Overall, we had a fantastic experience building with Soave and we are thrilled with our new home! We are beyond grateful to have had the opportunity to build our dream home from the ground up. During the design stage, Tammy was amazing at giving an educated opinion on issues when we asked but never pressured us to make upgrades simply to raise the cost of the home. She reassured us when we were concerned about our design choices and offered to show us more options when we felt uncertain. We were very pleased with the standard features but also with the builder accommodating custom requests. We got the perfect medium between a custom build process where you, the buyer, have the immense task of picking every little thing to a standard build where you don't get any custom options. As the build process went on, Rob was extremely accommodating in allowing us to tour the work in progress and to do so safely. Tammy and Rob even arranged a special walk through so our daughter could see her new room (in progress) for her 5th birthday. Rob was always very knowledgeable and helped us keep realistic timeline expectations while also delivering our finished home well before the build contract promise date. Since moving in, the few small issues we have had have been promptly addressed and corrected by competent and friendly contractors. I hope our family will continue to grow and make memories for years to come in our Soave Home! read more

Tip for this builder. When you install the sump pump. DO NOT use a regular GFI. Use a audible GFI. Installing a sump pump with a motor that kicks on and off frequently will trip the GFI. Not knowing that the GFI is tripped during a rain storm and my basement floods...yeah thanks!! read more

The homes look very nice and we actually really like the house. However, as I watch the homes being built I will say that I have been shocked by some of the stuff I have seen. Recently there was an extension cord plugged into one home being built and ran across the street to an adjacent home being built so they could run power tools etc. The cord was left for a few weeks just laying in the street plugged in. With all the kids in the community this doesn't seem like a safe practice. We initially bought new construction because of the warranty. After one conversation with the staff I quickly had an understanding of all the negative reviews that we read prior to buying the home. I guess I just hoped it wasn't true. I felt that the staff member we worked with was incredibly rude, condescending, and at times disrespectful from the start. In fact I remember being yelled at which does not go over well with me. I will admit that after hearing enough of the condescending tones and disrespect I was not the nicest person in return. With that being said because of the nasty attitude I personally spoke to the owner and I never felt like things were handled appropriately. Things actually got so bad that I had to make it known to Soave that the representative was not welcome on my property because I was uncomfortable with the way that the individual spoke to me. We actually opted to fix most of the things ourselves that would normally be covered under the warranty because I did not want to deal with the anxiety and frustrations that we experienced early on. I am sorry but no matter how frustrated a customer may be over an issue no business should ever allow an employee to talk to a customer the way I was spoken to. If I had it to do over again I most certainly would have asked the residents of the community about the HOA before making a commitment to purchasing a home. Going beyond the confrontational customer service we have been very disappointed with the cavalier behaviors exhibited by the HOA in our community. Your relationship with the builder does not stop after you close on your home and the one year warranty is over. I was recently informed by our HOA management company that because the community is still under developer control they can approve anything they want even if it goes against the very bylaws that they created and everyone in the community has to abide by. The photo attached to this review is just one example of this. I would like to be very clear in saying that this pool and orange snow fence is on an empty lot that has no home on it. Our HOA bylaws very clearly state that all fencing must be white vinyl and i believe pools must also not be visible from the street etc.. As mentioned above the HOA management company basically said there is nothing you can do about it because the developer can approve anything they wish. When asked about the pool I was informed that being able to put up a pool with an unsightly fence was one of the perks of working for the builder. Perhaps the developer does have the legal rights to make these types of agreements but it certainly does not set well for the rest of the community as we are the ones who have to look at it. If these are the types of things that are going to continue happening then it should be made very clear to future home buyers. I guess I am really just shocked more than anything. I have lived in many new build developments over the years and I have never seen anything so cavalier. It honestly is just extremely disappointing. It is very frustrating living in a community where all the residents have to follow the bylaws but we get to watch the developer make special deals with employees and then we have the privilege of listening to them boast about the perks that they get as a resident, Soave employee, and representative on the very board that makes decisions regarding the HOA. This type of behavior does nothing but divides the community and creates a hostile environment. Many residence in the community are frustrated by this yet we have no voice in the matter. read more

Poor home workmanship resulting in multiple repairs in the first 2 months of home ownership. Warranty manager is very rude, accusatuonal, and unwilling to help. In one instance my laundry room was in operational for 5 days and I had to call multiple times to get trades dispatched to the home. Repairs are still incomplete months later, and calls to warranty team are still met with rudeness. Multiple messages left with Soave homes main office and I have yet to get a call back from anyone in management to explain issues or discuss my dissatisfaction. I suggest going with another home builder that does not cut corners and values the customer experience. read more

This family is the worst. They are dishonorable. After only 3 years I'm dealing with thousands of dollars in repairs from shoddy workmanship. Run, don't walk, from any deal with them. read more

We bought a home from Soave in 2010. Very cheap construction. The brothers each had a company, one Soave and the other Infinity. Rino, the owner of Infinity, was ok to work with per all our neighbors that dealt with him. Michael, the Soave owner was not good to deal with. The brothers split building in our subdivision; we got the wrong brother. Soave used cheap materials. Our bath & kitchen cabinets are all chipping & scratching. Not something you'd expect from wood. It sure looked nice at closing but the material is sub par. Pressed particle board flooring, gaping holes we discovered were carpeted over. Cement all over the floor joists that are above our basement. Looks like they used the support beans to drag & smooth the basement flooring. They filled my backyard with 18" pieces of broken concrete and asphalt. We are putting in a pool and once we did under the grass we hit discarded pieces of parking lots. The home lot was formerly forest and never had asphalt or concrete. The neighbor behind my house stated the topsoil was stripped and all this cheap fill dirt was brought in. Soave then laid sod on top of all this garbage. I'm not sure Sovae is still building & may have joined forces with brother Rino's Infinity. Be weary. You get what you pay for. Also, don't close on the home until ALL your items are fixed sufficiently. Once they get your cash they stop caring. You'll be told to put items on your one year punch list. You will be fortunate if they ever get around to fixing those issues. Everything will be blamed on the contractor not Sovae homes. read more

We built a home from infinity home project in Howell. I have never own a poorer made home ever. The cheapest material possible. Our ceiling in the home leaked after 3 months. The bathroom vents were never connected to the outside. That caused the condensation in the attic to freeze and caused the leak. We have crooked and boulder walls. The outside vinyl siding had to be removed and replaced due to warped wood. We bought a landscaping package that was put in improperly and caused the grading to lower to the point where it took our sprinkling system and twisted it on the outside wall. Our sidewalk to our house has no sand underneath it due to erosion. The pluming was backwards. The cold was hooked up to the hot and the hot hooked up to the cold. read more

These builders contract the cheapest products they can find. Their contractors are not detail oriented. I have walls that are crooked. The carpet is cheap. I have a light that doesn't go over the dining table (it's a foot off), I have a faucet that swings and is not stable. They said this is all normal and if I want it fixed I need to pay for it. STEER CLEAR!!!!!!!! read more

Building Process was not as "seamless" and enjoyable as we would have hoped. Several plumbing issues after move in, extremely delayed on warranty repairs and the cheapest of cheap carpet was installed in our $330,000 home. The only option we were given with the carpet at selection time was which color we wanted. We learned of the poor quality after a year of living in the home and having it professionally cleaned. Soave Builder realtor representative pawned us off on the flooring contractor, of which warranty did not cover. Ended up having to spend additional $8000 to have the carpets replaced. read more

The builder is a crook and homes are way overpriced for their poor quality. How these builders can sleep at night is beyond me with how they rip people off. read more

Very upset at being lied to at a city council meeting and a planning commission meeting by Brian Duggan of Brian Duggan Realtors on behalf of Soave Builders. I was told that putting a fense up at the completion of the building of 3 houses on Farmington Rd which back my home shouldn't be a problem. As I have been repeatedly disregarded by Mr Duggan, I called Mr Soave directly and he has no intention to put up a fense. He doesn't want to ruin the view of the natural setting. Mind you he made his lots barren of trees and due to his houses 5 trees of mine were taken to put up a utility pole to service them. I would stay as far away from both Brian Duggan Reality and Soave builders. The Are Not ethical business. Livonia and the community deserve better. Very Disappointed. read more
