We spoke to Bailey and she was very unhelpful. She said she'd reply to the bad review we said we'd leave because we were unhappy with their policy. We don't want help later we need it now. By the time they get to these, you'll love the smell of sewage leaking through the floor and staining of the ceilings below, as well as flooding in the basement leaving mold-growth to grow. Oh, and laundry building up? These wonderful scents of sewage, mildew, and stinky clothes shall help highlight your day when enjoying the apartment you rented from them until they decide, (if they decide), to get around to fixing it. - Has your rental had a case of hornets getting into the basement walls? No fear, their maintenance dude with be right there to seal them inside! After they break out and get into the basement, as well as sting you or your family members while doing your laundry? Guess what? You now have a new colony of wonderful stinging bugs to contend with and enjoy as this company will enjoy sitting on their asses and wait till they evacuate for winter. That email they sent you? After months of complaints of this, where they stated a professional has been contacted? Don't worry, that's just a farce to keep you calm until these bugs choose to move on. The dead ones littering the stairs afterwards? That's up to you to enjoy the scenery of until you get tired of it and clean it up. - Hoping to move into a place that may have bed bugs? Look no further as 1rst Choice Real Astate loves leaving these little buggers to crawl around until they are finally threatened by a renter, which got them after the tenants upstairs brought them in, to get the department of health involved. Even then, one treatment and wala! They are back and crawling and guess what? You're not only left to treat them on your own, without the management doing anything else. But, even seeing them running after a tenant moves out is no problem as if the next tenant wants them taken care of, this Rental company will be happy to do that while trying to make that new tenant financially responsible for them. Sooo, come on in and rent from this wonderful Real Astate company and don't mind the little issues or the bug bites upon your first night stays. Those'll be sure to get worse and be left untended to until higher ups of the city are contacted. If you're lucky, you'll even be left with scars that you can call your very own souvenirs! This is just the main highlights of renting housing under the Property management of this company. Note: Like hell I'd ever rent from this company again. They are absolute slumlords.

I am a senior who felt ambushed, bullied and coerced by these people into signing a lease that would yield a $100 rent increase. Prior to new management taking over in August of 2021, tenants had already been forced to sign a water & sewage monthly charge that also included hidden billings for meter transfer into the tenant's name. if not signed, we were threatened with immediate eviction, something like 5 days notice. The majority signed, but some could not afford to pay for water and sewage, in addition to gas/lights/food, etc. My apartment needed repairs, after three years, I never got the rug cleaned as promised. The screen door was without a lock throughout the winter. When it rained, water leaked from a hole in the kitchen ceiling that was never repaired. Mice came out to terrorize me at times. After Jan 2022, property managers kept demanding I come in to sign their lease. I kept reminding them that I'd already signed a Sept 2021 to Sept 2022 lease, but they insisted that was invalid. When I said I was not going to comply with their fraudulent attempts, I was served an eviction notice! I wrote letters, spoke with legal aid offices, wrote to newsletters-to little avail. Since the Pandemic- affordable housing offers by unscrupulous landlords have morphewed into greed, liars, conniving humans who only care to rip off the poor, the elderly, and the gullible ! An elderly, independent woman, looking for a bit of comfort and serenity- I thought Edgewood Villas in Lansing, would be that place. But, I was wrong.

They did not clean the air ducks.They did not change the furnace filter (I had to buy them and change them myself) The walls are paper-thin.You can hear your neighbors clear as day.Do not move out in Silverstone townhomes, I repeat. Do not move out in Silverstone town homes! Half the time There's are no maintenance personnel. when there is maintenance personnel that only last for a few weeks. It seems like to me they only come when they had city inspections.They do not fix anything. These buildings should be red tagged! The property manager is very Rude ignorant and unprofessional To say the least (childish) She shows favoritism among her residents.Not all rules.Apply to the residents some residents can some residents can't. She does not follow the fair housing rules. Millennium housing only cares about the money. Not, the residents live in conditions or Safety. None of those cameras out there work. Alot of them allow there animals to just run wild and free. If you have children theres nothing for the children to do. So A lot of the residents allow their children to run out of control and do whatever it is they please!! It's not a safe place to live. Don't waste your time or money. There are other places to move in lansing Michigan. Remember there is mold leaky basements. Old outdated appliances. And it's not a safe place to live!!

We lease two offices, an apartment and 4 vehicles and yet the manager, Sam, would not make take the time to review our application. I quickly found a reputable apartment that understood corporate leases and closed within hours! Avoid S & S!

    This company deserves a 0 star rating, This company was absolutely horrible after renting with them…read morefor a year. our house was falling apart from the beginning we had maintenance over almost every day because there was mold, the subfloor was rotting out, the basement constantly flooded, the sinks in the bathtub wouldn't drain, our roof was so bad there ended up being a hole in the ceiling in the living room and just to get that hole fixed took multiple times calling repeatedly and the company making repeated appointments they said that they were going to come over and they never showed. Good luck trying to get a hold of any of these people because they don't answer their phones and they do not call you back no matter how emergent your problem is. This company also neglected to pay the property taxes from 2014 so we kept getting papers in the mail stating that if the property taxes were not paid then they were going to take the house in 2017 I showed them the paper that I got and their response was we get one here also after that I got multiple more notices about the property taxes needing to be paid. Towards the end of our lease we noticed that there were Nails coming up in the kitchen through the floor and we notified them about it and all they said was we'll put in a work order for it after I expressed to them my concern of my dogs walking on that floor with nails coming up through it they never did come and look at it or fix it the only way we ever got them to come and fix something was by writing them a letter stating that we will not pay them rent until they came and fixed the problem and even after that it took them awhile to come and fix it at. end of our lease we got new neighbors and they are absolutely horrible and I mean horrible do not move into 803 Holten Street!!!! If this house would have gotten inspected by the city like it was supposed to it would have been condemned the mold in the house is still there also. I can go on and on but the problems we've had with this company
