I've lived at Eko Park for almost two years now. I was moving to Springfield and had no experience…read morewith the city really. What drew me to Eko Park was the "all utilities included" portion of the rent. I pay a singular flat fee ($885 for my 1 bedroom - 1.5 bathroom), and that covers my trash, sewage, water, internet, electric, and cable). The flat fee will increase to $895 in 2022. I also pay an additional $10 per month cat rent fee - bringing the grand total of my monthly bill to $895 (or $905 in the new year). I have to say that Eko Park is nice - and has exponentially improved since taken over my Affinity Property Management. Jesse, the Property Manager, is extremely competent and efficient. He is welcoming, helpful, and knowledgeable. I've asked so many questions since moving in the summer of 2020 and he's been able to help me navigate all of them. The apartment "look" may not be everyone's style - to be fair. The kitchen has industrial open shelving, where all you dishes and belongings are exposed and visible at all times. The lighting is a harsh LED bulb invaded in caging, to give them a very industrial feel. The bedroom carpet is black, which definitely would not have been my choice, since it shows EVERYTHING. The bathroom floors are a pretty tacky polka dotted print, an absolutely awful choice in my opinion. The apartment is obviously newer, however, which is obvious when you step into one of them. The complex comes with a really nice pool, a newly rearranged and renovated fitness center, and a yoga studio. The property is well-maintained, and main fence arrives quickly when an issues does crop up. The reason I can't give the property a five star review is because of the security issues I've had over the last year. Because we're allocated right off the Kansas Expressway, folks have a habit of walking onto the property and taking people's belongings from their cars. My car had been rummaged through 3 times in the last a year, my friends car window was busted out from someone breaking in to steal his coat, and in the wee hours of the morning their have been some suspicious characters roaming around. Recently, Eko Park installed a fence and cameras. This has curbed some of this illegal activity. However, because we're not a full gated community - sometimes car break-ins still happen. To be fair, this isn't Eko Parks fault. Crime has gone up significantly in Springfield, so it's bound to happen here, too. It's just frustrating to wake up and find that all your glovebox has been emptied and your stuff has been stolen. I've lived here almost 2 years and will probably renew in the summer despite the rent increase. Overall, this apartment has been good to me. My neighbors are quiet, the community is well-maintained, and I enjoy my time here.

However, Jordan has been very helpful about getting rid of the problem. For the most part, I enjoy being a resident here.

They never followed up on progress until I CALLED. Everything is constantly breaking/needs to get fixed or replaced. Place is just old. They don't follow up on anything unless you bug them about it 50 times. They use 3rd party companies for leases and rack up charges and fees like nobody's business. Rent is cheap but NOT worth the place to live in. Car got stolen third night I was living there (no cameras or street lamps to help.) Living in misery trying to get stuff fixed. As long as Sandy is the Manager of Pebblecreek Apts, this review is germane. She is the glue that holds the complex together and provides consistent, efficient operation. The two story, complex was built in the 80's, but it's been consistently cared for--thanks in no small way to Sandy's constant oversight. The complex is surrounded by brick, metal, and wood fences, but the three entrances are not controlled The apartments are on the City Bus Line, a stop is just outside the main entrance. Some apartments have laundry hook-ups and many have fireplaces. There is a well-lite, clean, laundry facility as part of the main office building (your central mail pick-up.box is also located on the outside of the main building. Sandy has a good crew, from the grounds and maintenance guys, to the pleasant front desk/office. The dwellers are a mixed lot--working stiffs, social security recipients, to college kids. (Serious college students, because this is NOT a loud party complex.) Complex offers a variety of extras, from free monthly suppers, to free Saturday morning breakfast , to a monthly bingo affair--plus a small senior discount on the monthly rent. It has a well-maintained pool and rarely used tennis court. Personally I wished the tennis court had been removed and a exercise building installed in it's place. (New) High Speed Internet provided free; as is garbage collection, water and sewer. You pay electric which provides your heat, A/C, stove, frig, lights, and hot water. You will have sufficient parking (open), although the concrete parking lot and brick entrance does need some attention. Pebblecreek is part of the much larger, Wooten Management Company. Occasionally, the corporate dull knives may make some less than stellar decisions. Example, I would have willingly paid my rent by automatic draft, but why do that if it costs me extra (processing fee?) to do so? One year we had an unusually warm, early spring/summer. Even though many area pools had adjusted their opening dates, Wooten wouldn't. But overall, Sandy seems to humanize and moderate corporate heavy handedness. If I was looking for an apartment, I would certainly take an in-depth look at any that Sandy manages. She's a superb Manager. And for location and cost competitiveness Pebblecreek Apartments are worth a hard look.

DO NOT live here. Period. Just don't…read more When we moved in (sight unseen, was definitely a poor decision on our part), we had a laundry list of things that needed fixed in the townhome on day one. From doors that wouldn't shut and poorly installed towel racks (that fell at random one day), to missing lights and a soft shower floor, we've had the works. We have put in almost a dozen maintenance requests for different problems in only a month in a half. We're currently dealing with a leak in our ceiling that the property manager doesn't seem to be taking seriously. It grew mold the first time, and the second time I had to reach out personally to figure out when they planned on sending someone by because the leak was doing physical damage to the drywall and seeping under the wall, within 6in of the main electrical panel. It's now leaking again, and although they've been by, I haven't heard anything on when they plan on coming back. I've had several conversations with management pertaining to lack of communication and poor pre-move-in inspections (which could have saved 80% of our smaller problems), but nothing seems to be working. They still don't communicate, and although we've gotten most of the things on our list fixed, the leak in the ceiling is a huge issue. It was so bad the last time they worked on it that we had drain flies for a week. I feel like I shouldn't have to reach out to management about a work order that's marked as Complete on their app, when it's not and we haven't heard anything about when they plan on coming back. I've had to submit duplicate work orders multiple times because the work orders that I submit get halfway completed and then marked as complete. I wish the communication was better, because the office people have been very nice every time we talk to them, the ONE maintenance guy is doing the best he can to cover an entire property, I just wouldn't have moved in if I knew these issues existed. We lived at Old Stone Apartments and 60 West Apartments before this, and the difference is night and day. I don't know if it's the corporate office's problems of if it's just local problems. I don't know if others are having similar issues or if it's just our townhome, but it's ridiculous. UPDATE 09/10: After talking to their parent company, management here finally decided to outsource work for the 2-month-old leak in our ceiling. We went on vacation from 09/03 to 09/09 under the assumption that the leak would hopefully be fixed by the time we got back. That assumption was wrong. We received a message the day after we left that maintenance would be by to open up the ceiling so that the contractor could complete the work required to fix the leak. We received another message on 09/08 stating that the contracted company and property maintenance would be onsite to fix the leak on 09/09 and have the ceiling patched by end-of-day. That statement was a lie. Not only did they not do any work to the ceiling, but the contractor also wasn't supposed to do any work that day. As it turns out, they were only there for a formal estimate to be submitted the same day to management to approve and schedule the repair. We confirmed this by calling the contractor ourselves. When we brought up our frustrations to management the night we got back (09/09), they sent an apology message and blamed damages to our washing machine, an unlocked exterior door, and a huge mess in our kitchen on the contractor. They told us that they complained to the contractor about these issues and requested a different technician be onsite for the actual repair (I guess they admitted they lied there?). However, upon further conversation with the contractor, they stated that they had been in contact with management, but only to confirm the appointment, not about any complaints. The lies here are ridiculous. I cannot believe we are being blatantly lied to about work that is being (or not being) performed in our own home.
