Security Home Inspections - Hole in crawl, daylight visible

Security Home Inspections

(32 reviews)

I highly recommend you look elsewhere…read more They failed to report two conditions that were plainly visible from accessible areas. One was a sewer cleanout penetration in the foundation block that was left completely open, an obvious bulk-water path (daylight visible from crawlspace) which led to structural rot. The other defect was a large portion of the tall end of the attic where cardboard was used in place of sheathing, which now I have bugs, moisture, and repairs to deal with. After finding these issues I reached out to them. My experience with management after that was in my opinion, a case study in avoidance, blame-shifting, and zero accountability. On the phone I was told maybe it "washed out later," that things were "nearly completely obstructed," and that there was "garbage and shrubs blocking the view." None of those limitations were documented at the time of the inspection at those locations. Then came the kicker: they offered me a refund, but only on the condition that I sign a broad gag/confidentiality release that restricts honest public reviews and complaints. Of course I didn't accept that, I offered a narrow, non-gag release. They declined. This isn't about "finding every problem." It's about reporting obvious, visible defects or clearly stating specific access limits where you didn't/couldn't inspect at the time, not AFTER the fact. The company's posture felt smug, adversarial, defensive, and accountability-averse. If you value professionalism, accountability and transparency, consider this experience before choosing an inspector. My opinion: a professional inspection should either report visible, readily accessible defects or document specific limits where they could not. That didn't happen here. Their response with after-the-fact excuses and the insistence on a gag release felt smug and dismissive, not customer-focused. They got really creative with the colorful excuses, Brad (management I'm assuming) tried telling me that the sheathing was actually "underneath the cardboard", despite my pictures showing otherwise. He also said "we don't have our guys get involved in any of the mud in the crawlspaces". This was not a flooded or particularly muddy crawlspace. I heavily regret having gone with this company. I filed a chargeback with my bank. I'm happy to share photos and emails with anyone considering using them.

Buying a new house is a stressful time, especially in 2020-2021. You want to make sure you're…read moremaking a good investment and the right decision. Having a good inspector is very important to understand and to learn about the property in question as it can uncover some serious issues with the house, help negotiate a better deal, or simply provide peace of mind. I researched a few different companies in the area and decided to go with Security Home Inspections. The office staff was very responsive and answered all my questions. From the price perspective they were not overly expensive, but weren't the cheapest either. What's also convenient, they do radon, infrared, and sewer cam (some other firms don't and you have to schedule multiple inspections with different people) and we actually uncovered some tree roots in the sewer line before closing, which helped us negotiate. Overall, our inspector was punctual, friendly, and thorough. He invited us to look at every issue he had found and explained how severe it was and what needed to be done in order to remediate it. Our report was done the next day and as a bonus we got the appliance recall subscription. All in all, I'm happy I went with Security Home Inspections and I feel more confident about our home purchase decision. I'd definitely recommend this company to anyone in the area.

On August 20, 2025 Mr. Quik came out for our annual HVAC inspection and confirmed what we knew this…read moretime last year, that we would need a new AC unit. Close inspection was done and followed up by one of their trusted advisors whom we've come to know over the years. Our new system was installed the very next day. The two guys who came out were thorough, neat and complete. One was inside for the breakdown, while his partner was outside preparing for the transition of the unit with removal, new pad and ultimately seating the new unit. They had it all up and running within about 4.5hrs. They cleaned up after themselves, explained everything to me and were on their way. We couldn't be more happier and can tell the difference between the old unit and the new one, complete with a new Ecobee thermostat. We've been using Mr. Quik for about 8yrs now and have been completely satisfied with the service, preventative maintenance and sales when it's been warranted.

I would give this company zero stars if I could! We had a new HVAC system installed in September,…read morebut the whole insolation process took untill January. First off the sized our furnace too big for our home. They sold us a unit to cool and heat 3000sq feet, and our home is half that size. September was when I started ill with headaches and respiratory issues. I needed a lung biopsy. Biopsy showed no bacterial of fungal infection. Doctor said it was air contaminates causing my breathing problems. That was October. Christmas rolls around and I'm still ill. April we call someone to look at our water heater he informed me their is a gas leak in the basement coming from he HVAC system. I called Mister Quick immediately, Nick informed me that when the HVAC system was installed it was installed improperly. It was leaking gas in 4 different locations from the gas pipe to the furnace. He spent 3 hours repairing the installers mess ups. I immediately started feeling better. The facial swelling and headache went away. 9 days free from a gas leak in my home and I'm feeling much better. My husband said our home could have blown up and that's also what the gas company told me when I reported Mister Quick. I live in Brown County and from now on when we get anything new added to our home we are going with a local company that has our best interest in mind.

Indiana Crawl Space Repair

It's rare to find a company that has the policies, procedures & business acumen that focuses on…read moredelivering outstanding customer service! The employees and service provided by Indians Crawl.Space were outstanding. I called for an estimate to repair damage to my crawl space. Larry arrived exactly as scheduled to inspect & provide me with 2 viable options to repair the damage. After learning about the 2 options, the benefits associated with encapsulating my crawl space were obvious ... despite the increase in cost. The team leader assigned to my project, James Patton did an outstanding job and took the time to explain & actually show me the work performed. After completing the job, he went above and beyond by sending me a series of "before" and "after" photos of my crawl space. This review would be incomplete without mentioning the outstanding customer service provided by the office member, Erica. She called to initially schedule, confirm and provide a detailed outline of what to expect, including the name of the Team Lead and their arrival time. Every person associated with the company should be acknowledged for their commitment to quality service & competitive pricing!

I contacted Indiana Crawl Space Repair for some work I'm needing done in my crawl space. I listed…read moreon my request to be quotes for the following work: -Joist replacements -vapor barrier installation (never had one in) -old insulation removal (installed wrong) -new insulation installation -some work near the sill plate to fix a small leak Let me first say that all the staff I talked with were incredibly friendly! I will pay extra for companies that go above and beyond, and for that reason I was leaning towards Indiana Crawl Space Repair. Whoever mans the phone over there is very kind! I knew when I purchased my home that a few of the joists would need replaced. I confirmed what the inspector told me by getting a quote for the work with another company- about 4K was their estimate, which included a newly found issue, MOLD... I'm reluctant to pay that much, so I wanted a second opinion. So I called ICSR and informed them of the findings and requested an itemized quote for all issues now found. They were quick and polite ! We scheduled a visit only 2 weeks out, which worked fine for me. I allowed the technician to begin the inspection before I arrived back home. He was younger than I would have expected, but courteous none-the-less. The issue was the quote and it's amount. The quote work was exhaustive in the work he believed was needed, which included a very fancy drain system. It also included some other items that I didn't request that would "ensure my crawlspace not retain water"- although this isn't my issue because the crawl doesn't flood. The real issue I saw was that the biggest portion of my original requests- the joists- weren't even included in the cost estimation... when I asked him why he said because he could see no damage. After a few extra questions on how that could be, I discovered that he didn't remove any of the old insulation to check the joists, and only assessed what was visible to the naked eye. The total costs for work I didn't ask for, and for work that didn't address my biggest concern was $12k all in all!! I don't believe his intention was to sticker shock me; i'm just not sure he knew exactly what I was looking for with the work I requested. My rating here was hard to assess- in terms of employees, I would give 5 Stars... in terms of costs I would say more like 2 Star. I will mention, I've been told for all the work they quoted, the price really wasn't bad. Just not what I was looking for.
