Stunning views, gym, kitchen, lobby, you name it. One of the best things about Exo is that its eco friendly which is highly important to me. Exo was the first of many buildings I toured and it was an easy choice. Leo, the leasing manager, was absolutely wonderful! He was friendly, welcoming, and extremely helpful. Leo is a true professional. He was able to answer the hundreds of questions I had and more. Leo listened to all of the specific things I wanted in my apartment and was able to find the perfect home for me. He quickly responded to emails and calls after I returned to NYC. He took the time to show me multiple apartments and also was able to provide specific information as detailed as if I perfected a sunrise or sunset view. I love it here and I know you will too.

WeWork is THE best and I really like this one in a Tyson's. A few highlights: - Warm atmosphere and plenty of space to bring your laptop and get things done. - Easy parking - Plenty of spots to mix up your location - i .e. they have this great couch area. There are 5+ floors and many of them are real works of art - Nitro cold brew, lime soda water, and kombucha on tap! Great tap coffee too. - Being right across the street Tyson's Conte Malls (both of them) is great. Super easy to get to the metro too - EXTREMELY friendly and helpful staff at the front desk. - Social events and happy hours occasionally are fun to network. There is no way that a wood-frame building built just a year ago should have floors creaking like this. Sad comment on the construction of this building. When the property manager finds this review, he will post some bs...believe his pathetic explanation if you want. I know better and you will too if you make the poor decision to move here. DO NOT MOVE TO THE ARBOR AT HALLEY RISE: REASON #2 INSUFFICIENT OR NON-EXISTENT SOUND INSULATION IN THE FLOOR/CEILING ASSEMBLIES BETWEEN FLOORS. It is only wood between floors above the 3rd in the west tower and above the 4th in the east tower. The concrete slab might lessen the noise from the unit above you if you're on the 1st, 2nd, or 3rd floors in the east tower. (There are no apartments on the 1st and 2nd floors in the west tower.) For the floors that are not on concrete slab, the floor of the unit above you is laid in this order: Wood flooring on top of 1/2 inch gypcrete (this is only for fire suppression) on top of ¼ inch foam (this is supposed to be for sound insulation; I can attest that it does nothing) on top of ¾ inch plywood subfloor on top of Wooden floor joists Then the ceiling of the unit below is constructed by attaching something called hat channels to the floor joists. This is supposed to somewhat isolate the ceiling from the vibrations of the floor above...notice I said "supposed to". Then the drywall is attached to the hat channels and that is the ceiling for the unit below. When the property manager finds this review, he will post some bs...believe his pathetic explanation if you want. I know better because I've done research, submitted a FOIA request to Fairfax County and spoken with the Fairfax County building inspector; he hasn't. DO NOT MOVE TO THE ARBOR AT HALLEY RISE: REASON #3 FREQUENT SMELL OF POT THAT PERMEATES MULTIPLE FLOORS. The apartment is allegedly smoke free...ha, ha, ha. There have been multiple complaints about this problem. One of the responses from the management staff was that a resident had admitted to smoking pot but not in their apartment...there is no smoking in the garage and the courtyard...not just your apartment. And when this resident walked in the hall back to their apartment the smell from their clothes lingered in the hall. This in no way accounts for the strong overwhelming smell that frequently permeates multiple floors and the stairwell. Did the management staff really believe that we residents would swallow their ridiculous explanation? When I complain to the management staff, they always twist it around to make me seem like I'm the problem because I'm not willing to put up with the excessive noise intruding into my apartment. So far, the only solution offered to me is to transfer to another apartment...an apartment that is also not on the top floor. This is neither a workable nor a compassionate solution. I am reporting a couple years subsequent to the harmful, painful injury to my left great toe that…read moreoccurred when an unsecured, wobbly bollard adjacent to Midtown North fell onto my foot. The board members at Midtown and their lawyer denied any responsibility, challenged me to produce evidence that the bollard fell onto my foot and broke two bones in my great toe. They ignored my request that they investigate the possibility that the injury was recorded on a camera on the exterior of the adjacent building, and they rejected my description of the bollard falling on my foot. They did not use the noun "liar" to describe me, but they used every possible means to suggest that I was a liar. They made no effort to suggest a way in which my toe had been injured because there was no believable, logical way that my toe would have been crushed as I walked my dog along the street where the old, unstable bollards lined the entrance to the mews. Nota Bene: Immediately after the bollard fell on my toe, the number of bollards was reduced by one. The Midtown authorities apparently removed a bollard, perhaps the bollard that crushed my toe. Soon after my injury and the denials of the Midtown management and its lawyer, the falling-over bollards were replaced with new bollards. Could that be a coincidence?! Or could it be obvious evidence that there was a need to replace the former, old, unsecured bollards to prevent subsequent injuries to pedestrians and pets who could be injured by the toppling of another bollard like the one that crushed my toe and broke two bones. Subsequent to the healing of the two bones in my great toe, another condition became a painful problem. The weight of the bollard crushed my toe nail deeper into my toe and caused the permanenneed to trim the nail, left and right, that became imbedded in my toe and causing pain until being cut. Ingrown nail? No. Imbedded nail. Clearly caused by the Midtown bollard that fell onto my left foot and crushed my left great toe, breaking two bones and pushing the nail into the body of my toe. The positive news is that moved away from The Cosmopolitan, The Midtown, and Reston as soon as I was able. I feared that living there was not judicious for anyone, particularly for old people. My experience caused me pain and suffering that could only be assuaged by escaping the location of its occurrence and the people who denied me of the help for the injury that they caused and emphatically denied. Ugghh.. The Negatives…read more We have had a hole in our wall for two months. There is a leak and engineering can't find it and they get busy and forget to deal with it. It is still there. They are in no hurry to fix it and so we have a bowl in the middle of the hallway collecting water. As far as cold showers - true - the East Tower has to have its water shut down at least once a month for a full day due to maintenance. This means in the summer - no air conditioning - a building with all windows and no air conditioning is intolerable. During these times it is necessary to fill a bath with water so you can flush the toilets. Construction has been ongoing and so the balconies were unusable for 8 months. The construction was incredibly loud and would go from morning to night - it was not possible to do a call while they removed the facade. It was not the fault of the construction crew but during construction there was very little privacy. Looking down at the pool during winter months you can see a fair amount of construction material and a Johnny on the spot... The management staff is obnoxious and unable to provide customer service. They are unable to deal with the upsets of tenants and prefer to cower in the offices and instruct front desk to tell them they are not available. I have sent plenty of emails complaining about the water leak and their response is they have not received anything. They chastise the tenants when they don't understand how to log in to their portal - there are a lot of older tenants in the building and the system is complex for them. The Positives The Front Desk staff tries very hard. There are some very nice people struggling to do a great job despite management. Kudos to them. There has been rapid turnover however they try their best. There are some fantastic people living in Midtown. There is a friendly community spirit among residents. Bottom line is this is not a luxury residence. It is close to great restaurants and goods and services and has a fantastic view. Anytime I am living in a place where I need to fill a bathtub with water to flush my toilets and have a bowl in the middle of the hallway for two months to collect what I hope is clean water does not say "luxury" to me.

Camden's leasing structure is designed to make it as hard as possible for you to leave. Good luck buying a house; Camden doesn't care about you, they just want to milk you for as much money as possible for as long as possible. EVEN if you've lived there a long time. Do you enjoy using an app to enter your building, an app that doesn't always work due to shoddy cell reception? Then certainly rent here. Good luck receiving phone calls if you live on the first floor; you'll miss about half your calls. There are better, newer rental options popping up all over the area with less predatory leasing and higher quality.

The office has a genuine concern and care to make sure everyone is happy and they are always responsive to residents' messages. I don't think you will find any property management team that is attentive to the resident's experience regardless of the outcome. The aesthetics of the building are always maintained, the apartment units are spacious and very comfortable, and the residents here are generally very polite and friendly. The only negative experience I've encountered were noise disturbances. The building construction in terms of noise reduction is virtually absent which is no fault to Bozzuto since they inherited the building but what is truly most unfortunate is that you may encounter an extremely selfish resident living above you where they have absolutely no concern for stomping, dropping objects, slamming doors/cabinets and dragging furniture daily across the kitchen area floor even during Fairfax County quiet hours. Fortunately the noise from the Fitness Center to neighboring apartments did improve due to consistent efforts by the property management team's repeated communication efforts to residents to be mindful of slamming weights on the machines and floor. Unfortunately, their hands are tied when attempting to resolve noise disturbances generated from a resident's apartment, especially if they are living above you. Again, their well meaning efforts are limited if the resident(s) is too self absorbed and recklessly selfish to show any regard to and respect for other residents and how their indifference has a negative and unhealthy impact on other residents ability and right to live in an apartment where they are able to sleep and enjoy reasonable peacefulness. Nonetheless, I would definitely endorse living in this apartment community because of the exceptional quality level of customer service that the property management team consistently delivers to its residents, the friendliest of the residents, and the aesthetic appeal of the building and apartment units. If a normal noise level is key or most important to you, then this may not be the place for someone with this requirement.

Walking my dog has become a nightmare between trying to steer him away from the poop and trying to stop myself from puking at the beautiful scenery of old and fresh dog sh*^t.
