I was informed that their property, Mallard Cove, had an opening for a 2 bedroom 2 bathroom apartment and decided to pay the property a visit. I was greeted by the Manager with a warm smile and given all the information about the apartment, as well a tour with her in one of their model apartments. She was knowledgeable and helpful and ensured that she could make the transition pleasant. I took the application and my MIL filled it out that day. The next day I returned the application and was greeted wih the same warm friendly smile by her and her assistant, Alex I think. I called the next morning and to my surprise was not given the run around and was told she was approved and could come in and do the paperwork and tour her new apartment. The management there made the entire experience pleasant and easy. I would refer this property to anyone seeking a well maintained complex with good on site management.

It was our last rent payment but it was for a March water and sewer reading. I noticed the toilet running months prior and reported it and they came to fix it. In March, I didn't notice it running but they said it's our responsibility. They said they didn't see the toilet running while checking it in MAY. So they said maybe we washed a lot of clothes in March. Very disappointed in their handling and attitude toward that situation. This further solidifies my stance on not renting.

They go with the cheapest contractors around and the work suffers. When our house was less than a year old we had to call the fire department because our oven outlet started on fire. We hired our own electrician to fix it and they told us the outlet was installed incorrectly. We have had a variety of other electrical issues, our floors and flooring material has issues. I could go on a long time. It worth the money to go with someone else who is a quality company even if you get a little "less house". I've witnessed this rental manager, harassing multiple black people that she sees on the property…read more(myself included). I was sitting, and she came up to me (while on the phone) and interrogated me about who I was, what I was doing there, and who I knew. Apparently being black and minding your own business is cause for alarm. I witnessed her chase down and harass a black man (the very next day) and yelling at him that it's "private property, with no trespassing signs". He said he wasn't bothering anyone, and was actually trying to walk OFF of the property, and she yells that "there are cameras". This place doesn't seem safe for the melanated.

I currently rent from Adcock. While their rates are very good and some of their apartments and…read morehomes are in good locations, the office management is highly lacking. They will not communicate properly, nor will they address issues you bring to them. I have been miscommunicated with (read: lied to) on numerous occassions by the office staff. My lease is ending soon and I will never rent from Adcock again. The rental units are also patched up rather than fixed. My front door has a crack in the middle of the door so large that light shines through. It's clear that the bottom had been kicked in at some point and they just attached a metal plate over the bottom outside to patch it up, rather than replace the front door. I had to go to the office to retrieve my mailbox key after living there for almost a month. They had to search through an unorganized box of various keys to even find it - yet they were supposed to call us when it came in. Despite having lived in my unit for quite some time, the maintenance box for un-rented units is still on my doorknob. It's as if I don't exist or matter to them at all. We also have problems with loud music, prostitution, possible narcotics trafficking, and theft. The one thing that Adcock has addressed to tenants: Children should not ride bikes in the parking lot. I have also inquired about moving to another of their rental properties with a HIGHER rent just to move away from this aweful place. Their response: Nothing. I have had no phone calls or returned emails. Who on this planet denies more income? I understand the founder may have great moral values and want the rentals to be clean and friendly, but that sentiment is not echoed in the rental office and property management.
