I have lived at Spanish Wells for over a year. I have loved living here. Everything has been perfect. The people in the office have been so sweet. Yvette and Anissa are fantastic and have great customer service. Unfortunately there is a new property manager named Jennifer Mora. I just had my first experience with her and it was so bad that I want to break my lease and move ASAP. I went in to pay rent in advance which is something I've been able to do many times. I travel for work so I usually leave a post dated check with the office. She wouldn't allow me to do this. I told her I've done it several times but she said if they had let me do that before they made a mistake and it's not something they allow. In a very, very unfriendly way. So I said I'll just pay it now then I guess, and as she walked away, I expressed frustration to myself in the form of an expletive under my breath, totally to myself, I was obviously frustrated. It's something that people do all the time when they're frustrated. You express frustration to yourself . She snaps back at me and says "what?" I said "I'll pay it now." She said "no before that?!" I told her what I said to myself. ( one word. A four letter one.) I repeated what I said (to myself), and she then kicked me out of the office and wouldn't even allow me to pay the rent then and there. Just making it extremely difficult for me. For no reason. I didn't call her any names. I didn't insult her. And I didn't say anything to her. I expressed frustration to myself under my breath. It wasn't a big deal, but she made it one. She made the whole situation about her. All I wanna do is pay my rent. I haven't been able to pay my rent online because I have had trouble with their online portal so I am left with wanting to get out of here ASAP. She has the worst property manager customer service skills. She has completely ruined my experience here.. it's so unfortunate because everything about this place has been perfect. But that experience was so awful for me that I will move as soon as I possibly can. read more

Spanish Wells on South Rainbow has been my home for over 20yrs. The property has evolved in countless positive ways over these last two decades, but it's the staff that truly shines here. Our manager Yvette is certainly the very best property manager anywhere in Vegas. She is incredibly hard working, professional, friendly & above all else competent at carrying out the important duties of her job as she leads the front office team. Anissa has also been a welcomed addition to the front office, along with Don & Freddy that take great care of all maintenance issues right away. I love my apartment here at Spanish Wells. I went apartment shopping a lot before deciding on this complex, and something that sold me was how LARGE the master suite is compared to all other places I toured. As well as having very large walk-in closets in the master suite and guest bedroom. (I live in a 2 bedroom 2 bath) The staff is amazing. There was one night when my AC went out. I put in a work order (around 9pm) and called the emergency maintenance number. Chris, showed up within minutes. He installed a portable AC for us right away!! And then got it fixed the very next morning. We also had a problem with our sink and Donald came and got everything fixed so quickly. The old manager Keana was a sweetheart, and so is the new manager Yvette! The leasing agent, Asia, is also so helpful, I adore her! ((The ONLY thing I'd wish that could be better is the fitness center. Pretty outdated, but the gym being outdated is not enough to give one less star- since everything else has been really good)) I'm so happy I made the decision to move here. Water Heater busted at 1930 hrs on 05/15/22 contacted the "24 hr Emergency Maintenance" number and it went straight to voicemail, further stating that the number cannot accept messages because the voicemail is full !? Where is the Professionalism and Accountability Olen Properties!? Y'all are quick to take your residents money, but when it comes to necessities for your paying residents and other property matters you are lacking,... HUGE. This is easily the best apartment complex we've ever lived in. The management is always on point, professional and friendly. Rent is reasonable for this area. We have been here three years, and never had to deal with unreasonable rent hikes even as management has changed. This is also the only place we've ever lived where we can actively see our rent increases going towards the property. The maintenance and groundkeepers are relentless in keeping the property clean. The gym is on par with places that charge you for memberships. Anissa is especially a boon, always smiling, friendly and ready to answer questions no matter what time of day you approach her. This is home and we'll be hard-pressed to leave anytime soon. read more

My husband and I moved to the area June of 2021 and just signed our second lease with this property. We LOVE it here! Assuming this property stays in our affordable price point, we may never leave. The management is amazing and made our move from out of state as easy as they could. They keep the property clean and well lit. Even though we border a busy street, we feel very safe here. Our goal was to feel like we were living in a small resort. This really feels like that. The apartments are well sized, and have a 'homey' feel. For me, I love the soft arches and the off white white walls. It doesn't feel like a sterile apartment. The selling parts of this property are the thick walls, the HUGE bath tubs, and the really nice pool area. There are so many trees and bushes surrounding the pool and hot tub that it makes it a calm place to relax. Most nights, there are quite a few neighbors hanging out, but if you close your windows, you can't hardly hear a thing. If there is one area that could use work is the gym. It is great size, but the machines are old and some of the weights are broken. I love the yoga studio though! read more

If I could give this apartment complex a zero I would. I lived here for 2 years and here is a comprehensive list of all the issues we had when living here. 1. Downstairs neighbor fed pigeons which meant our entire side of the complex was caked in dried, crunchy pigeon poop. 2. We faced the baseball field and baseballs would fly over hitting and denting my car as well as hitting the front door and outer walls of my apartment. 3. The front gate is always broken, but that doesn't matter because the exit gate is always open so everyone uses that gate to enter, including people who don't live in the apartments. 4. My car and my partner's car were both broken into a month apart. Luckily the theives did not damage my car when breaking in but they drilled through my partners locks causing him to need a $600 repair on his car doors. 5. There was a gang initiation on my front door step. About 6 teenagers/young adults were beating 1 young man/teen in the grass right in front of my stairs. 6. Las Vegas is hot right? Wanna use that swimming pool? I highly suggest you don't considering it is never clean. I could build a small tree out of the amount of debris in that pool. One of my kind neighbors took it upon himself to buy a pool net and clean it as if it was his job. 7. But what about the hot tub? It's also dirty and just as cold as the pool. Don't use it. 8. Even if you did want to enjoy some time by the pool, the tiny nearby dog park reeks of dog urine, while although expected, still disgusting. 9. There's lots of extra parking on two sides of the apartment complex which is apparently great for random people to sell things out of their cars, abandon stolen cars or even live out of their car in. 10. Speaking of abandoning stolen cars, the police are in this complex every few days. Numerous police cars, regularly. 11. There have been 3 different office managers and numerous office staff since I moved in. High turnover rate means poor service and likely a terrible place to work. 12. Maintenance doesn't fix things. My towel rack did not get put into the wall properly since the first day. I asked maintenance to fix it, they said they did and yet it still fell. I asked them to fix the drip to my kitchen sink, again they assured me it's fixed but water still dripped. I asked them to fix the closet shelf, he did the bare minimum to get it standing again and told me "if it breaks again I'll come back and fix it" as if what I'd want is multiple visits to my apartment rather than it being fixed properly once. Anyway, he has to return a 2nd and 3rd time to fix that shelf. I just stopped putting anything on top of it to prevent having maintenance return for a 4th time. If all of that isn't enough to deter you from living here, let the 13th reason be that you'll never get your deposit back. read more

This complex does not respond to ongoing mold issues in the apartment. There has been constant mold growing in one of the bathrooms. All the repair people ever did was paint over or caulk over the mold. At one point the mold was so bad that it came up through the vinyl flooring. They eventually said they fixed a leaking pipe in the wall, but the mold continued to grow making me very sick. I recommend looking for another place to live if you are sensitive to mold. They will only put off requests for any type of repair regarding water issues or mold here. read more

Writing a negative review for this complex is regrettable, because my wife and I had mostly positive interactions with the office staff (Nikol and Allie)--although it was incredibly difficult to get in touch with anyone at the office--throughout our application process and up until the move-in day--that's when the trouble began. On the day before move-in, we confirmed with management that our apartment would be ready the next day, so our friends came over that evening to help us pack up. The next morning, when we arrived, we were informed that the cleaners were still in the apartment. While this was a bit annoying, we still were looking forward to moving in...that is, until we saw why the cleaners were still there--the apartment was a disaster zone. The floors were spotted with spackling/paint and the patio was covered in dirt. But nothing prepared us for the kitchen. The counters were filthy--there were dirty cup rings on them and they were covered in dust/dirt. It was like our move-in wasn't expected, despite the fact that the apartment had been empty for two weeks and was supposedly being prepared for our move in. Even the gentleman from SW Gas was surprised at the filth when he came in to turn the gas on. He actually gave us recommendations for a couple of other places he had worked at around the corner. We decided not to move in, even after management assured us it had been thoroughly cleaned, because we did not want to be stuck at a place where commitments are not honored and the level of respect for people--especially new tenants--is so low. Lived there for 18 months. Took them 17 months to make 1 simple accommodation. Make me an assigned parking spot, just as my lease says I should have. Broke my lease to move out ealry due to my dissatisfaction with property management. All rent paid on time, incl fees for terminating my lease early. Left the place in good condition except carpets would need to be cleaned. Now 7 weeks after I moved out I get a collections letter stating I owe $875 to Spanish Wells. I have 6 witnesses that will attest that the unit was vacated with only normal wear. No damage to the apartment anywhere. They do not do walk thru with tennant I do not recommend this place to anyone. Stay away unless you want to get scammed. read more

lived here for almost 5 years & sadly will not be renewing my lease this year. i'm not sure who hired the new staff in the front office, but WOW is all i can say. For one the new office girl you can tell doesnt want to be at work, barely acknowledges you when you walk in the front office. you can literally stand in front of this girl for 5 minutes & she acts as if she didn't hear the door open or see you & continue typing at her computer or writing. (not to say stop what you're doing, but it's customer service) The gym is completely out dated, they are constantly doing repairs on it, but no improvements. the repair staff live on site & have ZERO respect for quite hours. they play loud music outside, dogs & child run around, having loud conversations from the hours of 12am-4am. MIND BLOWING. call to tell the office & nothing is done. Lastly the gym is of course under construction... AGAIN so the pool is open from 8-5pm, but the office staff (the same woman from my complaint earlier come in around 4:30 to kick you out because it's "closed" i truly hate leaving negative reviews & again have lived here for almost 5 years and have enjoyed it up until this new office staff got hired. read more

Lived here for about 3 years between 2015 and 2018. I can't say I had any major complaints. Maintenance was always decently prompt and the front desk staff was nice. It seemed like they had a lot of turnover though, as their staff seemed to change every few months. Also, didn't really have any problems with the community other than people breaking the keypad for the gates, making it so that the security gates weren't working and were always open for maybe a third of the time I was there. read more

i've lived here for a year & half & my only complaint is the gym. When i moved in they were doing construction on the gym & it looks like they only painted it & they say it's open 24-7, buts it's only open from "9-5" and the equipment is OUTDATED (literally it's from the 90s) & half the equipment is broken. i think the least they can do is provide us with updated equipment to use and actually be open 24/7. Other then that i truly love living here & plan on staying another year. read more

I came to visit my mom a couple weeks ago and witnessed my mom getting punched in the face, unprovoked, by another tenant(or not) at the pool. my mom is a 53 year old woman and has 3 broken ribs after a bad fall. almost 20 people ganged up on her. someone recorded the ordeal and spliced it and edited to look like my mom was provoking them/intoxicated, which was not accurate. i am appalled that there is still no security after this. last week my mom went to her friends apartment, who happens to live by the pool, and she was provoked by a whole grown man, threatening to beat my mom up. she was already on the phone with the cops. so beware of the toxic environment that is the community pool here at Spanish Wells. my heart hurts for my mom as she was embarrassed and hurt by what happened. i guess i have to get her a go pro to record what actually happens. this behavior is unacceptable for grown people. read more

Lived there for two years. Racist manager, ancient cooling, leaky roof, no maintenance except for the grounds, 5 people in a 1 bedroom apartment. Totally ghetto and glad to be gone. Our apartment wasn't ready when we moved in , in the beginning of the pandemic we had no toilet paper holders or towel racks in either bathrooms, no way we could use the dryer cause it had dried gum in it the office we couldn't even get them to come and fix anything cause of Covid they wouldn't even come into the apartment unless we wore masks they've changed management 5 times since we moved in 2020 and the gate never works but a week and they let people that got evicted come back on property and that's bad business they don't give you advanced notice when they kicked us out of our apartment for four days put us in this hotel for four days we ended up getting violently sick from the hotel food, they just cut our water off for the whole building cause of an emergency and they don't even call and let you know we need water to flush toilets wash clothes dishes etc and they don't even leg you know then when I called they never said s word I called back 5 mins later and she said oh yeah it's off in the whole building cause of an emergency wtf really???I don't recommend anybody rent from these people they were sending a statement every month for rent the last 6 months they don't send them they charge whatever then they charge you separately for the water but they don't water the grass they only spray the sidewalks andthe parking lots and cars ... I just can't believe they advertise a tennis court that hasn't been open the whole 2 years we've been here now they're doing something not sure what yet, the pool is open twenty four hours but they don't have rules except the regular ones and nobody does anything about nothing like there's supposed to be no glass or alcohol in the pool area and they get away with murder letting people bring dogs and scream and talk loud party play loud music whatever happens after 5 pm they let them get away with, cause other complex's have rules letting people have expired tags and letting dogs poop on the sidewalk and don't clean-up after their dogs and people don't know it's on the sidewalk so they step in it or kids track it into their house plus the pool and dog park it just was two years of hell!!! We had to constantly call the office or the cops cause it was after hours (800-5 on the sign but never open or answer the phone til 9 or 930 and if you called in the afternoon they never ever answered the phone!!! we were the ones who got the handicapped ramps put in but the one by the tennis court is too close to the parking curb so you almost trip and fall and the parking is ridiculous they had our assigned spot in the direct sun or in a drainage ditch and I'm disabled and they have you walking on a sidewalk that's not level from the tree roots pushing the sidewalk up they keep digging in this hole and covering it up over and over. read more

I lived here with my daughter and girlfriend for a year. Nice quiet community. I no longer live here my reasons for moving out is because we outgrew the 1 bedroom apartment. And I do think it is a little high but I never had any problems with the staff I would read these reviews to see what people think thought I leave a good one. read more

Please view the cameras, if there even are any..... I can't say enough good things about all management and maintenance here at Spanish Wells! I have lived here 20 years and after reading reviews on petty complaints and the lies about Bella and any management or maintenance is just that total lies.. I have and neither have any of my neighbors had any complaints how management and maintenance are here! they have always gone out of their way to please every tenant here.. I know because my neighbors and I chat.. and just recently my glass sliding door which had a flaw in it no one could possibly know about cracked and broke and they had their crews on it in 10 minutes! even DILLON the HEAD of Maintenance came in on his day off to fix it and himself and ABDUL did such a great job! I can't thank them enough! these poor guys gave it their all in 110 degree heat and didn't stop until done! it took all day but they never even stopped for even a lunch break until it was done! 1000 stars and thanks to the both of them! and AMBER our on duty office lady was so great in getting them together to fix my issue on a Saturday! She is also the best! We do have the best manager LAWREN and AMBER and ALL Staff are the sweetest and kindest people you will ever meet! when I have had issues they get to it the same day of the issue.. and for the horrible lying review of Olen getting rid of tenants who have been here for years, just to charge more rent really is a lie! I know at least 4 of us here for over 10 years and they never did anything to force us out instead they go out of their way to please us! Olen is not about how much rent to get out of anybody they are all about pleasing their clients and they do go out of their way to please! AVOID LIKE THE PLAGUE! there was a recent change to all the complex personnel, basically a hatchet team has been put in place to force current residents out because for some reason the Olen company thinks they can get a couple hundred dollars more a month rent out of people. The one bedroom apartments are old, terribly designed (having to enter the bathroom by going through the bedroom for instance) and IN NO WAY WORTH the 890$ a month they think they will get for them. If you want to feel like you like in a secluded old folks home, then this is the place for you! The management (and many residents that are friends with the management) is extremely nosey and keep an eye on all of your comings and goings. With the thin walls and tight quarters, noise travels freely throughout the community, and if so little as a sneeze disturbs a neighbor, you can bet that it will be reported and you will receive letters & phone calls from the manager. I was once told to have less "traffic" coming in and out of my place. No issues with noise, just less "traffic!" It's Las Vegas, yet after 10:00 pm, there is a strict NO sound policy. I mean, if I drop something and the neighbor under me hears it..I'm in trouble! Because of my work schedule, I'm just getting home around the "quiet time" and I am expected to wisper & tip-toe throughout the place that I pay to live my life in. I completely understand the right to not be obnoxiously disturbed by crazy tenants and disturbed while trying to get a good nights rest. But in this community, if certain people dislike your life choices or think you shouldn't have so many people over to visit, then you will be reprimanded by the soon-to-retire manager that has many friends watching your every move! So, if you like to spend your days sitting in your home in silence, then this is the place to be. But, if you actually live an active life, don't bother with this place. read more
