All issues were reported promptly, but while responses were received, the concerns were not fully addressed. This lack of follow-through led to additional problems and ultimately a complete interruption of our Christmas Day...much of which could have been avoided with proper resolution early on. We were required to relocate from the original property to a replacement that was not comparable and did not meet our needs (no main-level master for elderly family members and only two full bathrooms). Despite clearly outlining these requirements beforehand, we then had to move a second time...on Christmas morning. This meant packing and relocating 9 people, all food, and Christmas gifts, costing us approximately four hours on Christmas morning while we were opening gifts and preparing breakfast. It also eliminated planned time with our grandchildren at the beach. At the final home, the golf cart was not operable (dead battery and flat tire), and a promised repair was never completed. A late checkout requested on Thursday was not addressed until Friday after I followed up on my initial request. I requested at least a 2:00 pm checkout based on missing 6 hrs of our Christmas day moving locations. They finally responded that we would not be granted the extension. Overall, the lack of attention to detail, incomplete issue resolution, and handling of multiple relocations--especially during a special Christmas holiday vacation significantly disrupted our family experience. My family deserved a more responsive and considerate level of service.

I cancelled my reservation through VRBO and Beachwalk is now not refunding me completely because of their cancellation policy. Even though THEY cancelled ON ME. I have screenshots from VRBO that the refund will be in full and Beachwalk is lying.

To make matters worse, on our second-to-last day, prolonged overnight stays triggered a visible reaction in one of our children due to mold exposure. We later discovered that mold was present in at least five rooms. Coming from outlets, vents, and alarmingly from a light fixture in the kids' bunk bedroom, directly above where the children sleep. When we reported these issues, management appeared indifferent, merely attempting a temporary fix by spraying a solution rather than addressing the extensive mold infestation with proper remediation measures. This combination of unclean conditions and serious health hazards raises significant concerns about the safety and upkeep of the property.

When we arrived Saturday the pool was bright green and had not been touched. They then said they would service the pool on Sunday and it would not be able to be used until Monday. There was "nothing they could do" and management wouldn't be available until Monday. This is the worst customer service. I will not rent from them again. The whole reason we chose this house was for the pool and it cannot be used even though they knew in plenty of time.

Even though it was a week day, they made me wait hours to get a technician which I had to source via simple google search. If you do book, take notes of everything! DO NOT BOOK!! We are currently renting house through this company and every night that we have been here our AC has not worked on our sleeping floors. They have sent out an AC company three times and they have NOT fixed it! We have slept in the heat every night we have been here and NO ONE will contact us back. This has been such a NIGHTMARE! Also, the home was not properly cleaned upon arrival either. This has literally been the BIGGEST headache I've ever had to experience on what was supposed to be a relaxing time that we have spent a lot of money on. DO NOT USE THEM! Although a review I posted received a response suggesting we were offered to move, this offer came after four days of enduring the problem. With a party of 16 people, relocating was not a feasible option. Moreover, my husband was later informed that no alternative accommodation was actually available, as the initial offer was made by a new employee who was unaware of the actual situation. Consequently, our only "solution" was the continuous visits from technicians and the provision of two box fans, which were obviously inadequate in the Florida heat.

The following day at 10 AM, my son found a juvenile bedbug crawling on him. We inspected his bed and found an adult bed bug. We immediately called the owners, who were a little slow getting back to us; they were on vacation out of the country (probably in a bedbug-free environment, but who knows). Over 2 hours later, the on-site property manager inspected the unit, and he could not find any bugs. Still, to be safe, they had a cleaning crew change the linens on the infested bed and scheduled an exterminator to inspect the unit the next day. We requested to be notified when the inspection was taking place. July 19, 2 PM We received a text message from the owners that the exterminators found evidence of bedbugs in all three bedrooms and that we had to vacate the premises for treatment. I called the exterminator, and he provided additional details on the infestation. He had found multi-generational activity in all of the beds, and in his professional opinion, the unit had been infested for at least 4-6 weeks. The owners of Villa Grove Properties are greedy, terrible people. They ruined our vacation and said they would graciously refund nearly $7,400 in rental fees. However, after they sat on our refund, I had to dispute the charges with my credit card company. They said they would refund me on 7/19, I opened a dispute on 7/25, and it was resolved in my favor on 7/30. Our family gets to take a single vacation a year, and they ruined this year's trip. I asked them for additional compensation to address our travel, food, and bed bug inspection at our home. They actually had the gall to say... "We are back in the country next week, I'm just not sure what else we can do. Other than a full refund, we've also got the costs of replacing bedding, pest control treatments, and other canceled reservations for the next coming weeks all of which will total over $10,000 in additional losses. It's an absolute nightmare for everyone." Are you kidding me! How tone deaf can you get? This $3M condo is only one of the units they own. They had one job, provide a clean, bedbug-free condo in exchange for $7,400. Their laziness and negligence ruined our vacation, cost our family several thousand in expenses, and I still have to worry about how much it will cost me if these bedbugs get into my home. On top of all that, they had the chutzpa to cry about replacing linens and lost rental income!! Kim and Andy Zeiset, the owners of Villa Grove Properties, are greedy, self-absorbed, and have no business in the service industry. They can't think of anyone but themselves and their money.

Communication with Andy and Kim was great. Having access to all the property information on line was super helpful and the information posted inside the home was very helpful. Even the light switches and remotes are labeled. Very low stress!
