We have been living in our new home in Quailbrooke Estates for almost 6 months now. We are extremely grateful that the staff of Simmons Homes have been so wonderful to work with. They have gone above and beyond our expectations in taking care of everything! The Superintendent, Jared, did an excellent job in making sure our home was move in ready. After moving in, they schedule a date between 2 to 3 months where they do a walk through with you. During this time you may let them know if you have any issues that need to be addressed. I made a long list of the things that needed to be touched up in our new home, and they took care of every single thing! Their phenomenal Warranty Manager, Zach Wiser, had the right people come in to take care of each job. Regarding our entire home outdoor requests to every indoor touch up, I can't even begin to describe all the attention to detail they have taken in making sure we are more than happy with the quality of our home! Lori Potts went above and beyond in helping us design our new home. I told her how grateful we were for her expert advice and giving us such exceptional ideas and so many options to choose from. Especially because I was having a challenging time making a decision on some of the options for color schemes etc. We are almost done with our final submission, and I wanted to commend Lori on giving us the most wonderful and exciting experience in designing our new home! Warning for prospective buyers of Simmons Homes Before purchasing a Simmons home, I strongly urge you to talk to existing homeowners in the neighborhood. My experience has been subpar at best. Simmons does not prioritize quality construction, finish work, painting, or customer care. Their focus seems to be on building as quickly as possible, getting you to closing, and then moving on. I closed on my home on July 15, 2025. Within just 70 days of moving in, here are the issues I've experienced: * Nails visibly showing on the upgraded baseboards I paid extra for. * Upgraded windowsills are cracked and barely painted. * All walls have bumps, lumps, and appear to be "sinking." * Edges and corners of the walls are chipping. * Paint throughout is mismatched, splattered, and poorly finished. Despite these issues appearing within days of closing, Simmons' follow-up has been extremely limited. They do not guarantee their work--so cracks, gaps, and poor paint will not be corrected by them. Instead, you will be left paying thousands of dollars to repair walls and repaint correctly. If you walked into my home today, you would think it was years old, not brand new. Bottom line: Do not buy a Simmons home without understanding you are likely purchasing a house that will require significant additional investment to make right. read more

We loved our experience with Simmons Homes! We are first time homebuyers and they made the process very easy for us. You can tell they care for their homes and the people and families moving into them. Before purchasing, I looked at and researched a lot of other home developers. By far, Simmons care the most about what goes into their homes and how they are built. Even with the smallest home they offer, which is what we have, you can feel how nice it is the moment you walk in. The finishes have to be my favorite part especially compared to what is out there. You definitely get more in their homes for the price you are paying compared to other developers. Beware that Simmons may try to take advantage of naive buyers. They installed an exterior vent for the fireplace that juts out the back of my house. It is huge, silver, and cannot be covered due to heat. Once we complained, Simmons refused to talk with us after they gave us meaningless excuses like that they wanted to limit the number of holes in the roof. Jesus is very good at what he does and really made us feel comfortable every time we felt with him. Casey was our superintendent, he was adequate, 3.5 stars goes to him. There are things that I wish he would have caught ahead of time. As far as trades go, I would give good ratings to the mason and electrical trades. The framing trade was sub par (2 stars). The concrete crew screwed up everything they touched. List below: Laid out the entire foundation wrong and poured it before double checking perimeter walls. I can't think of many other words that crappy. Crappy craftsmanship. Electrical problems like crazy, been here 8 months and I lost count of my issues with the house. Electrical is a big one, whoever does their electrical is horrible!!! No one oversees any of this!!!!!! Shitty, shitty dirt work tons of holes that fill up with water when it rains, my back yard is so uneven that it looks like a small creek when it rains. Once you buy, Simmons no longer cares. Their workers that come out after to fix things are rude, don't care. Whoever built these shitty homes couldn't read a tape measure either, my ceiling comes together very uneven like. I have to flip my breaker about once or twice a month! My dishwasher flooded my floors because they forgot to put all the components back together. The workers play their music so loud it wakes me up around 7:30. Construction traffic is horrible as well. One pool so many homes!! My carpet has been stretched already, and it's coming up again. These houses are literally thrown together in weeks. The design department is a joke! Kelsey was horrible. I was given no options, I didn't even get window sills. Can't wait to rent this house out, because these homes are good rentals or first time buyers. read more

I have to say! I am surprised by all the negative reviews on Yelp. We built our home in 2005, we have nothing but a wonderful experience with our home ever since. The service personnel have helped over the years offer recommendations on where to find our paint selection when it came time to touch up from having children. I live in Owasso and have watch Simmons Homes build in several other neighborhoods. We would definitely build with them again. Simmons Built our Home is 2023. Upon move in, we learned mail will not run to neighborhood for 2-3 months, and internet is not wired for 2-3 months. So no delivery services recognize our address at all. Which in this day and age is a big deal. We were told so many things we would be able to do and recieve, come to find out Communication was lacking. Driveway pitch was completely different than promised, ability to Fence before moving in, Decking the attic before move in are just a few promises we were given to do before move in but never recieved. Now on to the good stuff. I purchased my home From Simmons Homes in their stone Horse neighborhood, in January of 2021. I was told originally it was delayed so could take as many as 120 days. I am now being told on my 5th delay that they could even go into May of 2022. they have made excuse after excuse, but they continue to sell new homes and start building more homes for people while they haven't filled the homes they sold. We had our first home built by Simmons Homes and we really thought we were moving up. Moved in 2005 to our hOme. Supposed to fix some things we "blue taped", but things were never fixed. Brought it back up at 3,Mo. Walk thru, still not done, I did not take a stand so things never got done. We had to purchase new air cond. , water heater, fridge, stove , dishwasher, microwave, our tub had a hole and leaked into our spare room closet, the tape job and paint was so jankie ,on the ceiling, u can see Excactly where every piece Of tape ends & another begins. From the beginning the quality of the house was in poor condition, they day we moved in, it was filthy and had trash all around the property. There were paint droplets all over the place, and some shower tiles were cracked and needed to be replaced. I had to scrub and clean everything before we even got to move in. There were marks all over the place too, walls and on the wood flooring. All the doors were squeaky, the door knobs were not even tightened to the doors. The garage doors were crazy loud and some of the insulation on the doors were warping or cut wrong. The AC units outside were installed directly under a roof valley and allows snow to pile directly unto the units. Damaging the units when I need to cool down an over heated 2nd floor. After I told them about this problem they refused to fix it, which means I will have to pay to have it fixed and installed correctly or shovel snow away from the units outside during snowy weather. The trim was not sanded after chalking was complete, leaving marks on the corners of every door frame. There was multiple holes (8 I believe) in the upstairs flooring under the carpet, they poured floor leveling cement to fix it. I cannot even remember how many carpet strip nails my kids and I stepped on when we moved it, it was ridiculous. We had a good amount of light fixtures that were not installed or were missing parts. Also we have two different color lights, yellow and blue, we asked all of our lights to be in the blue spectrum, they didn't care. Some of the outlet plugs did not work and needed to be replaced, some of the light switches were not in their correct place in the gang box. The stair railing was installed crooked. The fireplace was missing mortar around the edges. The plugged installed above our fireplace was jacked up. The garden hose spout in our back yard was sunk into the bricks, couldn't turn it on. They installed the wrong garage lights, and had me prove that they didn't include it. Also there was no concrete step under the garage door entry doorframe. So when you stepped on the metal part, it would bow from your weight. Had to fix this myself. The upstairs bedroom next to the attic is not level, it dips and/or slants in the middle downwards towards the front of the house. They also did not fix this, told me it was fine, but I after using a 10ft level I know it is not level. You can feel the down slope when walking. Garbage disposal was grinding against something metal inside. The oven fan was also making a loud clanking noise when turned on. Most of the drawers in the kitchen and bathrooms did not open without sticking. Some parts of the countertop is not smooth, it has ruff spots and little holes. The venting between rooms above the doors had very sloppy cutouts in the drywall, they were not square, they were oval shaped and an after thought. Some spots of repair on the drywall was not re-spackled and very noticeable. After a year of back and forth with Simmons Homes warranty they fixed most of the minor problems. However all the major ones remain, and it will cost me thousands to fix something that should have been completed when we moved in. AC units outside need to be moved. sloped floor on 2nd floor. still have carpet nails poking up on the edges, and the carpet around the stair steps barely connect, they did not remove all the concrete forms around my mailbox, which makes edging hard and could damage my trimmer. My boyfriend & I were going to have a new home built with Simmons. We recently decided to go in a different direction because it was a better fit and we didn't feel comfortable to continue working with the salesman who had made multiple racist comments during this whole experience. I understand that Oklahoma isn't the most progressive place, but it's 2020, I expected better or to at least work with a company full of professionals, but I didn't see that at any point. Our sales rep was Christian. Right away, things were not great. We should've seen the red flags and backed out, but we gave them the benefit of the doubt. Emails would go weeks without a response. Took forever to even get to the design studio. The only good thing about the process was Lori at the design studio. From the time we selected our lot, it took them 17 months to where they called the house "complete". We went to our 1st walk-through and the master bathroom wasn't even finished. Our tub was leaned up against the wall! Our laundry room had the electrical and plumbing completely backwards and not to code. The wrong bathroom fixtures were installed. Some of the doors were missing screws. It was a mess! We were told it would be done in a week. We went back for our 2nd walk-through. The bathroom was closer to being done, but they again installed the wrong fixtures. We had to text them a photo of the correct fixtures! The laundry room hadn't even been touched! We were basically at a point that we just wanted to be done and move already. We were slated to move in, but then never got a call for our closing appointment. We called the lender to find out when to meet at the title company and was told the day before we were supposed to move that they had declined our mortgage!! WTH?! How does that happen?? The excuse was that they removed me from the loan to give my husband a better percentage but then they couldn't count my income, which caused the denial! Simmons gave us 1 week from the time we were supposed to close to secure a new loan. When we asked for the paperwork for a new mortgage, found put there were multiple lies told and the house hadn't even been cleared for occupancy!!! We ultimately walked away and went to Shaw. They're much much better! They're way more transparent and their lender said the other lender was completely out of line by removing me, especially without consulting us! We are now discouraging anyone from building with Simmons, unless you want to design your dream home, be congratulated and walked through it, only to have them tell you haha just kidding so they can sell it for profit. read more

Simmons built our home in September 2018. We decided to upgrade the carpet. When we pay someone to upgrade something, don't you expect to get an upgraded product? Simmons has let us down again. They charged us $850 to upgrade our carpet. The carpet is the worst I've ever seen. The pad was upgraded too, but is fine. We filed a claim with warranty and we were approved to have the carpet replaced. After two visits to Johnson carpets and 3 phone calls, I finally found out that the money we paid in the upgrade was only 50% applied to an upgraded carpet. Simmons kept the rest. When I called Summons warranty, they told me the extra money is used to pay for labor at the Design Studio and warranty is y'all and more. And when we looked at the carpet at Johnson, it is beyond pathetic. Katie even told us that an upgraded Simmons carpet is still a bottom tier carpet. Simmons won't return my calls. In fact Zach in the warranty department has a voice mail message that says "I can't answer the phone. Leave me a message and I will get back to you. Probably".....what? That is so unprofessional. What has happened to the honest companies that our parents and grandparents used to have? Yes I am pleased with the build. However customer service is terribly lacking. read more

Wow, where to begin! Simmons homes is a joke! I can't believe we chose to have them our 2nd home! Not to late to back, we'll be out a bit of money, but I think it'll be worth after reading a lot of these other review. I should have learned from owning our first Simmons home that we bough. we did not know it was a Simmons home until we were cleaning and found a build a manu in the attic. it had electric issue, heating and air issue. window issues, foundation issue. and now we are in the middle of a build and were supposed to be moved in by 4 months ago and they're blaming COVID for anything and everything. We are going look for another home before we tell them take the money and shove where the sun don't shine. They are awful and money hungry tyrants, like others have seen, only want to get your foot in the door before they screw you over. Everything you want takes an arm or a leg or both. A simple light that costs $20, they charge you $150. You want a separate switch for a light, oh, that cost you $250. You got a gas drye, that's $300. You want a cabinet above your toilet or washing machine, try $500. You want a garage door opener, they're gonna get another $550. Screw Simmon, what a tyrant! Steer clear. Think these prices are bad, they raised everything times 1.5 and blamed it on COVId. read more

BUYERS BEWARE!! Simmons is full of empty promises and poor workmanship. We have owned our house less than a year, and the masonry work has already cracked and fell off the house. The rock work on our porch has cracked and is loose. When this was submitted to Simmons we were told that we would have to wait until the end of our warranty to have this repaired. Several of the corners in the house have cracks, been repaired by Simmons with caulk, and cracked again. The tiled floors in our house are uneven; we submitted this to the warranty. They came out and fixed 3 places. They refused to even look at the others, saying we were too picky. There is 1 place that still has a ¼" difference from the adjacent tile. The header for the front porch is rotting and will soon need repaired. The concrete driveway has cracks extensive cracks that were caused by poor workmanship. There is SO much more. This is all in a house that will not be a year old until OCT 2017. read more

Before this incident I would give them much better rating and actually would buy my next house from them as well! We've had the same problem. We have to repaint the whole house, redo the sod on the east side, the list is too long to get into, and no they don't fix most of your issues. On our first walkthrough, we couldn't believe they thought this was a completed new home. Our ceiling corners didn't even match, crooked walls too. Then on the second walkthrough day, most of the 20+ items we had listed were still not repaired. We should have walked away then and there. On the 3 month warranty day and 1 yr warranty day they were unprepared for long list of items needing repaired. Of course we took time off work which turned out to multiple and still things undone. We were also lied to by Angela about our view of the hill. Well, there's now a house blocking it that we weren't told would be built there! She lied to our neighbor concerning the fence requirements. He's furious. Oh and he caught a framer across the street putting a broken 2x4 on the house! We've got pictures of safety violations as well. The framers don't know what they're doing nor do the drywallers nor do the painters and Lord knows what else. Will write more later. Believe me there's a lot more. If we weren't upside down in the house, we would be out of here yesterday. The only good experience we've had is Mill Creek Tile who are replacing our back-splash, and they didn't give us lame excuses which Simmons is notorious for. Our floor and shower are beautiful but that's where it ends. I've built a home before and never went through this, not even close. read more

I very much regret my decision to buy a house from Simmons homes. The HVAC system started requiring costly repairs as soon as it was out of warranty and had to be replaced after 9 years in the house. The dry wall has always smelled bad from the time we moved in the house. It smells like it was stored in a warehouse full of cigarette smoke and nobody has EVER smoked in my house unless the workers smoked in there while they were building it. I've been told the only way to get rid of the smell (short of replacing all of the dry wall) is to paint every surface in the house with a shellac paint, which I might have to pay someone to do in order to be able to sell the house.
