I am a home owner who has used this company for many years. They have always been very good at what they do. We have worked with our renters on allowing them to paint (as long as they paint it back to neutral) and have even worked with a renter who ended up with COVID and needed to pay their rent late. The key is open communication and this company has done nothing but keep the open communication going. They are there for the renters and for the home owners. I actually had a different property management company before them that was awful not just for me but also for my renters so when I found Sybil's she was just what we were looking for and has done amazing ever since. It will be coming up on two years, moving on to a third, that we have been renting a property managed by the McQuilkin team, and could not be happier with the service and personable conversations we have had over the years dealing with Fabian and Leanna Ashley as well as the rest of the McQuilkin team! They are constantly a pleasure to deal with and in several instances/ occasions now have dropped everything they are doing to accommodate our needs or a possible last minute service emergency. For example, this past July 4th, our AC went out, and Fabian (while on a family vacation) dropped everything he was doing and was willing to offer his services and leave the vacation to bring us a temporary unit while ours got replaced. We've used McQuilkin Real Estate Properties for two rental homes now and they are absolutely fabulous. Everyone at the office is just amazing. They are extremely friendly, communicate quickly, are super helpful and have taken great care of us every step of the way. We are new Landlords and were anxiously looking for a Property Management Company that we could trust to ensure quality of Tenants, competitive rental rates, quick communication, and reasonable repair/maintenance costs. The challenge we had was time. I work, have six kids and didn't have time to schedule with every property management company in the area. I took recommendations and emailed each with a list of questions... Instead, many wrote back (in 48-72 hours) with the sales speech and request to meet to go over everything I had asked for... I wanted my questions answered without the sales gimmicks. I shouldn't have to sit down with someone to get basic questions answered. Answer my basic questions, THEN let's sit down and talk further. This was the ONLY team that sent me information on specifically what I asked for in less than 24 hours. The answers were great, and we set an appointment. It was to the point, informative and Sybille was sincere, and experienced. I can't say enough about how impressed we have been with this company! Be wary of buying/ renting from Sybille McQuilkin... she is as deceitful as a slick car salesman. I have reported her to the NC Real Estate Commission. On 12 June 18, I requested information for a rental residence at 160 Kimbrough (Lillington, NC) from the Zillow website. I stated on this website that I had two dogs and two cats in the form section and specifically ID'd the dogs as Dobermans. I also requested if there was interest in dropping the monthly fee from $1650 to $1550 so my BAH (military housing allowance) would cover the rent. That afternoon, via email, Sybille McQuilklin responded that the $1550 was "acceptable" and she would need to contact the owners (who live in Japan) to check on the dogs and cats. I wrote back to Sybille later that night and stated I was waiting on her update on the animals. On June 15, Sybille emailed that the owners responded, and she was approved to show the house. On the phone I told Sybille, that my wife would be coming from vic Asheville and that I was in a military school and would not be going to the showing. I also informed her my wife would be driving a total of 8 hours to come see the residence, and we wanted to make sure we got the most out of this trip because of that. I coordinated with two other realtors (Zillow contacts) to set up showings for other rental properties to coincide with this date (set for MON 18 Jun). As we got closer to 18 JUN, my wife and I decided that Sybille's property at 160 Kimbrough was the house we wanted. On SAT 16 JUN, I sent two texts to Sybille, stating we were no longer in contact with other realtors and only wanted to see two properties on Kimbrough with 160 Kimbrough being the priority. Later that afternoon, I sent another text stating, "Expect us to sign a contract Monday... we are leaning to the 160 Kimbrough right now." After showing the house to my wife today, 18 JUN, Sybille stated that the rental price would be $1650 because of the animals, plus pet fees. At no time, by verbal statements nor by correspondence did Sybille state the price was no longer $1550. My wife would not have done the 8 hour trip and wasted her day if this was the case. Sybille, stated verbally to my wife, and on text to me, that there was a misunderstanding. I have all correspondence and there was zero comments made to rent going back up because of the animals, there was no misunderstanding. The only comments made were, "$1550 is acceptable." Sybille told my wife that acceptable does not mean it was agreed upon. This intentional deceit is not conducive to professional behavior. read more

Sybille is incredibly deceitful. As soon as I received my separation from service date, I gave plenty of notice of my move out date due to needing to get to the state we were moving to to start our new jobs and school. The entire time my wife and I were trying to pack everything up and close business/finalize things on our end right after she had sustained a serious surgery, she had been pushing to get people in the house and do visits while we were in the process of moving.Not only was it an invasion of privacy but quite disrespectful. But we said sure by all means, we understand the need to get somebody into the house as soon as you can. She was not happy that we had not been finished with everything and when she wanted to have the new tenant come through, even though I mentioned it would be hectic with moving boxes and furniture when I spoke over the phone with her. From that moment it was all about how I had burdened her and how she had to cancel her appointments for not being able to show the house when we were MOVING OUT. Of course it would not be extremely pretty or perfect with everything pulled out of all of the rooms and centrally located in one place so we could continue to move around and clean/organize as well as load the moving truck. I had cleaned the house from top to bottom three times, my wife's parents even came to town to help and did a third pass over everything. That house was immaculate. I left that house in even better condition in comparison to how it was when I first moved into it. It had a broken step that led to the upper level of the home, none of the windows were properly sealed for energy and climate control in the home, the fire place was not sealed off like she had said (rain still leaked in from chimney and the gas lines had to be sealed off so bugs and rodents could not come in form outside), there was a fence post in the backyard that was practically out of the ground which allowed our dogs to get out, the latter to the storage above the garage was broken and the wiring to the house was not to code, the counter tops and shelves were not properly attached, the ventilation system had been stuffed full of debris from the house being flipped (almost as if the people who flipped the home just swept everything into the vents - the repairman literally pulled out trash, wood pieces that matched the wood flooring, bottles of baby powder and toys), the tree branches were over the top of the roof and touching it and needed trimming for stormy season. None of that was fixed as I requested so I had to fix some of it myself. Then they said the home has never had any infestations or any issues which was a complete lie. When I had to relight the pilot light one day I found massive numbers of cockroach carcasses in the crawl space of the house and then the repairman, who was fixing the wall unit for the a/c and heat, said that underneath was tons of cockroach droppings. I then went across the street and confirmed it with a gentleman who has lived there for a very long time. He said that it was so bad that none of the neighborhood children wanted to go over to that house anymore to play with those kids. Now while I should have been able to see this before signing my contract to lease the home, they had bolt locks on everything and said that the owners took the keys so I was unable to access anything under the home or the side fence gate. Yet they would bypass that lock by unscrewing the doors, so they knew the situation of the home, they lied right to my face. I fixed everything and debugged that home and maintained it myself. She did not fix anything, she did not trim the trees, nothing. It was all on me. Now back to the next day after moving out, she had the new tenant moving in the very next morning of me moving out. She showed up to the home and called me saying it was a mess and I left tons of stuff when it was actually the new tenant. Then she tried saying I left tons of dog hair all over the bathrooms, which is also a lie because the dogs were gone well before I was. I stayed until 1am cleaning the home. There was no dog hair, there was nothing. I checked everything 3 times before I locked up the house. That house had been dusted, swept, vacuumed, surfaces wiped down and then mopped three times. They were pictures of the kitchen cabinets that were not properly done and had damage from the owners before I even moved in (minor scratches) as well as the stainless steel appliances from the owners which had stains before I moved in. She said she was going to have to call the owners about holding onto my security deposit then because I was standing up for myself not paying for her cleaning service. As a property manager that is her job. She also did not transfer the utility services to the new tenant and is saying it's my responsibility from 2 months ago, yet the bill was for 2 months after I moved out. She will lie to your face as long as she gets paid. read more
