooked and no one actually assigned me to a room! Not only that, but they wanted to put me in the Holiday Inn!! Nope nope nope. After showing the desk clerk the texts and notification about my room, she informed me that they don't have any rooms left for the night. I let the front desk clerk know that she needed to put me in another one of the Marriott properties that are nearby. At around midnight after keeping me waiting while she called around, she found a room for me at the Marriott nearby. She was great and I remember her from previous stays; when I asked her where was her manager during all of this chaos (think multiple people displaced, some more graceful about it than others at nearly midnight), she informed me that not only was the manager not there, he was not answering phone calls or texts. And her last day of employment there was the day after I checked in - I commended her for not just walking out the front door. The hotel comped my room for the night, but on business travel that did nothing for me. The moral of this story is that this hotel is poorly managed - it is nothing short of reprehensible that the GM left her there knowing that she would be dealing with a steady stream of angry customers on her second to last day. For that reason alone, I won't be back! Would I recommend/revisit? NO NO NO NO NO read more

We are happy to Thank the SpringHill Suites in Gaithersburg for their Superior Accommodations & Service. The rooms were spacious and we also had an extra sofa to bed option. We are Marriott loyalists. We try to stay at Marriott's whenever we can. This one is just ok. We checked in at 3am on a Friday morning and the night auditor was a bit grumpy. Took us a while to check in since she had to finish her cig outside before coming in and check us in during the middle of the night audit. The room could have been better. There was a stain on the bed sheets we didn't notice until the next mroning under the pillows and the shower also had an orange stain in it like a hard water stain. The bed was old and really worn out. We both just rolled to the middle and sank in. It was uncomfortable to say the least. I wanted a water so I went to the vending machine to get one. The vending machine on our floor was out of order so I went to the next floor down. That vending machine when you hit the water button was giving out sierra mist. I tried twice. I went to the same front desk the night auditor and she said, "I know you don't need to say anything & gave me $4". Then she said, "You can buy water here for $4.25." I said ok and bought a liter of water. That night we were awakened at 4am by the room across the hall yelling and swearing. We tried to go back to sleep at 8am we went down for breakfast & the food was kinda gross. Hockey puck eggs & sauage, and cold bagels. We made do. We then asked the morning manager to change rooms due to the neighbors & he was very accommadating. Our new room was also just ok. Front 2 lights were burnt out & the shower had a huge gash in it with a chaulk repair job. The sink had a crack in it. At least the bed was comfy in this room. They do have free Wi-Fi which is always a plus, but that doesn't make up for the rooms. We probably would not stay at this location again we have stayed at the full service Marriott down the street and the Courtyard down the street and they are much, much better. read more

I've been living here for the last few months. It's not the best Springhill Suites, but is certainly not the worst one I've been to. The place is clean, well maintained, and close to an outdoor area called Rio with good food and some shopping. The desk staff is friendly and helpful. The cleaning staff consistently ignores my "do not disturb" sign and cleans my room anyway. That's really annoying. Some other reviews talk of the tour groups that seem to be the main customers, and I certainly see that too. I don't find that to be a bad thing, but if you're looking for breakfast after 8 am, you might struggle a little to get in. The breakfast is somewhat of a disappointment. The two proteins consistently set out are watery scrambled eggs and sausage. Always sausage. I'm not a fan of scooping my eggs out of a watery mess, nor a big fan of sausage every day. There seems to be no attempt at diversity or options at all. There are no good cereal choices. Almost every hotel offers raisin bran...but not this one. If you like Cheerios, you are in luck! That leaves yogurt, and maybe a banana, if they aren't all gone. I've taken to buying protein bars and keeping them at the office instead of getting anything from the hotel breakfast. If I was to rate this breakfast offering alone, I'd give it 1 star. Transportation wise, there's a convenient bus in the morning in the 74 to Shady Grove Metro, where you can get to anyplace. There's a free shuttle after 6:30 or 6:45 (not sure of the times it starts, as I'm usually gone). The shuttle ends at 8. Friendly guy, and font forget to tip him. The beds comfortable, and the room is a normal Springhill Suites. If they had a decent breakfast, I'd give them 4 stars. read more

Compared to other Springhill Suites I've stayed in, these rooms are small and outdated. The lobby and service are great, but as another reviewer mentioned, the LG Conditioners made the stay uncomfortable. It was cold when we checked in the room and when I went to change the temperature up to 72, there was a burning smell that came from the unit. I had to open the window to air it out. Breakfast is included in your stay, but get there early. read more

Love, love, love the Springhill Suites. I stay here frequently for work and it's become my home away from home. The hotel is clean, the rooms are clean, the beds are comfortable, the breakfast is good (especially after they removed the wall to make the space more open) but the best is the staff. Everyone from the front desk staff, housekeeping, maintenance, shuttle driver, sales and management are very friendly, welcoming and willing to do their best to make your stay a great one. A perfect example was this little surprise they left me on National Oreo Day as shown in the attached photo. read more

A completely great room for the price. The bed and pillows were super-comfy, the room was clean, the in-room coffee was good. The in-shower tea-tree toiletries were a nice upgrade. The large HDTV was mounted to the wall and swiveled for viewing from the sofa or the bed. Our rate included a well-stocked breakfast buffet - was pleasantly surprised by the selection that included eggs, sausage, pastries, bagels, fresh fruit, cereal, yogurt - something for everyone. Front desk staff was delightful and helpful. I'm comparing this to another local hotel I stayed at the night before, and for the same room price, the experience here was SO MUCH BETTER than where I stayed, which was off the next exit north on I-270. SpringHill is conveniently located. I would not hesitate to have family or friends stay here when they visit. read more

Friendly front desk experience upon arrival. Nice, clean room - I enjoyed the little different areas to separate the bedroom from the living room/kitchenette. I put my carry out salad in the little fridge and when I got back three hours later it was frozen. The setting must have been too high and I didn't notice . Everything was nice though overall. Will probably stay again. read more

I booked 6 King Suites a week in advance for business travel, for 3 nights. When we arrived we were told our rooms were all just double beds. I showed her the email confirmation I got (I'm a Marriot Rewards traveler) confirming we all had Kings, and the ladies at front desk told me that when I call Marriot's reservation number that they really don't know what kind of rooms they have or whats available and that it is the fault of the Marriott reservation number, not them. CAN YOU BELIVE IT? Horrible excuse especially since I stay 50 nights a year and know that is a total lie. So we got stuck with double beds, so I said that "the rooms will cost less now right" and they said NO, same price!!! The shower water was not hot at all, in fact it was barely warm all three mornings I took a shower. The breakfast is the worst I have had in years, and all three mornings in a row the smoke detectors over the breakfast area kept getting set off by the toaster. Again, I asked the front desk why they don't just change the temperature of the toaster so that it does not burn all the bagels etc. but the reply was that customers would only turn it back up so why bother. If you are traveling for business avoid this hotel. If you are traveling for vacation or to visit family in the area, avoid this hotel. This hotel seems to mostly serve bus loads of school kids on field trips and tour busses of people from other countries in town to go site seeing in DC. This hotel is NOT managed in a way that they want or expect ANY repeat business. They are doing less than the minimum, and it is my guess that they do that because most of their customers they will never see again, they are from tour bus companies. The only thing good about this hotel was the bed was comfortable. read more

I stayed here and I have nothing but good things to say. Very clean room, comfy bed, great prices, nice sized suite w a smart layout. Front desk staff was nice, even though they were busy and working long shifts over the Xmas holiday. The hotel felt quiet and calm, and almost empty, so I was surprised to see that breakfast was packed and noisy every time I passed by. I didn't eat the breakfast, exactly, but it was fine for grabbing a cup of coffee, a piece of fruit or a bowl of cereal to snack on. Plus, I love being able to make myself tea or cocoa before bed. The staff kept that station stocked and tidy (despite the best efforts of a middle school sports team w no manners). Pool is tiny, but standard and bathtub warm, hot tub was scorching, and the workout room was immaculate. Finally, staying near the Rio is nice if you've got kids, or want to stretch your legs a bit on your journey. Who knew I had so much to say about a generic hotel in the DC suburbs? We look forward to returning. Seriously. read more

We the family love SHS - the space, the reception, the room. From Gainesville to Gburg - they have great accommodations - are VERY family friendly - and cater to you. This is my first stay at Springhill Suites and I am impressed. I love the room size, it allows me to feel comfortable rather than confined by just a bed and chair. I used the sofa to read at night and the two televisions in that space are an absolute plus. l Most hotels don't have microwaves in the room any more, but because this hotel doesn't have a restaurant (although surrounded by great places to eat), they offer a microwave. Inside of the microwave I was pleasantly surprise to have a neatly wrapped couple of paper plates and utensils for people like me who bring their food. The complimentary continental breakfast is well received, especially for someone on the go, I appreciated it. Looking forward to choosing this place again for my next visit to Rockville, to get the best rate for a 5-day stay, it was great. Thank you. read more

DO. NOT. SLEEP. HERE. I am sorry, I normally love these little Marriott properties, but this place installed some wacky brand of LG air conditioners that you CAN NOT SLEEP. They turn on and off with a bang, and are ridiculously loud. We were at a reunion, and have a bunch of rooms. EVERYONE noticed it! I think every executive at Marriott should be forced to spend a night in a room with this system. We had the engineer up to reset it and look at it, no change. So, the nice decor, the friendly staff, the decent TV, the OK breakfast all means nothing. If you can't SLEEP at a hotel, the rest is meaningless. And I am not normally a light sleeper (grew up in Manhattan, and slept through fire engine sirens), but this place is just awful to sleep at. Bring earplugs. The gym is a JOKE, they really should not even have one, if its going to be that small. The indoor pool was like a steam room, two minutes and I was out of there, gross. The area is great, you can walk to the RIO dining/entertainment area, which is really cool. But I repeat, if you can't SLEEP, why stay there?!! OY read more

We came here for my nieces confirmation. My brother lives in Derwood. I booked it based on reviews I read on the various booking sites. I have to say the location was great for our needs, the room was very nice ( fridge, microwave, iron and ironing board) very clean, and comfortable. But....... no coffee available during the day, coffee in room not so good. No newspapers available, 20 oz bottle of wine 20.00!! There was no hotel policy book in the room. The management would rather the only meeting room in the hotel sits empty and unused because there are 5 soccer teams staying here for a tournament and allowing one team to use it and not the others would be unfair. Room was ready when we got there. I was surprised by its size. Although technically a suite, it really felt cramped. Had to move around furniture to get around. In fact, had to move the tv stand in order to open the pull out couch. Pretty tight quarters. Hotel from Hell, stay away. At 12:30 am this morning (April 1st 2018) I called front desk to take care of the family across the hall from me, kids running in the hallway playing tag, banging doors between rooms etc, this had been going on since 9pm and I needed my rest before hitting the road that same morning. First understand that you cannot actually call front desk from your room as the room phone cannot dial front desk ( not the first time I've had that issue at this hotel). Anyway after calling front desk from my mobile they didn't even bother to respond. The issue was resolved when I had to go and personally confront this out of control family. When checking out I asked the lady at front desk why she didn't respond to my plea for help she said she monitored the 3rd floor all night, especially the room next door to mine. Well, I was on the 2nd floor and had called about the room across the hall from me, not next door. So, basically the procedure here is that guests have to take control of other out of control guests. Added to that issue is the horrific experience in the pool area, understand there was a lifeguard on duty, but bigger kids throwing a heavy water-laden football in the pool, even after 2 small kids were nearly hit in the head with this ball the lifeguard did nothing, nor did he do anything about the kid cannonball diving in between the little kids. And, 3 adult women swimming in their underwear was also not a problem for this lifeguard. If it's rest you're looking for stay away from this place. read more

This is a good hotel for the money. It is usually where I stay for business because of their metro shuttle, breakfast and for the walkable community around it. The staff are usually friendly and professional. The only issues I ever have surround the timeliness of their metro shuttle. The Front desk can usually have the van ready within 10 minutes, but increasingly more often it arrives after 20-30 minutes. I plan to continue staying at this location, but I would love it if they were more consistent with their shuttle. read more

My friend and I purchased a room this past weekend for my niece's birthday. The suite is so spacious, nicely decorated/updated and very clean! Two queen beds with a queen sofa bed, desk space, counter space with mini fridge and sink and TWO flatscreen tv's. The front desk staff was sooo personable, friendly, helpful and had a great sense of humor. I wish i could remember their names; a gentleman and young lady when we arrived the afternoon of 6/2, then a wonderful young lady on the night shift that evening. Each time the birthday girl walked by, they made her feel so special! I forgot my charger and they even let me use theirs and helped the delivery man bring up our pizza. They just went above and beyond. I love the hotel location as well; right by the Rio. The hotel: the lobby was gorgeous and immaculately pristine! The girls loved the decor and it made for a memorable backdrop to our photos. The indoor pool was nice, even the complimentary breakfast was the best and the staff kept it well stocked. The housekeeper was sooo nice as well when we had a few questions before checkout on 6/3. It was just all around a great experience at a beautiful, well maintained property with great guest service who took pride in guest satisfaction and doing a stellar job. It was my first time there and I'll definitely be back! read more

I can't speak to the quality of the rooms but I wanted to compliment the front desk staff that were on duty when I came by today at around 4 looking for directions to somewhere halfway across the county. Stayed there for two nights for a swim meet with my son. The A/C unit kept us up all night - noisy compressor. The faucet in the bathroom sink was leaking onto the counter top. Had to keep a towel there to allow the water to run into the sink. The beds were clean and overall service was good. Front desk was very accommodating. Breakfast was disappointing - rubber egg circles and sausage each day. The swim team picked this place, I guess the price was right. I would have preferred a Hilton owned property. read more
