With all these investors buying properties up & making everyone vacate when their lease is up is reaking havioc at HAS & on renters. I was very grateful my landlord kept me, this doesn't happen very often with these investors. I am beyond thankful for my case worker in HAS for getting me in quickly, getting everything done quickly & surprising me with good news. My venture is over for the time being, but please be patient with these ladies & gents at HAS....they are back logged trying to get each & every one of us settled. I think their question to home or apartment owers should be "Do you plan on selling this property to an investor anytime soon? lol... Thank ya'll for making this year end on a good note! Called back to check the next month and wasn't on any list. I asked again if they could add me to a list, so they said I was now on that list. Called back the next month, apparently I wasn't on the priority list and had to fill out another form and place a deposit. Now, after some consideration, I tried calling to get off their list and get a return on my deposit. Over the past 2 weeks I have called them 3 times with no response.

I'm giving the property one star because it did save a local landmark building and because said…read morebuilding's construction is concrete and steel - very solid. Unfortunately, beyond that, it falls far short of the "luxury" moniker it's given itself, especially after TLC (a local management company) began managing it this spring. Finishes and appliances are cheap, like the cabinetry, which is made of particleboard with a thin veneer that flakes off easily. The communal rooftop sun deck is full of rotten patio furniture, and all the plants and shrubbery there are dead. Elevators, hallways and other common areas are frequently dirty or smelly. If you report it to Management, it will typically be cleaned up within a day or two, but the idea of proactively inspecting these common areas for cleanliness on a regular basis apparently escapes them. The town square, where the building is located, is a hotspot for vagrants that sometimes camp out around the doorway and have been known to harass or panhandle residents or their guests. They also fight among themselves nearly every night, and some clatter up and down the sidewalks on skateboards until well after midnight. Additionally, just this past week, the local news reported that a young man was jumped and severely beaten by a group of thugs in the parking garage that is adjacent to the building and where some residents park. Ear-splitting noise from motorcycles and "hot rods" takes place nearly every night as misfits have turned the square into their own playpen for racing and general mayhem.

Two points that were especially interesting: a. His firm doesn't charge a set up or leasing fee (many others charge 50-100% of one month's rent) b. He doesn't charge prospective tenants an application fee.

Apartment complex said there was nothing they could do and just call the police to report. Parking- Good luck ever finding a parking place, the spots, the street, and anywhere else is taken all the time. Construction- I found so many rusty nails on my balcony that I couldn't use it any more. Door knobs feel off, fan chains fell off, and the entire apartment felt like it would collaspe at any minute. Management- The worst people ever! They don't respond to your questions or concerns and once you move in they don't feel like you deserve the time of day. I would fax, email, call, and leave Facebook messages with no responses. All in all you can find much nicer houses to rent for far less money. HAS (housing authority of Springfield) is a housing authority that helps low-income people find and…read moreget affordable housing through their section 8 voucher program and also their public housing assistance program. They manage quite a few properties "public housing" and my review is of Stillwell Columns in downtown Springfield Mo. My spouse and I applied for public housing on January 23, 2022. We decided to go with public housing because the wait time is much shorter currently than applying for section 8. If we had applied for Section 8 we would have been on a waiting list for 2-3 years. The application process was easy and the people at HAS were very helpful with any questions I had. They were always polite and communicated promptly with emails and phone calls. By mid March 2022 we had completed the process and had been offered an apartment at Stillwell Columns. We moved in on April 4th 2022. We've been here about three weeks now. The staff, management and other residents are very nice and always helpful. The apartment is clean and well maintained. We had a couple of very minor maintenance issues when we moved in but I reported them and they were addressed by maintenance within 24 hours. The building is always clean and well maintained. It's very quiet here too. The building is pet friendly although you DO have to jump through a few hoops to get your furry friend approved like spayed/neutered, vaccinations and a health certificate filled out by a vet (which must be done yearly by the way). Our two cats are actually emotional support animals so we didn't have to pay a pet deposit (which currently is $200 per animal) but they were still required to be spayed, up to date on vaccinations and get a wellness check up with a vet before they could move in. The grounds outside our well maintained as well. I would definitely give this public housing a 5 star rating. I'll attach photos as well so you can get an idea of what the 1 bedroom units look like.

DO NOT live here. Period. Just don't…read more When we moved in (sight unseen, was definitely a poor decision on our part), we had a laundry list of things that needed fixed in the townhome on day one. From doors that wouldn't shut and poorly installed towel racks (that fell at random one day), to missing lights and a soft shower floor, we've had the works. We have put in almost a dozen maintenance requests for different problems in only a month in a half. We're currently dealing with a leak in our ceiling that the property manager doesn't seem to be taking seriously. It grew mold the first time, and the second time I had to reach out personally to figure out when they planned on sending someone by because the leak was doing physical damage to the drywall and seeping under the wall, within 6in of the main electrical panel. It's now leaking again, and although they've been by, I haven't heard anything on when they plan on coming back. I've had several conversations with management pertaining to lack of communication and poor pre-move-in inspections (which could have saved 80% of our smaller problems), but nothing seems to be working. They still don't communicate, and although we've gotten most of the things on our list fixed, the leak in the ceiling is a huge issue. It was so bad the last time they worked on it that we had drain flies for a week. I feel like I shouldn't have to reach out to management about a work order that's marked as Complete on their app, when it's not and we haven't heard anything about when they plan on coming back. I've had to submit duplicate work orders multiple times because the work orders that I submit get halfway completed and then marked as complete. I wish the communication was better, because the office people have been very nice every time we talk to them, the ONE maintenance guy is doing the best he can to cover an entire property, I just wouldn't have moved in if I knew these issues existed. We lived at Old Stone Apartments and 60 West Apartments before this, and the difference is night and day. I don't know if it's the corporate office's problems of if it's just local problems. I don't know if others are having similar issues or if it's just our townhome, but it's ridiculous. UPDATE 09/10: After talking to their parent company, management here finally decided to outsource work for the 2-month-old leak in our ceiling. We went on vacation from 09/03 to 09/09 under the assumption that the leak would hopefully be fixed by the time we got back. That assumption was wrong. We received a message the day after we left that maintenance would be by to open up the ceiling so that the contractor could complete the work required to fix the leak. We received another message on 09/08 stating that the contracted company and property maintenance would be onsite to fix the leak on 09/09 and have the ceiling patched by end-of-day. That statement was a lie. Not only did they not do any work to the ceiling, but the contractor also wasn't supposed to do any work that day. As it turns out, they were only there for a formal estimate to be submitted the same day to management to approve and schedule the repair. We confirmed this by calling the contractor ourselves. When we brought up our frustrations to management the night we got back (09/09), they sent an apology message and blamed damages to our washing machine, an unlocked exterior door, and a huge mess in our kitchen on the contractor. They told us that they complained to the contractor about these issues and requested a different technician be onsite for the actual repair (I guess they admitted they lied there?). However, upon further conversation with the contractor, they stated that they had been in contact with management, but only to confirm the appointment, not about any complaints. The lies here are ridiculous. I cannot believe we are being blatantly lied to about work that is being (or not being) performed in our own home.
