Harts arrived to diagnose a clogged kitchen sink drain. After snaking and scoping the drain line,…read morethe technician said our only option was to replace the drain line because it's old, galvanized pipe that poses a risk of rupture if they performed hydro-jetting. Accessing the drain line for replacement would require cutting into the ceiling of the bedroom below the kitchen sink. I discussed asbestos testing with technician because our home was built in 1967. Harts said they have a preferred vendor they use for asbestos testing and abatement, but that vendor did not contact us for two days. This is the point where Harts no longer tried to work towards a resolution. Wanting to get the use of our kitchen back, we hired another company to perform testing which did come back as positive for asbestos. We contacted a different plumbing company who put us in touch with their abatement vendor and the work was quoted and performed quickly. Testing and abatement cost us $2,441.60. Upon completion of the abatement, with the ceiling opened and the drain visible, it was obvious that it was not galvanized pipe, rather ABS plastic. The new plumbing company performed the hydro-jetting in about an hour at the cost of $2,110.57. The repair of our ceiling still needs to be completed and have been quoted upwards of $5,000 for that work. I have called Harts on multiple occasions over the last week in attempt to speak with someone about their diagnosis error. On 7/14/26, I finally received a call from a manager who watched the scope video and said he cannot even see the pipe material because it was so clogged. I asked why their technician would say it's galvanized pipe if the material is not even visible and he could not answer that question. He told me that he would have a conversation with the technician and get back to me this morning, but I have not received a call. We've given Harts ample time to respond and make this right.

The unit was still under warranty, only two years old, so AOSmith decided to replace the unit with a new unit but installation was at our expense. I approved the installation at my expense. The new hybid hot water heater looks great and we're very happy with the installation of the new unit. Rainier, Chad and his assistant, did a wonderful job installing the new unit. It looks exactly like it did before the repair. It looks so nice you can't even tell it was ever replaced. Thank you Chad and Rainier Plumbing & Rooter for a job well done and making sure it was done right. And thank you also for the guidance and advice about what to do if it happens again.

Brandon R. took the time to thoroughly check everything and determined that our elderly hot water tank was finally giving up the ghost. He returned two days later with his colleague (also named Brandon), and together they did a wonderful job with the installation and cleanup. Brandon kept me informed throughout the process, which I really appreciated. Overall, we're very pleased with the service and wouldn't hesitate to call Rainier View Plumbing again or recommend them to others.

From there, David Griffis took the time to provide thorough information and answer all of our questions. He was consistently helpful, knowledgeable, and highly professional throughout the entire process. Melissa did an excellent job coordinating and scheduling the installation team. One aspect of their communication that particularly stood out was the consistent updates provided through both text and email, including photographs of the technicians and notifications regarding their arrival times. This level of professionalism and customer service was truly impressive. Brian and his assistant arrived promptly, conducted themselves courteously, and completed the split unit installation efficiently and professionally. Joshua, the electrician, and his assistant then completed the electrical work seamlessly. Overall, this team of professionals provided us with an outstanding temperature control system that we will greatly enjoy in our sunroom. To further demonstrate their appreciation for their customers, they even sent us a thoughtful gift afterward. We highly recommend them.

Unprofessional Conduct, High-Pressure Sales, and Unauthorized Assessments…read more I contracted Black Hills in Tumwater exclusively to perform a standard annual maintenance check on our relatively new HVAC unit to satisfy a routine condition for the sale of our home. The resulting service was highly unprofessional and demonstrated a severe lack of business ethics. During the appointment, the technician subjected my wife to aggressive, high-pressure sales tactics in an attempt to push an unrequested air vent service in excess of $2,000. Most egregiously, the technician made unauthorized and completely unsolicited claims on our final paperwork. We did not hire Black Hills to assess, inspect, or service our air ducts in any capacity. Despite this, the technician documented on the final invoice, a document that must be presented to the buyers of our home, that the house cannot be sold without cleaning the air ducts. Using a routine maintenance invoice to make unauthorized, legally baseless assertions about a real estate transaction is unacceptable. Their business practices appear strictly focused on predatory upselling and fabricating issues rather than fulfilling the contracted scope of work. I strongly advise against utilizing their services.

With a large three-story home, multiple bathrooms, an indoor pool, extensive plumbing, and a complex well system serving the property, we feared the worst. We even had other professionals come out, and while they were courteous and tried their best, no one could pinpoint the problem. Brian arrived, immediately approached the situation with confidence, experience, and professionalism, and quickly identified that the primary issue was a leak in our irrigation system along with a pressure tank that needed replacement. Thanks to his expertise, he had our water restored that same day so our family of five--including my young grandson--could make it through the weekend. He then returned exactly as promised, replaced the pressure tank, completed the repairs, and had everything operating perfectly. What impressed me most wasn't just his technical ability--it was his character. Brian genuinely cared about getting our family back on our feet. He never made us feel like just another customer, and it was obvious his priority was solving the problem, not maximizing the bill. His pricing was incredibly fair, especially considering the complexity of the work and the time he invested. In a world where trust and craftsmanship can be difficult to find, Brian Clarke stands out as someone who truly earns both. His knowledge, honesty, work ethic, and commitment to doing the job right are exceptional. I would recommend him without hesitation to any family, homeowner, or military member looking for someone they can completely trust. Thank you, Brian, for restoring more than our water--you restored our peace of mind. A & C Miller
