This is about as close as you can get to being in an HOA without ever having signed up to be in one. They are strict and often passive aggressive including but not limited to threatening to drain the pools if residents can not "cooperate" with their rules. Children are not allowed in pool areas even with adults. I also frequently had to keep my thermostat around 75 degrees to keep my apartment above a hoodie temp. due to poor insulation. Beware.

I didn't leave the place in perfect shape but as someone with family in construction and renovation I guarantee you it was NOT worth that much. What the hell is the point of a deposit at that point? Sure it has a lot of nice reviews but interesting that they're all from 8 years ago, around the time the place was nearly done being built. Likely a promotion ran where they gave some perk to people leaving nice reviews. They're nice at first but the moment you're in there it literally feels like you cannot LIVE there. You have passive aggressive management sending rude letters and emails- to the point now where any notice from a landlord sends my anxiety up the roof, even to this day when I live in a HOUSE now. Management, don't even bother responding to this because I'm not reading your responses. I don't trust you enough to give you my real name, because knowing you, you'd be awful. At this point, I don't trust you to actually be genuine in anything you say. Everything is a nice platitude to get the next lease in your roster so you can rip someone else off.

He is unprofessional, lacks any communication skills, and is indifferent to the needs of the association he "serves". He doesn't understand that he works for the owners of each property he manages. Our condo association recently fired CMA as a result of years of negligence of their duties. Without elaborating fully, there is an owner in our condo unit that has been financially irresponsible as well as slovenly in the upkeep on their unit for over 6 years without any meaningful action being taken. Corrective actions were started but NEVER followed through upon, resulting in a owner who is endangering not only the structure of our building but also the collective health of all other owners who reside there. There are many other competent management companies that you can use in the Madison area. CMA should not even be a last resort! If CMA manages the property about which you are inquiring, do yourself a favor and buy a house!

I lived here 2020-2021 and down the road at another Weidener property the following year. Lafayette had lots of good aspects while we lived there, but rent soared over $150 after one year, parking became additional charges and they started charging separately for utilities like trash, water, sewer, etc. The apartments are built with synthetic materials and not real hard wood or anything, so it's hard to justify. Upon moving, they charged me $80 to repair a drywall place where my TV was mounted, which was ridiculously steep, but the receipt checked out. Then they charged me for 3 gallons of paint, which was laughable and illegal, given they did not paint the apartment 3 times over. New residents had already moved in since my phone rang when they tried to enter their apartment. They also tried to charge me for pet carpet steaming and cleaning fees I did not agree to in the original lease -- I refused this on legal terms as well. They had done all of this in advance because the day I received my minimal deposit check *in the mail* was the day I moved out -- this was much in advance and planned. The fire alarm went off about once a month randomly at night or midday, this is not great if you have pets who are afraid of loud noises. During one of these alarms, I spoke to multiple residents who were also leaving due to price hikes and management dealings. Lastly, Lafayette had a resident who was harassing other residents, doing stalking behaviors, and they refused to help the situation or give the harassing tenant 30-60 days notice. It ended up as a restraining order court filing and Lafayette insisted they couldn't do anything about it, which is absolute nonsense; the judge even said so. If you are willing to pay 2000-3000 per month, this is the place for you. Watch out for those fire alarms and shady dealings with management. It is beautiful as long as the construction is at bay across the way.
