Please stop and read if you plan on doing ANY business with Snap Property Management. Homeowners beware. You don't want this company managing your property. Renters also beware, these guys are slimy. We rented for 5 years from Snap Property Management. These new guys (Tim Meyer, James,Scott) took over while we were tenants of the former snap. We have since moved to a different house on the same street and have had the unique opportunity to observe how this company operates. We've watched as they hired people that are obviously from the bottom of the barrel. The lowest possible bidder and it shows. We watched as 3 people in an old beat up truck with taped up windows shared what looked like marijuana joints with one another as they did a partial pressure washing of the property. Just skimming over the walls, doing figure 8s on the sidewalk and only doing a few feet of the driveway. Next they sprayed the entire house with paint in a color that the neighbors have described as "mint chocolate chip". It's assumed this paint may have just been something they had laying around because it is hideous and couldn't possibly be something someone chose on purpose. When and if the house sells it's going to be short a few thousand dollars just because of that poor choice in color. Next we watched as a minivan pulled up with their "handyman" as the passenger. A woman was driving but she didn't do any work. Probably just the designated driver so we will leave her out of this. Hopefully he was able to fix everything correctly in the short amount of time he was in there but I'm willing to bet everything just received a lick and a promise and moved on. The kitchen cabinets were in poor condition, loose hinges, discolored, dirty beyond cleaning. So they just painted over them. The carpets were coming apart after being a rental for 30 years. We complained about them during each inspection but nothing was ever done about them. We used their recommended carpet cleaning company to clean the carpets when we moved out but I guess they didn't do a good enough job because replacing all of the carpets came out of our deposit. We have yet to see anyone come to replace the carpets. The wood style plastic floors were bubbling and discolored. I'm not sure what their plan is with those. The inside paint should be brand new(not sure of the color inside so be warned) because, although the house wasn't painted when we moved in, repainting the inside ALSO came out of our deposit.(see what I mean about slimy?) The roof is in need of repair. The house always smelled damp and funky from small leaks that they never cared to investigate or repair. The leaks would be visible on the ceiling but I'm sure that was painted over instead. However, they did have a company come and bleach the roof to give it a new look. You can trust it's still the same roof though. There are some serious plumbing issues with the house. The washing machine located in the garage drains into the kitchen sink. If your sink is full of dishes then that water overflows to the kitchen floor. They were made aware of this during their many routine inspections that we have since learned are pointless and felt like more routine invasions of privacy. We have yet to see any plumbing work done. The yard was just mud and leaves (as visible in the attached pictures) until we installed flower beds, grass, plantings and added a walkway with stone and pavers. Of course we won't receive any sort of credit or acknowledgment for this. But It was necessary to do to keep mud from splashing on our cars whenever it rained. We were asked at the end of our lease if we were interested in purchasing the home. They came up with a price for the house although, other than the maintenance inspector, they had never even seen the house. (NOTE: During the talk with this realtor(James), he notified us that the owner was aware of the conditions when we moved in and was planning to replace the carpets and paint the entire house. Instead, snap took that out of our deposit. I wonder if the owner still paid as well?)We started to get the feeling they were trying to take advantage of us because we were already in the house. For convenience sake, we entertained the idea, but it just didn't work out that way. We had the opportunity to move to a better house and we took it. The homeowner seems like a nice and fair minded person. Since he is currently in the military and not local he has no idea how his property is being managed. I hope this gives anyone considering Snap Property Management pause and maybe consider a more professional property management company. There are others that are far better and more trustworthy. I wouldn't be surprised if the homeowner is being billed top dollar for mediocre work. Our original deposit was $2550 They kept $2121.73 of it. read more

We lived in a rental home for 3 years. When we initially looked at the home we told them of all the issues with the house we saw. We weren't overly concerned because it is an older property and during covid finding any home was difficult. All the walls needed to be repainted, looked like it hadn't been painted in ages. Some chipping, some places where it was spot painted and the color was off, and whatnot. We also pointed out cracks in several windows. There was also an outlet hanging out of the wall that looked dangerous. But getting repirs done was very trying. The windows were never fixed. The outlet my husband paid to have fixed himself. There were several holes in the walls which were just covered with outlet covers. My kids room needed to be repainted, I discussed this with them and my husband repainted it. There was also a continuing leak problem in the pantry, I think we had people out for that at least 4 times. While waiting there was pieces of the plaster on the ceiling continuing to flake off. I had to sweep daily. So now we leave and they're keep a good chunk of our deposit for painting and landscaping. We painted ourselves and we had the lawn done professionally 2 days before we moved out. Despite several requests they will not send me the invoices or photos of the work they claim to have done. They won't respond to me at all. So now I am posting here, and sharing this on other review site. I have to call the jag office to get help from base legal. I will also be filing an official complaint with the state. read more

I DO NOT recommend Snap Property Management. In the approx. 40 days I was in a signed agreement with Snap all of the below occured. I told Snap I was breaking the contract 1 month after I signed.  (No renter under contract.)  I first offered to pay a reduced fee but he sent me an email telling me to pay him $800.  I  then agreed to pay the break fee of $500 written in the contract.  He told me he was taking me to court for the full contract if I did not pay $600.  He also said I had to agree to not write a bad review.  After I asked to break the contract, he changed the advertisement of my house on Zillow to an outrageous amount for rent and I had to cite the realtors code for honesty in advertisement when I asked him to just take it down. I found it hard to get him to listen to my point of view.  I wanted to add an addendum to the lease.    I kept trying to explain about some peculiarities with my property that was not in his lease and he said he would just tell the potential tenant.  I'm the one that told him that I needed it in writing to avoid HOA fees and he said it would cost the tenant not me. He also accused me of stealing his lease.  I asked to see the lease to ensure it covered certain HOA rules.  I didn't steal his lease and I didn't need it.  They are free on the internet. He did not list my house as NO pets and presented a pet owner to me for a renter.  I told him no and he kept trying to sell me on it.  He took 8 days to get a quote to me on repairs and told me the contractor couldn't start for another 30 days.  That caused me to extend my trip to NN ($$$).  AND make another trip 1 week later to manage the contractor I hired myself.  He complained that the house wasn't ready on the date promised in the contract... Even though he waited so long to get me a quote and I had a shorter timeline to get the work done.  AND the contractor he presented wasn't supposed to start until 10 days after the date promised. He sent me a contractor quote which I thought was very padded.  When I wanted to break the contract he insisted that I had ulterior motives.  It had nothing to do with the slowness of the contractor quotes, his trying to get a pet owner renter after I was adamant that I did not want one, that he spoke down to me about the choices I made for my house, that he would not add an addendum to the lease, nor what I found to be his arrogant attitude. Another successful situation with Snap and his very professional team. We have a fantastic military tenant who decided to retire and was going to move out before the end of their 40 month lease (military clause). Our honest and forthright property manager (Snap) suggested to our tenants that they should take some time and look at what else was available before they made the decision to terminate the lease and move out. After 30-45 days of searching for a new rental they ended up staying and we will have them as tenants for another year and a half. Thankfully, as these are great tenants who take great care of both the inside and outside of our home. Thanks again Snap. We could not manage our home without you!!! read more

I have a property in Hampton and another in Ohio, between the two properties I've used about 7 different property management companies. Snap is by far the best I've used so far. They conduct semi-annual inspections in person and email the results with photos, and the items needing attention categorized as Hi, Med, or Low priority, and ask which ones I want to address. I've had other companies lose track of what repairs have and haven't been done, and I've companies where I had to repeatedly contact them to remind them about needed repairs. What a relief to find in Snap a company that is organized and conscientious, and in touch with owners and renters. I only wish Snap had a branch in Ohio! read more

Snap is wonderful. For years we went through several property managers with exceptionally bad experiences. We were near the point of selling the property just to get away from the management nightmare. Then we stumbled into the hands of Snap. Game changer. Snap brings exactly what we wanted in a manager, peace of mind. It's hard enough to find quality tenants, let alone keep up with maintenance issues and payments. We're military too and haven't lived in Virginia in over 8 years. The last 5 were out of the country. Simply knowing that the tenants had a reliable, local contact for emergencies or urgent maintenance issues has been a huge relief. Not to mention, it has been helpful to know that we had an inside guy on the ground in case we needed someone to help... influence a situation. Although, all that could be said of any good property manager. Snap is exceptional. On multiple occasions he has identified problems we didn't even know to consider. By the time the question crossed our path, Snap would be aware of the problem and usually already had several working solutions underway... and this is on the order of less than 24 hours. AMAZING! Snap has years of experience in this business. He has a learned wisdom that he seamlessly finds ways to apply to our advantage. He honours his clients and his tenants, but he has a very humble way of trying to nudge you towards a recommended course of action. However, never have we felt pressured to go against our gut. Snap has always been supportive of our final decisions. I wish I could do more to thank Snap for all he has done for being our liaison to the tenants, our advocate to the homeowners association, and our mentor. In the Fall of 2017, I decided to move one of my rental properties from a large real estate management company to this small one. It was a great move on my part. The large company still has one property of mine , but when that tenant departs I will move that as well. I cannot emphasize enough the difference between the prior management and Snap property management. He worked with me side by side to prepare this property with a discerning keen eye and extremely fair to all involved. He is honest in every way and capable. I read a review that called him vindictive.. That is crazy. I think the author of that review is vindictive. Snap was probably holding him/ her accountable which is his job when it is warranted. People often blame. It is always someone else's fault. Snap is a fair referee.. quite objective. I saw him in action and he passed all my tests. He chooses his workman carefully and makes sure everything is fair and accomplished. He was always ready to pop over if needed. My property looks tip top. My upgrades were well executed. He found a good tenant in the worst possible month. I was hesitant at first seeing a negative review and questioned him upfront before we started. I thought his side of the story was reasonable and plausible.. always two sides you know.. so I took a chance. I am thrilled that I did. He has been an enormous help and I recommend this company without any hesitation. If you own a property and live out of the area or if you no longer want to manage it yourself, this is a better choice than a huge realty . read more

We have had a rental home in Yorktown since 2010 and our property experience with other companies was a nightmare. We finally decided to get a completely new company this year and did TONS of research. Snap came with really strong recommendations and references. We hired him and he has been absolutely AMAZING. He is quick, smart, thorough, easy to work with, and really on the ball. He found a bunch of problems that our old management was ignoring, and he got them repaired immediately very inexpensively. Since my last review, he lashed out at me for giving my honest opinion and he now refuses to communicate and does not respond....he is spending my money and refuses to give me receipts or invoices for the work that is actually done and says he is not "required" to do so by law....so I just have to 'trust him' and he can spend ANY amount of my money ANY time he wants, and said he "WILL NOT" tell me about repairs ahead of time or give me invoices....and it is NOT just a threat, he is actually DOING this. He seems to think people with disabilities shouldn't participate in their own life, and every time I try to have a say in my own home or my own money, he just gets nastier. He also REFUSES to accommodate my disability (simply need an extra email or two...so that I can read the information) because as he says, he" only has to follow disability law for tenants not owners".... I feel like I am being held hostage. read more

We are a military family and have moved over a dozen times over 20 years and this has been by far the worst experience we've had with a property management company. The communication has been poor and maintenance issues not addressed in a timely manner. I have 10 rental units in 3 different states. I always hire a property manager that thinks like a property manager and not like a Realtor. A Realtor will usually be reactive to your property and more interested in a piece of paper and thinks like a lawyer. I hired Snap in 2013 because I was not happy with my previous manager who was reactive and disinterested in the property. Snap is very hands-on and proactive in inspecting the property and fixing small issues before they become big problems. That makes for a happy tenant and owner. I usually want to invest money into the property to increase the value of the property and increase future rent. Snap sometimes protects me from myself and stops me from overspending. I have always trusted his judgement to wisely spend my money on the property. He will do as much as he can to turn a vacant unit as quickly as possible. He thinks like an owner and not a Realtor/lawyer. read more

All started very well. However the house we where living in started to accumulate issues. Water leaks, frozen pipes, translating in bills that were skyrocketing. Each time maintenance has been sent out quickly, but the issues kept on arising at the exact same place, illustrating the poor level of quality in the repairs. We had several leaks in the roof, with water dripping very close to lights, causing a big risk of fire. Here again, maintenance crew were sent several times but the problem kept on coming back. Water leaks damaged some of the hardwood floor, that was removed and only replaced after a few months. We had a driveway so damaged we could not safely use it. We were told it was going to be fixed soon after our moving date. It never got fixed despite many reminders. Towards the end of our stay, mold started to appear in several places in the house, clearly coming from the bottom of the house as the mold was concentrated around the crawl spaces. We were told quite aggressively that a contractor determined it was our fault because there were leafs on the roof and we will have to pay for the repairs. Not only cleaning the roof was not under our responsibility as per the lease, but after calling the contractor who supposedly came up with that conclusion, he told me he wasn't aware of any mold issue and did not even enter the house. It took around 4 weeks for Snap to finally send a contractor in, after many reminders, insisting on the fact that my wife was pregnant and this was a serious concern. It was determined that the mold was coming from beneath the house and more isolation was put in. To finish, when the house was put back on the market, we realized that pictures of the house fully furnished by our furniture have been taken and published online, without us being aware of it. I must admit I am not the easiest tenant in the world, but the quality of the maintenance was so poor that it created a lot of distress and financial losses (electric bills above $500 per month to heat the house at 68 degrees, water bills through the roof and so on). I would not recommend this property manager. read more

Do NOT rent from Snap or have your properties managed by Snap. Tho Corine was very nice, she does not make decisions for Snap. Our interactions with snap toechel have been extremely negative. The property was very nice but not managed well or maintained at all. We spent hundreds with upkeep and fixing necessary items such as smoke detectors. We left the property in 100fold better shape than when we moved in. Every time we tried to be reimbursed for maintenance, it was a battle. We moved out last wknd after giving the state required notice. Snap had 60 days to stop taking payments from my bank account. Either he or one of his workers could have stopped the payments. He STILL took payment for Julys rent and now our bank account is overdrawn over $1200. I have contacted him repeatedly with no response. The money is still not returned into my account. I have contacted the bank and they have blocked him from accessing the account again and will investigate it as fraud... read more
