This was the 4th time we were purchasing a home and we had never been through such an insane experience. We were originally promised a great rate, but by the time all was said and done our rate had jumped by 2%. We eventually ended up canceling the entire process and starting over with another lender who was able to close us in 20 days without us needing to get rid of our car. Unfortunately, after wasting months of our time, we were stuck with a terrible rate.

So there I was, almost settling for a 'meh' mortgage deal--$400K, 20% down, and a steep 7.45% interest rate. I decided to have a second opinion and Found Moreira Team with so many great reviews, so I decided to contact them. Enter Lucky, my mortgage matchmaker. Within half an hour (no joke!), he rang me back with a deal that had my jaw dropping: $470K approved, just 3.5% down, and a 6.75% interest rate! But wait, there's more: The team had a cherry on top: They referred me to a superb Realtor named Catherine, who gave me a grand tour of Georgia homes. From there, Taylor and Amanda whisked through the paperwork, ensuring everything was ready in two weeks. For a first-time homebuyer, they turned what could've been a daunting drama into a smooth, feel-good experience. I'm so happy I found them! In March 2014 we were in the process of building a home in Milton, GA, and we got a mortgage…read morepre-approval from Scott Shapiro at Regions Bank in Woodstock. It was a quick, two day process that was required by the home's builder to assure them we could afford the new home. Soon after the pre-approval we were lured into working with another mortgage broker by our real estate agent. The new mortgage broker and company (who will remain nameless) took all of our paperwork and presumably began the mortgage process for a closing four months later in mid July. Fast forward to the day before our four-month-scheduled closing date and the broker calls saying that they don't have the appraisal back and we won't be able to close as promised. Little did I know at that point that the appraisal, which was approved over a week later, was the least of my worries. Did I mention that our mover was ready to deliver our cross country household items the day after the scheduled closing? Everything had to go into storage... I was mad as a hornet, and three days after the scheduled closing the broker offered to pay for our storage in transit, and when asked if I should be considering another mortgage company he said, "I would". That's when I called Regions Bank and "Superman", aka Scott Shapiro. Scott had remained in touch since March, and really wanted our business. He said that if he received our paperwork and loan app he would get the pre-approval again. If that went well he would try to settle in three weeks. We were excited to have the word "hope" back in our vocabulary. Mr. Shapiro communicated with us regularly about our loan's processing status, and while the other guys were continuing to dilly dally processing the loan Scott became more and more confident that Regions could settle in only two weeks. What I learned in this process is that post-2008 meltdown it is critically important that you create and maintain a close relationship with your mortgage broker/contact. It is even more important that your mortgage broker/contact has a lot of experience and is tight with his/her processors to facilitate an expeditious approval. Also, while working with brokers is not necessarily a bad thing, we found that working with a direct lender like Regions made all the difference. Well, nine working days after we submitted our loan package to Scott "Superman" Shapiro and the mortgage professionals at Regions Bank the loan was fully approved. We closed the next day, on August 8th, ten days from start to finish. Truly amazing!!! The first company made our mortgage process a gut wrenching ordeal, and Scott truly saved the day. I can't say enough about Scott Shapiro, his professionalism, how accountable he is, how well he communicates and how he can execute a plan. His skills are truly exceptional, and I would recommend him and Regions Bank to ANYONE looking for a home loan.

How come Smith Douglas has a 4.7 rating on thier website and a 1.0 rating here?…read more I have lived in my Smith Douglas home for two years, and what began as disappointment with the landscaping has grown into serious buyer's remorse. I have already spent about $6,000 trying to correct the yard and landscaping, and I am still only partway toward having the kind of property I expected when I purchased the home. It started as disappointment and has grown now into deep regret. The larger issue is not just landscaping. Our declarations included no meaningful cap on rentals, and today roughly 33% of the homes in Laurel Park are rentals. That level of investor ownership has changed the character of the neighborhood. While some may argue that rentals do not significantly affect property values or community standards, our experience says otherwise. In our neighborhood, the rental homes appear to account for a disproportionate share of HOA violations, including neglected yards, trash, beer cans in the street, speeding, loud profanity, and other disturbances. Law enforcement has also been called to the neighborhood multiple times, and as far as I am aware, those incidents have been tied to rental properties. This is not something that should surprise anyone. A neighborhood with a high percentage of rentals is simply different from a neighborhood primarily made up of owner-occupied homes. People who plan to work 30 years to pay for a home should know exactly what they are getting before signing a contract. My advice to buyers is simple: before purchasing from any builder, obtain and carefully study a certified copy of the Articles of Declaration and HOA documents. Pay special attention to rental restrictions, investor ownership limits, enforcement authority, and architectural standards. What is missing from those documents may matter just as much as what is included. If you want to stroll around here and see what I am talking about feel free to contact me. We are on the fence about moving, if we move now, we lose around 70K, if we move later - who knows. Buying a home should not be a crap shoot, watch for the details. Pro tip: If the agent tells you no rentals or limited to 10 % get a copy of the declarations and bylaws, have the agent sign beside the language that shows you are protected. It could save you 100K in the short term.

My fiancé and I started looking at homes through Zillow and all of the home buying apps out there…read more We worked with a couple of relators but they all seemed to lack something that David has, enthusiasm for customer service and pairing people with the right home. He was incredibly helpful in our home buying experience, he is very easy to get along with, he is approachable, and he is always available when I need something. When I say always available I mean it. The first time we heard from him my fiancé and I were up very late, well after business hours, looking through the home buying apps, inputting interest on the little contact pop ups and David contacted us through email to follow up on a listing. Before we knew it were setting up tours. No matter what time or day David was/is always available. No matter what kind of question he always has an answer or helped figure it out. Another helpful tip about David is he has a lot of experience flipping homes and working on homes so he is very insightful on what to look for. He will even help you paint a picture of what you can do to fit your lifestyle in the house to help you feel if it is right for you. We found a lot of homes that we loved but at the end of the day if you don't envision what it will be like having family over, growing your family, or where to brew your beer (or whatever hobby you have) then you could potentially miss out on a perfect home. David doesn't get offended if you don't like something, he doesn't pressure you to buy something even if there are cash incentives, he truly is there for his customers and I highly recommend him. Life is much much easier with David as your real estate agent.
