    Complete lack of urgency to address maintenance issues. Currently I have no hot water, no heat, and…read moreextremely low water pressure in both sinks in my unit. The water issues happened on a Saturday morning. There is no emergency maintenance line (though capstone will tell you it is an emergency line), just an offsite call center available after hours. It is not easy to find the number to call for this call center and once I did, it still took over 45 mins just get a maintenance request submitted (due to excessively slow responses on their end). The call center is unable to tell you when you will hear from capstone or a vendor assigned to the problem. I did end up speaking to my property manager (Janelle, mentioning her by name to counter the positive review she has below mine), who told me I'd have to "get creative" (her exact words) over the weekend in order to bathe for work, do dishes, etc.. I wonder how long she personally would be willing to "get creative" and tolerate no water pressure or hot water at her own home? The heat in my unit has not been functional for at least 2 weeks. The owner of the property didn't like what the first vendor had to say so then they sent a second vendor out over a week later. This has forced me to rearrange my personal schedule to be home at inconvenient times because the owners don't want to pay for whatever repairs were recommended. How many second opinions are they going to put me through before they do something? Who knows. Sure this is Phoenix and I don't have any kids or elders to keep warm at night, but that's not the point (and I get the vibe the urgency level would be no different even then). Regardless, how is it acceptable for them to take weeks to deal with broken heating and put me through dealing with multiple vendors and them not being willing to pay for an emergency plumber to fix my water over the weekend? What if this was a broken AC in the middle of summer? Would the response be the same? They only care about making money and saving money for the property owners, they have zero concern for the tenants. Functional water (including hot water and water pressure) and heat are basic requirements for making a property habitable per AZ law. I currently have neither. Unfortunately, AZ heavily favors landlords over renters when it comes to the law so I likely have no legal recourse (and I'm sure Capstone banks on this because they know they have the upper hand), but you can bet I will be looking into it and at minimum posting reviews wherever I can. Prior issues: 1. I've reported a nasty odor from the shower drain which they have repeatedly ignored. They did send somebody out once to fix the broken toilet and told him to "just make a note" about the shower drain issue but to not actually do anything about it. Management then cancelled the maintenance requests I had placed on the portal 2. They will force you to submit to a yearly "walk through" to allow a third party to come into your home and take multiple photos of every room. This is invasive and ridiculous and NOT standard in the industry 3. They ignore requests that they don't want to answer. At my unit, the homeowner pays the utility bills directly and the amount is pushed through in the portal for me to pay. When I have asked to actually see any of these bills I am being charged for, Capstone ignores me. The unit has what appears to be the first digital thermostat ever created - I offered to have a smart thermostat installed, at my cost, through a vendor of the owners' choice. Ignored. 4. They will charge you $50/month for access to their online portal and for bimonthly air filter changes. You will have to let somebody come in and change the filters for you, they will not allow you to change them on your own or they will charge you (when I viewed the property prior to signing the lease I was told by the agent at the viewing that I could change my own air filters - he was wrong). You will also be charged a fee for paying your rent online through the portal (that they are already charging you to be able to access). Avoid this company at all costs, at least as a tenant. If you are a sheisty property owner who doesn't give a crap about your tenants, this may be the group for you. After selling my home and moving into a rental while I search for my next home and/or consider a move out of state, I was extremely leery of going through a management company. Capstone has firmly confirmed that my reservations were justified. It was a huge mistake and I urge you to not make the same one

My wife and I were looking to buy a rental property from out of state and Tiffany was prompt in getting back to me (always a great first start), we chatted with a couple agents but Tiff was easy to talk to and had a few strategies we liked out of the gate. And she was an ASU grad so bonus points! We narrowed in on a budget, cities, and showing strategy (we bought sight unseen due to how competitive it is right now so coming to view each property didnt make sense) so virtual tours were key. We put trust in her to look at the house, point out any red flags and give offer advise. She even talked us away from one house we wanted to offer on which is good in my opinion, that's why you hire someone with industry experience, so we really appreciated that it wasn't just ablut closing a deal. We had specific requirements so after looking for about a month, she ended up finding us a beautiful house in Tempe before it hit the market and negotiated with the seller to work out a deal. We 100% would not have got that house if it wasn't for her and may still be looking today. We're very happy, and finally met her in person on inspection day. We've since closed on the house and once we're in the market again she will be my first call. Joe and Lauryn P.s. the rest of her team is great to work with too, we met Tracy and Bridget.     We signed a contract to sell our house to Sean Smith, Luke Careccia from the Thrivere Team who is a…read morepart of the My Home Group. Sean walked the property with my agent and he was told everything that was needed to be done to the house. The offer was for selling "As is", no repairs and no cleaning with us allowed to stay in our house for 30 days after closing and a 1 day inspection period. Sean could not have been nicer and more accommodating. Them last Friday comes and Sean said we need to drop their offer price $25K because he said that he did not know what everything costs and it would take more money to fix up. After several days of going back and forth and telling him we signed a contract and he walked the property and he was told what the issues were in the house and we were expecting to close on December 29th. Sean kept saying I am doing everything I can to make this work, blah, blah, blah. He said he sent over the inspection report on December 12th but we never received it. I asked him to forward that email to see the timestamp. He never sent it. The title company said he needed to send by December 11th but he said he sent on December 12th. We scheduled for him to come over Monday night to see according to him "where we can cut some corners and save some money." He never showed, did not answer and texts or phone calls and never apologized for blowing us off. Then yesterday after telling them we were not going to sign the cancelation addendum they sent and we expected to close on December 29th or give us the earnest money, Luke sent an email to myself and the title company saying they were canceling the contract, said to send their earnest money back to them. The reason they used was that we did not disclose on the Disclosure Form that there were cracks in the foundation. I did put on the form that their were cracks in the flooring but I do not know how they know there are cracks in the foundation, as Sean was only in our house the one time to walk the property initially. Bottom line is that Sean and Luke are very dishonest and has put us in a very bad situation as we are supposed to close on our new house on December 29th as well. I know this does not represent all who work under the My Home Group umbrella but they only ones that are getting screwed is us. Do not use the Thrivere Team.

    False advertising... well, technically not. False…read moreadvertising because a rep. of My Home Group made the claim. Not false advertising because we did not deal with Doug Hopkins personally. Doug Hopkins says on the radio "Some guys will lowball you at the last minute, I will never do that"... "Doug Hopkins with My Home Group" Our deal with My Home Group had the person try to cut $15.000 off the agreed price after we signed our part of the deal. We weren't desperate so we said, no, not happening. After some "maneuvering" the My Home Group guy did the deal at the agreed to price. I did not pursue the false advertising issue because I didn't deal with Mr. Hopkins and "my" realtor is a friend of the family.

Their team provided reasonable and helpful recommendations when it came to furnishing my property, the photos for the listing are beautiful, and the service and support team are top notch. In every way, their team has gone above and beyond with support and information for investors. Unfortunately, the Phoenix market has proven to be challenging in driving enough income to be sufficient for this specific property and I'm converting it to a long term rental. In no way do I view this to be the fault of Casago as they took all possible means to drive the needed return. In fact, they have provided honestly and transparent market analysis to ensure I was armed with the appropriate information to make decisions on my investment. If you're a real estate investor looking to get into the short term rental market, I highly recommend working with Judi Crane and the team at Casago in Phoenix.

    This was honestly one of the most disappointing experiences we've ever had…read more We specifically booked a property with Casago because the listing clearly advertised a heated pool and jacuzzi, which was a major factor for our stay--especially since we were traveling with children. However, when we arrived, both the pool and jacuzzi were completely cold and unusable. When we reached out, the hosts told us they could heat it for an additional fee, which we were willing to pay. But this was never disclosed upfront in the listing, which already felt misleading. Then, to make matters worse, they came back and told us the water heater was actually broken--and that they were planning to fix it three days into our stay. No prior notice, no transparency, just a casual "oh well." This is completely unacceptable. If a key advertised amenity is not functioning, guests should absolutely be informed before booking or at the very least before arrival. We would have never booked this place had we known. On top of that, the cleanliness was also an issue. The toilet was clearly not properly cleaned and had visible stains, which is the bare minimum expectation for any stay. Because of all of this, we had no choice but to cancel our stay early (within 3 hours of checking in) . Overall, this felt misleading, poorly managed, and extremely frustrating--especially traveling with kids. and the worst part - they won't refund us back after all this. I will never go through Casago ever again.

They showed the house after removing one of the appliances without even cleaning? After several months and me incessantly complaining they sold the house for $85,000 less than appraised value and a $10,000 buyer concession??? Then tacked on over $50,000 in "expenses" plus paid buyers realtors commission!!! All effectively reducing my profit from the sale! Every time I see the commercial where they guarantee sale at full market value I want to PUKE! They are terrible at communicating and honestly do t know how they are still in business When I called the owners son he told me they really didn't make that much on the sale?? NO KIDDING YOU GAVE UP $112,000 in lowering the price concessions and buyers commissions???

After blocking David on yelp after multiple time of asking him not to message me any more he began to text me which is harassment. He is trying everything to get me to take down my review. Update to my review: So they send messages asking how much to get a bad review removed from the poster. That's super professional don't you think? Then when you say no, you get a threat from them? Are these really the people you want to work with? Then when I tell him go ahead he tells me to have my attorney contact him? I don't think so. You want to threaten, you pay the fees. I also asked him twice to stop messaging me and he didn't. I'd be happy to tell and show anyone the full messages and tell the full story that happened. Along with the video of him talking bad about our house. Do not let these people bully you!
