Called today to give a cosigner information and the lady was awful. She refused my cosigner as she was on pension. She said, she won't take money from people on pension. Assuming I wouldn't pay my rent cause I'm on EIA and Shelter Benefit program. She refuses to help a single Mom with kids. Disrespectful towards staff who support women and children. This communication is toxic and against human rights! I dodged a bullet for this Red Flag company. I believe the owner is responsible for hiring or allowing this human rights violations. The application process was frustrating and unfair. They based their decision on extremely outdated information that has no relevance to current financial responsibility. After looking into it further, I found other reviews describing similar issues. This kind of practice doesn't reflect fairness or professionalism, and I've submitted formal complaints to the appropriate agencies. Would not recommend based on my experience. read more

Beware of disrespectful and hateful attitude from office staff, especially Mrs. Wood. She does her job well once it is about them representing the agency, but once it is about your rights as a tenant, you are on a below zero level in their eyesight. Especially if you are a newcomer, trying to make a living by contributing to the economy of the city and province. When I submitted paperwork to them to switch my bank auto withdrawal over to my new bank account, they never processed it, attempted to withdraw from the old bank account, and then told me I had to pay the $60 overdraft fee. When I went into the office, I was told that someone was on lunch and they'd call me back (at 2:30pm). They never did, but somehow discovered my form and deducted the monthly amount from my new account anyways a few days later. Additionally, it took a very long time to get responses when there were issues in the building, and even longer after responses for some action to be taken. read more

Smith agency is the worst leasing agency I have ever seen. They do not respond to any queries, and try to prove us wrong. Looks like the employees are unskilled and horribly trained. I like the building that I live in, but want to immediately leave it now just bcz of their careless and disinterested attitude. No empathy at all. They don't take calls, even if they take person sounds so dead that you don't even feel like talking to them. You cannot talk to the manager bcz the stupid agent doesn't think it is important. I am otherwise a very empathetic and patient person but these people are getting on to my nerves. They think we live on them. They need to care and value their tenants first to succeed. This property was initially managed by Public Capital Limited. They were the best. Gave good incentives too. These people are horribly rude inspite of no incentives and a continuous spike in the rents. The building doesn't even have a covered, not even a secured parking. Lots of break-into the cars. The solution given would be installation of cameras. WTH were they doing till now? Waiting for the loss to happen? I can keep going. Simply do not recommend these people. 0 stars. Horrible service. Critical: Professionalism, Value, Quality, Responsiveness, Ethics Smith Agency has some of the most unethical and unprofessional people I have encountered in a long time. Office staff, Gina, was (and still is) extremely rude and incompetent, or in fact is competent but refuses to help clients, which is exponentially worst. I have advised that the above apartment leaks water down to my apartment, and be mindful I pay monthly rent via automated payments and have never been late on rent, ever. I've provided multiple photos/videos to the company and they refused to acknowledge it and brushed off my repair requests. Property manager, Stuart Plant, claimed he was not aware and no one advised him. I contacted the Residential Tenancies Branch after several weeks of constantly emptying buckets full of water in my apartment, and returning home constantly having to mop the floor after work, then all of a sudden, I got a response from the company immediately after my complaint to the RTB. There was no apology, no reimbursement for damaging my personal property, zero, zip, nada. Just a cold brief statement that they will review this request. This repair then took another 3 months to complete... I cannot believe this is actually a real property management company and that Stuart Plant is actually a real property manager. It's mind-blowing they think this behavior is acceptable (or maybe even encouraged in their staff meeting) on how to treat clients/tenants. Recommendation: Walk away quickly and don't look back For prospective applicants and current tenants, I wish you the best of luck. read more

Very unprofessional! I've brought multiple concerns to their attention including bed bugs and I have received no response. Nothing is urgent or important to them, broken windows, broken plumbing, needles for drug use left visibly on property. Would not recommend at all. read more

The place provides worst service . Extremely unprofessional behaviour. The employees have no inter personal skills. Never rent an apartment with them. If something is broken, forget that it will be fixed. A lady naming Woods is extremely rude, so should sit at home if she is so done with her job. She is getting paid because we are paying are rent. Caretakers were nice at first. But once you have an issue they do not want to believe you and will not properly investigate the issue. If you go to the agency to alert them of issues they react the same way. It was a nightmare dealing with them. When we broke the lease they wanted to mail our safety deposit. There was no apology for the horrible service. Nothing was fixed, cleaned or replaced before we moved in. Fixtures, such as screens, were claimed to be brand new on all of the windows in the building. However, the suite I was in were ripped all over. They claimed it was from the previous renter. When I looked at the screens on other suites I could see tears and rips in those, so I knew they were lying. read more

I have lived in an apartment run by the Smith Agency for the past few months. I set-up an automatic withdrawal within the first month and was informed it would be processed by the following month. For two months thereafter, they continued to misplace my paperwork and it was not processed, and I had to go in to their office, pay my rent, and wait till they found the paperwork. Once it was finally processed, they didn't withdraw the total rent, which meant I had to go in AGAIN to pay the difference. In addition to this, I received a notice from my bank letting me know that when they (The Smith Agency) entered my banking information, they mistyped my account number. Meaning I have to go in for a 5th time in order to straighten out their mistakes . I was forgiving at first, as I know paperwork can be misplaced, but at this point, I have to question the Smith Agency's competency... read more

It's difficult getting them to do repairs, but when they do they hire the cheapest contractors who take really long to get the work done and have no respect for your place, just walk around with their shoes mucking up the place. I'm surprised this place is still in business. I have never had issues with the front desk ladies, but there is one there who seems a little out of it most of the time and doesn't appear all that helpful to new people. I don't know who owns/runs this place, ie. board of directors? Minister of Housing? but something definitely needs to be done. Onsite caretakers are nice enough, they always have to deliver the bad news ie. repairs won't get done. If my repairs don't get done, and people reviewing the Smith Agency repairs don't get done, then how are they maintaining their buildings? I once had water dripping out of my dining room light (it was off at the time) and was told not to turn the light on. No one ever came to repair - that's dangerous...makes me wonder what else is going on behind the walls.... read more

They've been OK as long as I was their tenant but they have been very difficult to give me my deposit back. I waited for 6 weeks to have my deposit back (which is illegal) and they refuse to pay all the interests. They also have an-going conflict with MB hydro. According to them, you're still responsible for the apartment until the end of your lease even after you gave your keys back. read more
