Hotel was well located and quiet, a little off the busy street with stores and restaurants but still close enough to walk to Queens U, Ulster Museum, and the Botanic Gardens. Rooms are on the smaller side but have a bath tub and plenty of hot water which is always nice. Little fridge and a kettle provided. Front desk staff is very helpful. Breakfast was more delightful than expected with a full selection of cooked to order dishes as well as the usual fruit and croissants. Definitely worth staying next time I'm in Belfast.

The price is very reasonable. £30 for a night for a private room and queen bed. It was comfy enough and had the decor of what I imagine to be the inside of an Irish antique store. Titanic signs and cat pictures everywhere! The breakfast was typical heavy Irish - sausage, bacon, and eggs and a little oily but served on fine china of course. If I go back to Belfast I would try and get a hostel for price and to be around young people. For a night though, this place worked out and Kate told me I was pretty and reminded her of Kate Middleton :-)

BIG MISTAKE that become evident immediately afterwards. Upon reaching Belfast city we were greeted by an utterly rude and unhelpful man over the phone (not the one who did the booking) who considered it beyond his scope of responsibilities to provide directions to the B&B from city centre. Once at the B&B, he had to confirm from previous manager that I really had paid over the phone and kept refering to me as "this guy". Every query of ours was followed by a look of disapproval as if we were asking for more than what we deserved or had paid for. Room - filthiest most disgusting room I have ever stepped foot in! It was smelly, carpet so damp and dirty you wouldnt want to roam around without your shoes on. Walls not painted and plaster tearing off. Bed sheets clearly not changed before our arrival. No soap and no curtains for the shower. The whole place was eerie and dilapidated. We went downstairs to the reception before going outside to ask for soap and clean towels and were told with an effusive affirmation of "yeah, yeah sure" that they would be replaced asap. When we got back to the room hours later, things were as they were before. Toilet was downstairs with broken shower next to it and again with no soap or shampoo. If I were to bet I would say it hadnt been cleaned for a month atleast. Breakfast; well one might say you cannot go much wrong there can you? Kate's B&B made sure they live up to their cheap standards and made breakfast inedible too. We had to go elsewhere for it. I am extremely disappointed and frustrated and feel robbed of my money. Do yourselves a favour and find a place that is bit further away from the city centre but is atleast decent. DO NOT go to Kate's B&B. As for me, I shall pay more heed to reviews from now on - a lesson I learnt the hard way.

The included breakfast has more than a few options to enjoy; whether is typical breakfast from the area or plain more generic breakfast. The location is convenient for being close to city center, though taxi is probably the best way of moving around, and even though is not the cheapest option there is also a bus stop just some meters from the hotel. We had a great stay and would love to rent a room there again if we get the chance to visit the city again.

Everyone knows how much we rely on our phones for navigation and information when traveling! Ah The X Factor. You have a myriad of ways to ruin folk's lives and also weekends away. We needed a…read morehotel room because our ferry had been cancelled and we were stuck in Belfast for another night. We frantically looked at options such as getting a bus to Dublin and staying the night there. But thanks to the internet and smart phones we found a wee B&B near the Antrim Road. We had a bit of trouble finding the place at first and the taxi driver was quite unfriendly. We got there and no one answered the door for a while so we were a bit scared we'd been scammed. But then a friendly Irish woman opened the door and showed us to our room. Our room was lovely and cosy. It was done up very nicely. The heating took a wee while to come on and we had an issue with the Free view box. The bed was fairly comfy. Breakfast the next morning was amazing. Aoife makes everything herself. The jams were great as was the home made bread. Sleepy Cedars was so welcoming. What I like about small B&Bs is that they are a lot more personal than big hotels. If I was coming over to Belfast again, I'd stay here.

I can't believe that I'm the first person to review this gem…read more Out of all of the B&Bs at which I stayed during my two weeks in Ireland and Northern Ireland, this was definitely the best. Alice is one of the most welcoming and helpful hosts. She spent a lot of time showing me the best food in the area and telling me how the various features of the room worked. The room itself was really nice. It was very spacious, well cleaned, and warmed. Although this was the first B&B at which I stayed on my trip, I would quickly learn that the warmth that I felt here (thanks to functioning heat units) would be hard to come by on the rest of the trip. The shower worked wonderfully, too. The location is really convenient to the south end of town. It's less than ten minutes to walk to the Ulster Museum, Botanic Gardens, and Queens University. If you want to get to the city centre, the bus system works really well and picks you up nearby. Overall, I couldn't see myself staying anywhere else on a return trip to Belfast.
