Sonia was incredible in helping us buy our first home. As first-time buyers, we weren't even sure what type of home we wanted at the beginning, but she patiently guided us through the process and helped us figure out exactly what would work best for our budget and priorities. She is extremely friendly, genuinely cares about her clients' preferences, and always made sure we knew what to look for when evaluating homes. When it came to negotiations, she was an absolute boss and helped us secure a great deal. Even after we bought our house, Sonia continues to be our go-to person for anything home-related. She has an amazing network of contacts from plumbing and electrical work to cabinets and other repairs. We truly appreciate all her help and would absolutely recommend her to anyone looking to buy a home read more

In Sonia, I have found a sister who stood by me in buying my first home. She made each and every step of the process so easy, seamless and smooth. For a first time buyer, when you don't know a lot of things Sonia is a god sent big sister who made my dream of being a homeowner so so easy. My first text to her was on May 10 and on June 11, I was signing the documents for my new home. The credit goes to Sonia read more

We can't say enough good things about Sonia Vu! We were absolutely blown away by how she was able to help us navigate and negotiate the incredibly competitive and often overwhelming Silicon Valley housing market. Being new to the area like many people, we thought we would be priced out of the nicer areas, but she ultimately made the impossible possible. From the start, Sonia took the time to really understand our budget, lifestyle, and must-have features for a home and its surrounding area. Sonia focused on finding properties that were affordably priced that were a good fit for us to consider. Sonia's true strength was in her negotiation skills with the seller's agent, as our offer was accepted despite not being the highest. This is not a skill you often times find in Silicon Valley and its definitely a forgotten art for buyer's agents today. Trust the process, and let Sonia do the work. read more

She is fantastic to work with! She helped us find the perfect house and took great care in guiding us through the process. She clearly explained what to look for when viewing homes and helped us understand all the details about the house we were making an offer on. There are realtors and then there's Sonia Vu. Sonia is your friend, confidante, problem solver and mentor all packaged into one. In a crazy market like San Jose and the greater Bay Area, you want somebody like Sonia who understands the process inside and out. The home purchasing process can be an emotional roller coaster for anyone and Sonia makes sure to guide you each step of the way. Throughout our home buying process, Sonia is always quick on her feet to find connections to help us overcome all our difficulties. When we put out an offer on a home that needed a lot of work, she connected us to professionals who helped us answer questions to mitigate the risks on the home. When we couldn't find the banks who can qualify us for another home loan, she connected us with several agents who could solve our case so we can put a no contingent offer out confidently. Her deep expertise and connections goes a long way and we wouldn't have been able to close on our new home without all her hustle and drive to get things done. Go with Sonia Vu for your real estate needs. You won't regret it :) read more

Sonia is not your typical realtor. She's been helping us with our home search recently. She educated me on the process and how to find homes with great potential. Her working style and ethic reminds me of Amazon's work principle -- strong customer focus and working backwards from the customer . There were instances when I was attracted to some houses and willing to overpay despite the draw backs. Instead of simply saying yes to me and convincing me to buy, so that the transaction be closed and getting her commission, she explained me why its a bad deal and how it hurts me in the long term and thus saved me from over-paying. She doesn't count her success based on deal-closed and getting the commission, rather on doing the right thing, finding the best home for me, even if its hard and taking time. She helped us deal with different types of sellers, went above and beyond to educate the seller's realtor on how to deal with the seller based on the situation , brought every one on board , created a win-win situation to complete the transaction for us and also saved money for us. In another instance, we had to come out of a non-contingent home purchase contract due to an emergency. She went out of her way and convinced the seller's agent and seller to release the earnest deposit money. A lot of friends said that its impossible to get money back. But Sonia made the impossible possible and saved our hard earned money. If you are buying home in Bay Area, you will never go wrong working with Sonia. She saves money for her client and fights for the client. read more

We had met Sonia through a mutual friend and found her to be a thorough professional who took time to understand our needs and constraints and provided recommendations accordingly and assisted in buying a house. She was so helpful throughout the entire purchase process, guiding first-time home buyers like us through every step of the way and ensuring we never faced any pressure. She's a great negotiator and helped us find a great home in this crazy market and ensured we did not have to overpay for the house . Sonia had great recommendations for lenders, insurance and so on and made sure we were never overwhelmed in this process. I would highly recommend Sonia's real estate service for anyone in bay area! read more

Real estate agents do not have a very good reputation! owing to the bad reviews and experiences shared by near and dear ones. But you come across people who change your perception, Sonia was one of them! Being first time house buyers we had lot of concerns and questions. Sonia made sure she talked through and addressed all of them. We never imagined getting our home with the first offer we placed, but Sonia made it happen. This goes to say a lot about her dedication to clients and thorough research she puts in. And we continue to get her time and support even post deal closure, which is an absolute delight. I highly recommend her and hope she continues with the awesome work which she is already doing! read more

We recently worked with Sonia Vu to purchase a home and we couldn't be more pleased with the experience. Sonia helped us from when we started to look for a home and is an expert in the real estate industry. From the very beginning, Sonia listened to our needs and took the time to understand what we were looking for in a home. She then used her extensive knowledge of the local area to show us several properties that fit our criteria. She was patient and understanding throughout the process, and always available to talk about any questions or concerns we had. She visited open houses with us and explained different aspects of the house from the interiors, backyard, location and what we could do to improve the house to our liking. Once we liked a house, she spent time to ensure that the negotiation process was smooth and that we got the best deal possible. Her attention to detail is exceptional and she made sure that everything was in order before closing. The closing process went smoothly and we were able to complete the process with ease. After we got the keys, she provided us with contacts for getting the house updated and kept checking in with us until we moved into our home. We are happy to have her as not only our real estate agent, but also a good friend. In addition to her exceptional real estate skills, Sonia also has a warm and personable demeanor, making her a pleasure to work with. Overall, I would highly recommend Sonia Vu and Clarus Properties to my friends and family looking for a home. Her professionalism, expertise and dedication to their clients is exceptional. read more

We recently bought our house with Sonia vu. She is a wonderful agent! We had another agent before finding Sonia and made offer for a property with him. We were super lucky that did not get that house! After that one of our friends referred us to Sonia. She is very professional and organized. You do not need to worry about anything. She is thinking about every thing before you and makes everything ready for you. Having tour with her was awesome because she mentioned something in the house that we did not pay attention. She never pushed us to put offer. I highly recommend her! read more

Sonia has been a true lifesaver. We were first time home buyers and she took us under her wings and really broke down what to expect. She helped us to understand how the market works and how we can make our budget yet still meet our needs. I loved that she helped us determine our budget with a spreadsheet containing everything from phone bill to hair care expenses! Sonia was very attentive to what we were asking for in our first home. She made us feel comfortable and let us know if something was out of reach. She truly had our best intentions at heart while helping us. I would highly recommend Sonia to anyone searching for a home. She is incredible! read more

Efficient and Strategic! Not only did Sonia ease our worries of listing the house earlier than Springtime and in the extreme weather condition, but she also helped to sell our house faster and way over than we expected. After quickly (less than a month) helping us prepare for the listing and within 72 hours of listing, we were overwhelmed with multiple offers While preparing the house, it was during those heavy rainy days, Sonia was there with us everyday helping us. When offers came in Sonia sacrificed Sunday family dinner to go over all the offers with us. It was amazing watching her work her magic as she diligently talked to all the realtors and professionally negotiated a price that made both parties happy. Our house is smaller in square feet and the condition is not as pristine as the house that was selling a block away but in comparison we received a higher price than that house. They got $100,000 above their asking price while we got $200,000 above our asking price and we didn't even listed at lower list price. Sonia Vu of Clarus Properties by far the best realtor in the Berryessa area that we have worked with. She is always very responsive and communicative and will look out for your best interest as she did with us. read more

Before we made the decision to buy our first home in the Bay Area, we started going to open houses and looking at the current market we didn't have high hopes that we would be able to find a home in a couple of months. We had met a few realtors in the process, but when we met Sonia, she really went out of her way to assist us in the home buying process. Just in the first meeting Sonia spent more than 3 hours and narrowed down our choices which really helped us to look for a better area and home that suited our requirements. Sonia helped us find a place in just two weeks and our second offer got accepted. Sonia is not only a good realtor but also has great negotiation skills that helped us get our home below the appraisal value. Sonia Vu deals with everyone at a personal level and as a family. We really appreciate her efforts and skills that guided us to get a home in the Bay Area. Thank you, Sonia!!! read more

Sonia was our realtor while buying our first house in the Bay Area and she made it so easy. From shortlisting houses based on our criteria to choosing a place, making an offer, finding contractors to fixing the house - she was always around for help and inputs. While we have lived in the Bay Area for 3+ years, we did not know much about good school districts and neighborhoods and her experience came in handy. During the buying process, no question was too small or too big to address, e.g., clarifying the HOA fees when we were about to sign the contract, checking with the house inspector if there were any issues with our foundation. Our trust in her was reaffirmed when she advised us to make an offer below the listing price, while me and my wife had a slightly higher number in mind. We have no reservations in recommending Sonia to our family and friends. read more

Sonia is very knowledgeable and a diligent realtor. As a first time homebuyer I found her to be very professional and patient in learning our needs and aspirations. She's quite meticulous when going through disclosures and educated us along the way in our house hunting process. Her presentation skills are very remarkable and certainly helped us win a bid in competitive market. I recommend her without any reservations and would definitely choose to work with her in future. read more

We met Sonia Vu on one of our open house viewings and instantly clicked with her. She's thorough, meticulous and focussed on getting you the house that checks all your boxes. She was amazing, to say the least. Before we started looking at houses, she sat us down to listen to our requirements, what was extremely important for us and found houses that matched these criteria. Within three weeks, we landed our dream home and it was definitely all thanks to Sonia. She went above and beyond to help us get this house and is someone we can count on and reach out to. In this first time home buying experience, we were glad to have found a fantastic agent and more importantly a friend for life. read more

Cheater She promised commission back and didn't put the same in contract; it's too late by the time I realized that ; more over she didn't even know the closing date and misguided me by giving a date which is 5 day's earlier and finally said sorry for her mistake; too much irresponsible; playing with life time dream and people and cheating around once she get chance Awesome reviews by herself here; don't believe and get cheated like me read more

Sonia Vu is a very friendly agent, she has good negotiation skills, which helped while extending the closing date. She is professional, always on time. Like other agents we met, she is not pushy, rather very patient while looking for houses. She is very thorough; when we wanted to make an offer to a house, she went through the disclosure with us and we figured out that house has foundation problems so we decided to not to make an offer. Finally, we made only one offer and that's the house we bought. She also has contacts with banks and loan officers, which helped during the loan process. If you want to get the dream house you should contact her. read more

The best agent out there. She's very thoughtful, patient, and thorough. Sonia has recently helped our family purchase our first home. The whole process wasn't easy, especially our needs and budget did not align. However, Sonia took us to any houses that we were interested in, sat down with us to talk after each house tour, spent at least 3 hours to walk us through the reports of each house that we were interested in. But even before we went to meet her, she already read through the reports and gave us a summary. She also talked to us countless number of times on the offer price, and she actually pulled a report of similar homes got sold recently to help guide us on how much we should offer. She took her time to explain to us the contract and contingencies, and she advised us on what to go easy on and what we should negotiate for. What made us appreciate most was it was not just business to her. We still maintain contact today. She came to visit us, shared with us any services we might need, be it furniture stores, gardener, housekeeper, etc. One interesting thing about our process was Sonia actually helped move the process along while the seller's agent was too hands-off. Had it not been for her, we would not be able to get the house, let alone staying on schedule. The seller actually shared with me that he was so moved by her help and decided to write her a review as well. read more

Sonia was excellent, knowledgeable, helpful and made this house selling process incredibly easy and smooth! Her guidance and help was very much appreciated. Sonia walked us through step-by-step, made sure we knew what to expect, and offered expert advice that helped us through the process. Once we gave her the house keys within 3 days she transformed the place into nice and beautiful looking house. When we saw the staging and pictures in the listing, for a second we didn't feel like selling this beautiful house. But we had to. She kept our house on market for 7 days and we got multiple offers and she got our house under contract in less than 48 hours. She has the excellent pricing strategies and she got us a very good price which we never expected. We were very happy with the numbers she got us and she deserves a treat from us. She does an excellent job making sure the families she works with understand the process of buying or selling, important deadlines and makes sure that there are no unexpected issues with the closing. During this 30 day process of closing we didn't have to worry about anything and she gave us timely updates about everything. We will definitely refer Sonia to our family and friends in the future. We can not say enough great things about her! She is the best! read more

Sonia is very experienced in the real estate business and you get to see that once you meet. Before purchasing the property and before meeting Sonia, we tried working with few other realtors and we did not find ourselves comfortable. Sonia is very organized, punctual but very time flexible (we really needed time flexibility due to baby with us) and not pushy for anything. These skill sets really worked in our favor. She helped us to make sure that our budget for this purchase is correct. In this process, Sonia worked with us even around midnight time and even around 5 AM while writing the offers. She is very upfront to state good and bad things about the property. Her estimates about repair are also quite close to the real numbers. The listings that she sent and what we were looking for had a good overlap throughout the process. Most important thing that ads value is she made sure we are not overpaying for the property to win the bid. Overall, I highly recommend Sonia since she was very professional with us. read more

We worked with Sonia for buying our first house in the Bay Area. She is a very hard working and sincere person, with a lot of patience. We saw many houses with Sonia before getting one. She gauged our requirements soon after we saw a few houses with her, and narrowed the list of houses we used to go see every week afterwards, at least once, for several months. Sonia made herself available whenever we needed her for showing any house we wanted to have a look. She is a very friendly person -- my wife and I are now good friends of her. Sonia also helped us by providing contacts of several reasonable people while moving into the house, e.g., fumigation company, a handy guy, cleaning staff, etc. We enjoyed working with Sonia. We have no reservations in giving her a five star. We strongly recommend her for any serious buyer. read more

Sonia recently helped my family purchase our first home in the Bay Area. It's quite interesting how we found her. On a sunny afternoon, we were randomly looking at open houses. We ran into this one house in San Jose (which was originally not on your list to see but went in just because it was closer to the one we originally went) which Sonia was showing that day. We met Sonia and looked around the house. After a few minutes, we started talking and little did we know we would come to become such great friends and family. Usually, we were not comfortable sharing numbers with agents. But there was something about Sonia that we felt very comfortable and shared our contacts instantly. The same week we met Sonia at our apartment. I was amazed at the details she got into and sort of taught us to find what we really wanted in a house. She patiently listened to our expectations, even charted out an expense analysis to the details on how much we'll spend on a Costco run, hair cuts, income, etc to make us understand how much we can afford. This to me personally is the best because at the end of that day I had a paper handwritten from her on every single breakdown and what we can look forward to. She was very kind to us and spent a great amount of time with us understanding our expectations one by one. Then we started the house hunt. She would send us a plan every weekend and we'll go around checking houses one by one. Here's where we were super amazed. During the initial days, we would end up feeling certain house to be wow and would be admiring at certain details of that house when she'll hold our hands and point to things we should really be focussing and would educate us why some houses are bad even though they look great. We have not heard such guidance from any of our friends' agents. There were certain houses where we would feel everything would be perfect but somehow in the heart of hearts, something would tell us otherwise. Instead of being pushy like other agents would, she would simply say if it's not right then let's move on. We really like this in Sonia. She always puts our preference and liking on topmost priority. The list and plan she sent out were already filtered to our expectations that we were able to spend quality time at these places to know if we like it rather than looking at a huge list. She is very efficient in narrowing down to what we really like vs what we can fit in our budget. This is why we probably found our beautiful home soon and didn't really have months-long of search like our friends had. It was all Sonia! Towards the end of our search, my mother and sister had traveled from India and they felt an instant connection with Sonia. We've had numerous dinners discussing houses, family, traditions, kids, etc and have become a family today. Even after we moved in, she helped us with every single detail like our gardener, handyman, etc and we can't believe her recommendations are always THE BEST! She is a true, honest, and best friend. We fondly keep in touch discussing everything with her including parenting our expecting child. Yes, Sonia is our family and we love her. I highly recommend Sonia to anyone who is looking to buy or sell their place because you would not only have a great agent but a truly loving family member in your life. Thanks, Sonia for being who you are. We love you! read more

I first met Sonia during an open house, as she was there representing the seller and I was dropping in just to take a look without any intention of buying. At the time, I had no experience whatsoever in real estate and was feeling completely overwhelmed at the idea of even considering buying a house. I spoke with Sonia for a couple minutes and mentioned that I was interested in buying a place but had literally just begun my search. She gave me her contact information and advised me to reach out to her with any questions I had. This immediately made me feel more at ease with the home buying process, as I felt like I had a resource for information rather than someone who was solely concerned with getting me to buy the first house possible. I met with Sonia soon after to discuss my budget and buying preferences. She carefully listened to my situation, then began scrutinizing the area for houses within my budget and which met my requirements. One thing I truly appreciated was how practical Sonia's approach was -- not trying to pressure me into buying a house which was at the upper limit of my price range, but instead making an earnest effort to find a place which I would be happy with but also wouldn't put a strain on me financially. Sonia proved herself to be very knowledgeable about the housing market and the neighborhoods in San Jose and the surrounding area. I didn't waste any time looking at places in neighborhoods which were out of my price range, making my search that much more efficient. I'm not sure how long the average person spends looking for a house, but I spent about 3-4 months with Sonia, reviewing a list of new homes on a near-weekly basis and touring the places I was interested in. There were times when I felt frustrated with the search, like I was never going to find a place I liked enough to buy. Where I was frustrated, Sonia showed great patience. She continued to send me new listings, even ones which may not have been a perfect fit in my mind initially. I appreciated this because it expanded my expectations about what kind of house I would be able to realistically purchase. Sonia was very honest and upfront about which neighborhoods were good and which ones were not so good (I didn't know much about San Jose since I had mostly rented in downtown to that point). She knew which neighborhoods appeared to be on the rise and which ones were priced high due to factors which were of less concern to me (e.g., good school districts commanding higher prices, but I have no kids presently). The search ultimately led me to the North Valley/Berryessa neighborhood of San Jose, which I found to be a diamond in the rough. I never really thought of the neighborhood as being that great but in reality, it was only because I never spent any time in the area. After seeing several properties in this neighborhood, I soon found the place I now call my home. I put in a total of two offers during my search, with the second offer being accepted soon after some minor negotiation. Sonia was very helpful as far as advising me on the offer process, without pushing me in any specific direction. This was immensely appreciated, as I had never in my life been through such a daunting task as making an offer on a house. She made the process of home buying, from the initial search to the final closing steps, near-effortless. Sonia was communicative with me throughout my entire experience and was able to clearly and concisely explain things about the home buying process to me without me feeling utterly confused. Sonia prides herself on building strong relationships with her clients and that was self-evident from all my interactions with her. During my search, I found her to be both highly professional and highly personable. I have already recommended Sonia to a co-worker of mine who was looking for a place in San Jose and would absolutely recommend her without hesitation to anyone else who is looking to buy in the South Bay Area. read more

We had the great pleasure to work with Sonia in buying our home, she is very caring and not commision driven. She takes time to talk to us and understands our needs and give us analysis of the pros and cons in the house we are interested, even in the last moment we are about to sign the offer, she revisited all the conditions we have in looking for a house and carefully examine each one of them to make sure we are OK with the ones that are not satisfied. This is extremely impressive especially in this hot market when agents might push their buyer client to make higher and higher bit in order to get quick sale. She also has an extended connection of contractors, no matter it is to examine issues before buying or to get contractors to remodel the house after the purchase, she helped a great deal in finding us the right contractors to do the job, she is a great resource to buyers especially those who do not have much contractor connections in the area. She does not randomly recommend experts either but only those that she has personally used or knowing that can do a good job. When I had concern about the roof and wanted to find some roofer to come to investigate the issue, I could not find any because of the raining season (that all roofers are super busy), she managed to find me two expert roofers to come on site to investgate! She is also a very kind person and a great pleasure to work with. She is a great communicator and very good at cross-communication between buyer and seller. I will definitely recommend her to my friends that need the service! read more

We have worked with Sonia in the Spring of 2017 to buy our home. We were so fortunate to have found Sonia Vu . As a buyer we had a wonderful experience working with her. Now, as a seller in 2018, we couldn't have been more pleased! The selling price of our home exceeded all the recent homes by a very large margin. Sonia ensured that the process was exceptionally seamless. We received multiple offers when the house went on the market, thanks in large part to Sonia's incredible work. Sonia brought in a fabulous photographer and videographer to showcase our home online, which created much more foot traffic and brought in serious buyers. She also brought in a designer to help stage our home, which helped make it more appealing to a larger group of potential buyers. Their marketing team is top notch and can't be beat! Although we received multiple offers, we ended up working with a cute first time buyers. Sonia was wonderful in keeping the transaction moving along and getting to closing in a timely manner. She was always available to answer our questions (and the buyers!). She was so responsive and is the sweetest person. We had a great experience! When we first met Sonia, she explained that her job is more service than just business. Bingo, yes she is! That's the best quality we were always amazed about her. She is very positive, energetic, Sonia is also incredibly personable. On top of being exceptionally good at her job she felt like a friend after we first met her and certainly is a friend now.  However we speak, it would't be enough to explain our pleasant experience with Sonia Vu and how awesome Sonia was throughout the entire home Selling process All the best Sonia! Sonia helped us buy our first house in a highly competitive market. She is systematic and organized with her work and is always on top of new houses showing up. She was very professional and patient with us as we worked out our priorities and preferences during the search. Throughout our search, she guided us with very useful information about the neighborhood. She had a broad understanding of several aspects and the pros and cons of each neighborhood in the south bay area. Another great thing about Sonia is that she made herself available at all times and was very responsive through all modes of communication. She was also great at guiding and helping with work that needed to be done with the house after closing on the house. Sonia Vu is awesome! About three years ago (in 2013), Sonia Vu helped buy my first property. I was a first time home-buyer with a limited budget. She helped me buy a condo that met just about everything on my wishlist. San Jose, just like the rest of the Bay Area, is a very competitive real estate market, however, she was still able to find a great condo for me in South San Jose. Fast forward to 2016, and now Sonia has helped me sell that condo and buy first house for my wife and I! She did it again! In a very competitive market, Sonia sold my condo for a great price and negotiated a great deal on the new house. She is the best! Not only is Sonia our real estate agent, she is also a great friend. I cannot say enough about how wonderful Sonia is. She truly cares about her clients and always keeps their best interests first. read more

Sonia is absolutely amazing! I'm so glad I found her to help us find our next home. She was there for us every step of the way... countless calls, texts, and emails. She viewed homes with us week after week, met with us at random hours that worked with our schedule. She knew exactly what we wanted and helped us make some very important decisions. Her expertise was invaluable, especially in this hot real estate market. We had a few hiccups along the way but Sonia was our lucky charm... she worked hard to resolve every issue. The network of resources she has access to is very impressive! She builds relationships with everyone she interacts with. We were in really good hands with Sonia. We trust her judgement wholeheartedly and can't thank her enough for helping us with the purchase of our house! I would recommend her to all my close family and friends without any hesitation. Sonia is a professional! We had a difficult situation when my mother fell and was required to go to a rehab center for months. She needed to sell her house to generate health care funds so time was an important factor. The home needed a complete remodel as it had been poorly maintained before the home could be listed or sold. Sonia brought together an amazing team of contractors, landscaper, and marketing people. Midway through the process my mother passed away and her estate had to go to probate. Sonia never faltered but provided excellent project management assistance, including recommending a probate attorney to the family. Sonia listed and marketed the property well and the family has been very happy with the results. Throughout this effort there were very few problems, for which Sonia couldn't find a solution. She put in a lot of time of her own to make this sale happen and we would highly recommend her as a knowledge real estate person who knows how to handle complicated situations. read more
