We camp but we have had friends stay in the cabins. We stayed in the wooded sites kindling is our favorite, big sites easy to pull thru and lots of space for the dog to hang out too. Fire pit is always cleaned up and looking nice. Water and sewer hook up area is clean and looks nice too! We have stayed in the sites facing the lake too and those are nice as well. I have heard the lake is beautiful but we have not been out on the lake yet! We always look forward to our next stay!

There were a few areas that needed a little grooming but nothing to cause you to lose the trail. There was a detour because goats were fenced along the trail nearest the swimming area causing that part to be closed. We just cut that part out and followed the road back to our car. So glad we did because we found two fawns on the edge of the road and photographed them peaking at us from behind the trees. Lots of wild flowers along the trail. It seemed to be a popular camping spot and many were swimming in the lake on a warm afternoon. We actually missed the Mt Tom lookout as you have to leave the trail and cross a parking lot to get to the lookout path. We decided to drive up there and I'm so glad we did. They have some nice placards and a lookout structure so you can really see above the tree line.

No activities for kids, offered barrel rides only on the week-end. Offered snow cones x2 daily but you had to pay for them. Rates go up every year but no improvements to the cabins/grounds. For the past 4 years I told them the half bath door didn't lock. Still wasn't fixed this year! One of the bedrooms had wet carpet the entire week due to the air conditioning set up where water drained into a bucket that overflowed due to no one emptying it! Large Dogs swimming in beach swimming area when guests were swimming - this was more than 1 dog & happened several times. About 2 days into our week stay we woke up to Goose poop all over the Lily pad (if I could attach the photo I took I would) & remained like that the rest of the week. (The lily pad was faded & had a big rip/hole in it - it has been that way for 4 summers!) Office hours were 10 am to 5 pm Starting next year in 2026 said they were going "green" as a result: -cabins are expected to haul their own garbage up to trash bin behind the office. That was the last straw! Added a booking fee $20 & $40 admin fee in 2026 This year 2025 stopped exchanging towels mid-week, said if you want clean towels you have to pay extra, again due to going "green." Weeds in some of the areas of the swimming area. Didn't clean up beach daily to get rid of weeds that had washed up. Trampoline in swimming area was horrible you couldn't even bounce on it. Something was very wrong with it. Can't bring your own firewood - charge $15 for a bundle of wood that must have been wet or unseasoned it smoked so badly. if I could give it a zero I would! I called several days before I arrived and confirmed the pull through site. Upon arrival I was told no pull through sites were available and I had to take a back in site. After some complaining I gave in and took a back in site. I was assured the utilities were all on the driver side. Wrong! Sewer yes, water and electric were on the other side, a long way away. Now, after two days I am looking at 7 pull through sites that have never been occupied. I orded a pizza at the office and requested it be delivered to my site later that evening. Sure, no problem I was told. After the pizza did not get delivered on time I called the office. The evening people had no clue and said we do not deliver. This place, although nicely kept up, is horrible to the campers.

The location and overall grounds are nice and well kept, but way too much 'bling' (statues,…read moreknick-knacks, etc). Way overdone to the point that it's cluttered. There's an overall mindset amongst seasonals to 'keep up with the Jones' with respect to yard appearance, RV's, trailers, etc. I was a seasonal for three years, and ultimately the last straw was when it was suggested to me that I don't return the next season unless I upgraded my 28 foot travel trailer to something newer, because it didn't fit the look and feel of the place (apparently something older than 7 years wasn't good enough?). Also, management is very good at one thing: watching everyone like a hawk. If you want to always feel like you're every move is being scrutinized, this is the place for you!

If you are looking for a fun seasonal campground, I would strongly urge against staying here. The management has control issues, are very rude most of the time, and they will charge you extra for everything possible. We were on our 2nd season staying here as Full Time RVers. We have traveled to numerous campgrounds for weeks to months at a time, and have never been treated so poorly as we were at Birch Bay. Knowing that we lived there (and it was our home location), they kicked us out mid-season, giving us a week to leave without discussion. This, for doing absolutely NOTHING against the rules. We were up singing around a campfire with many friends (from the campground) on a Saturday night, up until quiet time, which was 11 PM at this time (as read in our contract. I see now that they have changed that to 10:30pm). At 10:59 PM the music was shut off. At 11:02, management called our cell phone and said, "Party is over...meet me in the office at 9AM", where they proceeded to say we needed to leave and had a week to do so. The last comment made from management was to "make sure your friends knew you are taking the fall!" Who does this?! A couple hours later, management did come back and offer us a different site back in the woods, but again, made a comment about making sure our friends stay away! So, not only did they kick us out without talking about noise levels acceptable during normal hours, they then wanted to control who and how many friends we hung out with! We left the next day! I wouldn't recommend this campground to my worst enemy. If you like to be controlled and treated poorly, this may be the campground for you. I know they will come back with a rebuttal as they always do too turn the blame against the camper, but how many times can they do this too campers before people see right through them.

The utilities are placed at the back of the site, which means you can't back all the way up. As a result, my rig and truck couldn't both fit on the site, and the sites are very narrow- barely wide enough for tires on my rig to fit, though they're relatively level. At 7pm, maintenance came around mowing grass throwing rocks all over my rig and vehicle, admitting they normally use a guard and mow when customers aren't there. Yeah, well, with no guard, rocks hit my rig and there was zero thought process or plan as to who would pay if my windows were busted. This was an overnight stay, convenient to I94. If it weren't for that, I wouldn't recommend to anyone. 3/10, would not stay again.
