I use to live in unit 3012! Don't move to this complex. If you put down a deposit you won't get nothing back. I had a little double side tape to hold my shower wand and they are charging me 325 to "resurface the shower." Also charging me 190 to resurface the sink because there is a chip. They literally use your money to do the remodel. This place is honestly a scam half the time you have no water. I will fight this! read more

Recently moved out & was charged fees for no reason ! Was charged for things that didn't even make sense. They were legit pre-existing damages that were already there. When we moved in we noticed a lot of patching on walls from maintenance & also cabinets were wrapped and falling apart prior to us living there. And now we are getting stuck being charged for that plus more ! Pool was always dirty and water was always shut off with no update on how long it would be and we have a baby. It's only day 1 (received my keys today) however I cannot commend the Falling Water staff enough. They're caring, responsive and delightful to work with. I toured many apartments before this one and I knew this was the place based on multiple things: 1.) They answered the phone when I called! 2.) They explained everything clearly and completely 3.) They're just enjoyable to work with. Then - they go above and beyond and left me a "Welcome Home" gift full of the most awesome basics you need while you're in transition! Here's my 8 month update! I won't be renewing my lease because I'm looking to rent a house for more space, otherwise depending on the price I probably would. Complex is still very nice and cozy. Despite my unit facing the freeway I don't really hear a lot of noise unless I actively listen for it. The complex is very transient and there's always people moving in and out. Things that have changed since I moved in: *Rent for a unit similar to my one bedroom is going for $1920 right now and I pay $1475. WOW! *I now pay I think close to $40 in mandatory trash fees. I don't like that part I think that is way too high. Nothing changed as far as trash service since move in to warrant that raise. *Dog park is open now! I don't have a pet, but I love seeing all the cute dogs running around the park area. Maintenance is still really good and super speedy. Office closures are communicated through email. Overall a great place to live, but sheesh at the prices they're charging now. This complex needs EV chargers as well!! I'll post a post-move out update and that will wrap up Falling Water. read more

I have lived here in falling waters since the middle of February. I have loved it so far! They are very communicative about things going on in the community. The best part so far however has been Meghan from the front office! She truly goes above and beyond with helping out the residents. Meghan gave me my tour for the complex and made a lasting impression of friendliness and safety. Today I had a dead bird outside my apartment, I was worried the little girls downstairs would see it. So I called and didn't get an answer, but Meghan was walking around and offered to help me. She picked up the bird for me and was as kind as could be. Truly nothing compares to a kind soul who truly cares about the residents that surround them. Thank you Meghan! read more

Not sure why the ratings are so low. I've lived here for over a year. I have not seen a single bug in my apartment since moving in. The maintenance staff is amazing. They're friendly too. I've put in maintenance requests, and the staff is at my door within a couple hours to fix whatever needs to be fixed. One of them even stayed 2 hours after they closed to fix my A/C unit. This guy has a whole family at home and he stayed until it was fixed. Regarding noise, I have zero complaints. I can't hear my next door neighbors at all. Maybe I'm lucky, but I've lived in two different units and don't hear anything. I don't interact with the front office staff very much, but they're friendly every time I talk to them. read more

She might be the devil herself. There is a potentially hazardous situation running along the length of Falling Water Aprtments. The green belt contains jagged PVC pipes protruding out of the grass. Any of these could prove deadly for a child should they fall on these while playing or even walking down the sidewalk. All it would take to render these safe would be to either cap them or cut them off. Months later we are in a beautiful home which has been so good to us but I wanted to give you guys a short story about what happened since I know someone out there needs to know this when signing a lease with falling water ... I believe in the month of December our apartment was accumulating mold on the walls so we got someone to come out since we weren't getting anywhere with maintenance/management. The tests came back positive for mold spores in the air and on the wall/behind our kitchen cabinet, which wasn't a surprise. Come to find out that there was a leak somewhere within our walls so who knows how long we were living in a hazardous environment or how bad it was for our health. My partner wrote a very detailed letter including lease agreements, violations of our lease and also dated pictures of the mold and water damage on our walls. Since they needed to clean up their mess, we had to move out immediately right before Christmas which was very stressful, I couldn't even enjoy my Christmas tree with my little family this past year it was heartbreaking when we took everything down. We had to move all of our stuff into my parents house even the animals which caused a lot of fights, we ended up losing one of our pets who was suffering in the vet hospital which SUCKED! My parents are saints, if we didn't have them then I don't know what we would've done. We were planning on moving to another unit but ended up getting a house instead. Management gave us two months of rent back and free movers to move our stuff into a storage unit which was nice of them but money doesn't buy happiness so I was trying to put on a smile even though deep down I was infuriated. I loved my apartment and my neighbors, it sucked that we were forced to move out due to their lack of responsibility. I believe that building 9 has so much more water damage and I really hope they looked into all the apartments checking for leaks so this doesn't happen to another family/person. I give this place 3 stars and here is why let's start with the negatives. -we had our car broken into and they complex would do nothing to help except tell us "call the police and file a report." -the valet trash was THE WORST they never picked up our trash which attracted RATS! Then when they chewed holes in the cans and we would tell the office they wanted us to carry it to the office.... uh no! Rats carry so many diseases and we have a baby and a baby. On top of that they tried charging us for the cans after we would throw them away when no action was taken. -they are money hungry here. They charge for every little thing. They claimed they had to replace all of our carpet when it was only in 2 rooms in which only one room was used the other stayed empty with only our babies stuff. They took our whole deposit -the pool was never opened. When we would go at night teens would take up the whole hot tub and have sex on the lawn chairs dragged next to it. -we were told when we moved in they were building a dog park... never happened. Now the good things Staff was friendly especially Courtney. Courtney was very helpful prior to move in since we lived in Cali and were making a move to LV. Once we moved in she was very short and stand-offish like as if we were always a bother to her. The apartment manager was pretty nice too Deena I think her name was. The community is quite and the interior of the apartments are spacious and nice. The main reason we moved was because they are kind of expensive and lots of upcharges for pointless things. read more

I have lived at Falling Water for almost 10 years, since October 2011. The first few years were great, but then they went into a cycle of changing management every few months and it was horrible for several years. Rude staff, waiting forever for service, etc. During that time, I had a 1-star review on Yelp warning people away. I stayed only because I love the location, the quiet, and the price (I was grandfathered in before they did major upgrades, so I pay $300-$400 less per month than new arrivals in my level unit), I hate moving, and I don't need much service. But you probably noticed this is a 5-star review! That's because about 3 years ago, they brought in Deena Byers to manage the place, and Deena assembled the best residential service team I have ever encountered. Polite, even friendly, professional, competent, and efficient. Service is now almost always done same-day, and always by the next day. Just cannot say enough good things about them! Example: I was having a minor issue with my refrigerator -- and the maintenance guy took one look at it and said, "Yes, I'm getting you a new one." Based solely on the fact that it was nearly 10 years old. Then Deena called to tell me she didn't want me living with mismatched appliances, so they also replaced the microwave, dishwasher, and oven/stove -- and yes, all that same day! (They also upgrade my lighting fixtures while they were at it.) I am not moving any time soon. read more

Having lived here at Falling Water Apartments for seven years in a row (and prior to 2015 for a separate 18-month lease) I have gained significant experience with the staff and facilities. I want to mention Joseph Rangel-Palacios in the leasing office here at Falling Water Apartments. He consistently shows careful attention to detail and delivers high quality resident service. I feel this apartment community is ideally situated near Summerlin Parkway and provides easy and convenient access to destinations across the Las Vegas Valley. If I could give this place 0 I would , stay away from this place they all nice when you come at first , but since I moved in only problem begin, first of all the refrigerator never worked well we had them come at least once a month to fix it , I have kids and the fun time was suppose to be on the weekends but they suddenly decide to do maintenance work half of the summer time , the gym sucks small and also close most of the time but that's not all , the worst of all start when we start having ants all over the apt from the pipes we throw a lot of food A LOT they was all over the place , when you call to request a pest control the only can set you up for Friday there's no emergency's according to the manager, they came 3 times and it didn't help we was already so tired of it we just gave up and wanted the lease over already , but then the lease over and we got in shock , the office decide to give us some lies and charge us $1,200 on stuff that was not exists they did some damage to the apt and send us a bill, but our lawyer is already taking care of it this scammers put us in collections to scared us , we will pay but they will pay more I have a video to show the way the apt was perfectly fine , I am not recommending this place at all !!!! Been a renter since the age of 18 and never have I dealt with the shenanigans that happen in Vegas with renting an apartment. I submitted an application I was told by a leasing agent that I'm 30 thousand dollars plus in debt and 9000 plus dollars past due according to my credit report. I'm from California I've been in this town for three years and never in my life have I been lectured about how much I owe when I rent an apartment it was based on rental history the conversation was absolutely ludicrous because actually I'm over $100,000 in debt according to my student loans so not real sure where the numbers came from but in any case outside have never been lectured regarding my credit report by a leasing agent I currently live in some of the most expensive apartments in town my lease is up in August and I'm going to continue a lease with where I am currently staying these apartments were less expensive however they have very strange business practices. rental history should be like a car history you need to have a car in order to work you need to have a roof over your head I don't need a lecture telling me what my credit report has on it I need to be told that I've been paying rent since the age of 18 and I'm good for a couple thousand a month. Please understand that if you care to go through a detailed finding of your credit report by all means rent with these guys however if you feel that your debt history is none of a renters business as I do steer clear of these people read more

I moved into Falling Water a few months ago. Everyone at the office seem very friendly and repairs have been done in a timely manner, either the same or next day so far. However, my car was keyed on three separate occasions over a two week period in my assigned parking space causing $4000. Dollars in damage to my car. It was scratched deeply on nearly every panel. This is very very disturbing and I no longer feel safe here. I have to worry about my car every night being further vandalized! I have asked twice for a different space and have only been told they would look into it, no call back, no update, no word whatsoever. Then I read in yelp that someone else had the same thing happen to their car 8 months ago! Security for residents should be of utmost importance and taken seriously. I love the spacious updated apartment but for safety reasons may not end up staying here. Beware if you move here. read more

Realistic review. The place itself is quite good. Roomy, really good layouts, new-ish appliances, pretty quiet complex, decent daily privacy, good parking options, not a bad location, some partial mountain views, a few truly nice people working here. It's even an acceptable value. Things that are typically problems in complexes are the same here. Lots of staff turnover, repair people who are lazy, stuff that really should be looked at or fixed but isn't for months (like sprinklers that shoot straight up in the air), etc. And, of course, the odd tenant who trashes a place then disappears after two months. After a while of hunting I found this apartment complex. Upon stepping onto the property I felt as though I was at a resort. The grounds are STUNNING. After moving here in 2019, staying through the pandemic, and am STILL currently a resident I became close with leasing agent MELISSA. She helped me clearly understand my lease renewal and addressed any maintenance concerns I had in a timely fashion. She is reliable, organized and really on par with her communication ensuring that no resident, even a longer standing ones, are left behind. Terrible Management and hidden fees. I've lived in several apartments and this is by far the worst place I've ever lived due to management. There's plenty of options in Las Vegas so think twice before you overpay to live here. They don't care about anything and are rude. I will say Joseph in the office and the maintenance guys are cool but the rest of the staff is just terrible. Melissa has to be one of the most miserable people I have ever met and lacks in the IQ department. Too bad the manager here is terrible. The apartments are great and so is the maintenance staff. When I moved in there were several issues and I had to go to the main office in order to have my stuff fixed. Now to the negatives: 1. The gate is constantly broken 2. I pay $7 a month for trash and now they want to tack on another $20 for valet services. This is ridiculous and I have to keep a dirty garbage pale in my house because you can't leave it outside. I refuse to pay into this scam. When I owned a house I payed $28 every 3 months for garbage 3. I asked why the office is only decorated for Xmas and the manager tells me that Hanukkah is a "cultural holiday"...lol which it is not. Anyway i noticed some cardboard decor for Hanukkah a few days later 4. They came up with this website to pay your rent on and if you use it there's a fee ...lol The list can go on... they should replace this manager with someone that knows how to interact and be nice to people and not phony It's a shame because there's a list of things I see everyday that can be fixed but we will rip our tenants off with garbage removal that's not needed I guess this is the price you pay when you have to rent .... read more

Applied- never got a call after 4 voice mails was finally called back. I did receive an email with my credit report but no information. Just an email stating here is your credit report. Though I have purchased a new car during the pandemic, have 2 major credit cards, and positive credit for 7 years, I was denied for an old paid charge off from 8 years ago that wasn't even mine it was my ex husband's. Now I'm being mailed my deposit from a company in California. Very unprofessional. I should have listened to the other reviews. I'd give them 0 stars for professional service. Finally received my deposit back 15 days later. Not sure what company they use but not happy with the process. Though they thought I my credit wasn't good enough - another property was very happy to rent to someone who is working full time and has paid their rent on time during the whole pandemic and I was pre approved for a home loan. I will make this review as brief as I can, and give you the 'quick-and-dirty' version. We had been tenants of Falling Water before, back in 2014. Nice place, quiet, we used the pool and the jacuzzi at least once. But we were only here a scant few months. My partner got a full-time position at a company in San Francisco, and rather than commute every week, they wanted to move him there permanently, and so after our brief time here at the complex, that's what we did. I guess you former and current dwellers of the City By The Bay know what I'm going to say next...Breathtakingly beautiful place, brutally expensive cost-of-living; the kind of place where you have to have the kind of money Donald Trump THINKS he's worth, to survive. So, back to Las Vegas and Falling Water we came. That was back in summer of 2015. We are now coming up on our first full year here at the complex. And what has it been like so far? Currently, we are living in what now makes our THIRD unit here. Problems with the previous apartment? Neither the dishwasher or the refrigerator were completely hooked up when we moved in. Water system temps that only operated between two modes: Third-Degree-Burn-Trip-To-The-ER, and Arctic Freeze. And the worst part? Upstairs neighbors, a family of four that included two elementary school-aged kids, who had absolutely no consideration for who was living beneath them. Noise pollution is a more polite way of referring to what we endured, especially on the weekends. So for that second reason, we kept up the complaints and the pressure on Management, until they finally presented us with an alternative...a new unit, at a reduced rate, with new flooring, new appliances, and allegedly, quieter neighbors on the second floor - they didn't GUARANTEE us of that second and MOST important point, nor could they tell us anything about them (by law, they said), but they reassured us time and again that they were "NOT AWARE" of any noise problems from the second floor. So we moved in, preferring that to the alternative. And what's in been like so far? Well, the unit pretty much came as advertised. New appliances, cool new faux-wood flooring (vinyl, I'm guessing). But ONCE AGAIN, the refrigerator wasn't hooked up when we moved in (meaning the ice maker). And our washing machine sounded like it was going to EXPLODE any second, the first time we used it. Not to mention that the toilet flushing assembly in the guest bathroom was so rusted out, it broke, and the one in the main bathroom isn't doing much better. But HERE is what costs them a third star. Our upstairs neighbor is for all appearances, a single mom with a teenage daughter. Do I REALLY have to go into what that means in terms of noise levels? So basically, Management didn't LIE to us about it before we moved again, but technically, they did 'leave out some details.' Aside from one pretty reliable person in the Rental Office, and some decent maintenance guys (I'm pretty sure they'll be here on Monday to fix the current troubles), the management of this place is a farce. Which is a damn shame, because were it not for that, Falling Water COULD be a place that more people would want to call home. Personally, I could care less about the pool, the clubhouse or the jacuzzi. There is an amazing 24 Hour Fitness less than three blocks from here for most of those needs. But you would think it wouldn't be all that much to ask, if you could have a living space that really does afford you, as the FW brochures claim, "a peaceful enjoyment" experience. So if noisy neighbors and iffy response to concerns are your thing, or you don't mind so long as the places are somewhat livable, by all means, have at it. Come and move here. Our future plans after the lease is up probably won't include apartment living anymore. This is it for us. FINITO. read more

Great staff here. Love Danielle and Oksana in the leasing office. Manintenence requests are always promptly completed, usually within the same day. I've never lived anywhere that actually shows appreciation to their residents. Here at Falling Waters, there is a monthly "Resident Appreciation" which is in the clubhouse and they get food catered for all of the residents. Nothing major, but it's definitely a kind gesture from the Owner and Management. It makes it fun to get to know other residents and the staff here. read more
