Without getting into too much detail, we had delay after delay after delay....all on the other buyer/sellers end. It was an absolute disaster from start to finish. One of the few things we had going for us was Josh having our back the whole time, always looking out for our best interest. I have absolutely no doubts that if we didn't have him as our lawyer representing us in this sale/purchase, this never would have been completed. Any other sales/refinances in my future will absolutely involve Joshua Blumen as my families lawyer.

We…read morehired him to represent us in a short sale and he left us wide open for a lawsuit from the bank, knowing full well what he was setting us up for. He did what he had to do to close the deal and get his fee, regardless of the repercussions for his client. He knew full well that our intention and understanding in the deal was to sell our condo at a price that was agreeable to the bank with "no recourse for deficiency". In fact, we specifically requested that that language be put in writing in the original offer to purchase. Attorney Blumen then advised us to sign a settlement agreement with the bank that left the issue of deficiency and the bank's recourse ambiguous. We realized this when we received a deficiency letter from the bank a few weeks after our closing, asking for the difference between the settlement price and the amount owed on the mortgage. When I immediately called his office to ask him what this letter was about, his paralegal would not put me through to him. She told me that the settlement agreement was left ambiguous as to what the bank could do as recourse for the rest of their money, i.e. they could either send us a 1099 or sue us for the money. I asked her why Attorney Blumen would advise us to sign an ambiguous settlement statement that leaves us open for a lawsuit and she said, "Well the bank wouldn't have closed if we changed it." As we now know, if the bank doesn't close, then Attorney Blumen doesn't get paid! She then went on to tell me that they "don't handle deficiencies" and I should "call the lender". Well guess what? I don't have to call them, they are calling me looking for their money!!! Attorney Blumen has never returned my phone call, its been a month and a half. Attorney Blumen hardly ever spoke to us, let alone explained to us what was going on with our real estate transaction. Perhaps that is why we are so surprised by this whole situation. It took months to meet him in person and when I finally did it was only once and he didn't look me in the eye or so much as shake my hand. Every time I called his office to speak to him I had to deal with his paralegal or would receive a lengthy EMAIL from him. I asked his paralegal to tell him not to correspond with me via email because attorney-client correspondence is privileged and confidential and there is no expectation of privacy when you correspond via email. What is worse, he would repeatedly cc the real estate agent in his replies, which would contain the trace of our entire correspondence. The P&S he presented to us to sign was one of the sloppiest documents I have ever seen. The numbers did not add up for the purchase price and it was replete with typos. In the end, he asked me to sign a power of attorney so that he could just show up on my behalf at the closing. When he, you guessed it, emailed it to me, it named himself and some other attorney that I had never heard of. When I told him I wasn't comfortable giving power of attorney for a real estate transaction to someone I have never heard of, let alone met, he sent me a flippant email saying "she works with me and has been doing real estate longer than I have." Well, maybe if he had called me up and explained what he was asking me to sign I wouldn't have been so apprehensive. I felt like I had to second guess everything he advised us to do and needed a "second opinion". My husband and I have no experience with short sale transactions and that is why we hired an alleged real attorney to represent us. We never should have trusted Attorney Blumen. His prices are outrageous, his work is sloppy and his client relations are atrocious.
