We loved our experience with Simmons Homes! We are first time homebuyers and they made the process very easy for us. You can tell they care for their homes and the people and families moving into them. Before purchasing, I looked at and researched a lot of other home developers. By far, Simmons care the most about what goes into their homes and how they are built. Even with the smallest home they offer, which is what we have, you can feel how nice it is the moment you walk in. The finishes have to be my favorite part especially compared to what is out there. You definitely get more in their homes for the price you are paying compared to other developers. We are very thankful for Simmons for taking care of us and helping us in this process of buying our first home. We love it!

Beware that Simmons may try to take advantage of naive buyers. They installed an exterior vent for the fireplace that juts out the back of my house. It is huge, silver, and cannot be covered due to heat. Once we complained, Simmons refused to talk with us after they gave us meaningless excuses like that they wanted to limit the number of holes in the roof. Bottom line is that we did not authorize this vent.

Jesus was our sales representative. If I had to go off just his performance Simmons would have a 10+ stars. Jesus is very good at what he does and really made us feel comfortable every time we felt with him. Casey was our superintendent, he was adequate, 3.5 stars goes to him. There are things that I wish he would have caught ahead of time. As far as trades go, I would give good ratings to the mason and electrical trades. The framing trade was sub par (2 stars). The concrete crew screwed up everything they touched. List below: Laid out the entire foundation wrong and poured it before double checking perimeter walls. This error ruined the whole layout of the home.

I can't think of many other words that crappy. Crappy craftsmanship. Electrical problems like crazy, been here 8 months and I lost count of my issues with the house. Electrical is a big one, whoever does their electrical is horrible!!! No one oversees any of this!!!!!! Shitty, shitty dirt work tons of holes that fill up with water when it rains, my back yard is so uneven that it looks like a small creek when it rains. Once you buy, Simmons no longer cares. Their workers that come out after to fix things are rude, don't care. Whoever built these shitty homes couldn't read a tape measure either, my ceiling comes together very uneven like. I have to flip my breaker about once or twice a month! My dishwasher flooded my floors because they forgot to put all the components back together. The workers play their music so loud it wakes me up around 7:30. Construction traffic is horrible as well. One pool so many homes!! My carpet has been stretched already, and it's coming up again. These houses are literally thrown together in weeks. The design department is a joke! Kelsey was horrible. I was given no options, I didn't even get window sills. Can't wait to rent this house out, because these homes are good rentals or first time buyers.

Horrible quality insane markup. 400k gets you a plastic shower in the master bathroom.

Terrible company. Installs siding incorrectly and then blames the homeowner to foot the bill to replace it.

Let me start by saying this is not your typical review because my purchase was not typical at all…read moreand neither are this amazing team. I was referred to Tina and Ryan through Tulsa Remote but unlike others it was also direct referral from a Mutual friend/client in addition to all the good things that were mentioned from other T.R. members. I'm Originally from Miami, FL. Lived in the Bay area for a decade and have traveled quiet a bit so when I decided to checkout Tulsa, I knew right away that I wanted to buy a home. During my initial visit to Tulsa, we had an informal meeting and viewed a few places that I wasn't interested on. Shock their hands, went back home and told them I would be back in 3-4 months. A few weeks later Tina called me near Christmas time and she had found what I was looking for, I jumped on a flight back to Tulsa to checkout the place and gave them the Thumbs up. This is where things got difficult and closing got postponed several times due to the seller but Tina and Ryan showed their expertise and poised and handle it amazingly. Proved me why as my Real State team truly had their best interest in me. I will leave you with one example: At the time of closing , before I had even moved to Tulsa. They did their final walkthrough of the home and found it had a leak due to frozen pipes and a running meter. I don't think any other realtor would of realized and closed the sale without notifying the client. Because of their due diligence, She was able to renegotiate and save me lots of $ and headaches. This and the rest of other not typical very uncommon seller proceeding showed me how good and dedicated they are as a real state team. Can't recommend them enough, specially if you're buying from outside of Tulsa.

Wow. I don't know where to start. After 26 years living in…read morethe same house, we decided it was time for a change. We set about surfing the web (Zillow.com) because that's the least intrusive way, right? I mean, who wants to bother with those pesky, Type-A, 'won't take no for an answer' real estate people? Our search led us to what turned out to be our dream home, and it was listed with Cindy and Keeli. Due to a scheduling conflict, Cindy was unable to meet with us initially, instead referring us to a colleague (Keina Phillips) for an initial look at the home. I could take you through the weeks long saga that was our home buying experience, but I'll cut straight to the chase. Cindy Hand is as consummate and hard working a real estate professional as you are likely to ever encounter. Even though she was the seller's agent, she maintained an even keel, fairly representing our position as buyers, as well as keeping us grounded with respect to the position of the sellers. She worked her tail off to resolve issues as they arose, going over and above as far as I am concerned. It's a tough walk, but Cindy pulled it off with an ease that amazed me. She listens to what you say, tells you straight up if she disagrees with you (and why), and is a fanatic about doing "the right thing", regardless of how it might impact the deal. This tells me her sense of ethics is above reproach, whether you're the buyer or the seller. I would not hesitate for a second to recommend Cindy or Keina to anyone looking for hardworking, honest and effective realtor.
