They were flexible on when they could meet and show the place. It was a great price and a well kept building. I applied and they accepted me as a tenant. I moved in during a hot summer month. I had some minor issues about a month or two in and as a tenant, you can go into your app/portal and file a service request. This process was SO EFFICIENT!! I was able to choose multiple times I was available for issues to be handled and whenever I did have a problem, it was rectified in a timely manner. Sue was my point person throughout my experience renting from Modern Property Management. She always showed concern for my issues and addressed any problem I may have had. I finally met her in person on my walk-through when I moved out (heading back to NY) and it was such a pleasure! In every interaction we've had with Kaylie Speed, we've encountered avoidance, deflection and a complete lack of accountability. She constantly dodges responsibility and points to the HOA board whenever a real issue comes up. It feels like she's more focused on avoiding problems than solving them. I've tried to be patient, but I keep hitting the same wall.The communication is cold, and sometimes even rude. I've received incorrect information just to move the conversation along. That's not just unprofessional, it's careless. And when I've raised concerns, they've been brushed off like they weren't important. I don't know if this is how the whole company operates or if it's just her, but either way, it leaves a lot to be desired. When someone is the face of the company, professionalism and basic customer service should be non-negotiable. Sadly, that has not been my experience.

Today I am getting a new AC unit as the old one broke down. It broke down on Friday before the outrageous October heat wave, and couldn't be replaced until five days later. In the interim, upper management approved a portable AC unit that has done an awesome job of cooling my apartment. Responses to work orders are prompt and efficient. We are also very fortunate to have a maintenance man, Juan who has been with the company as long as I have lived here and who is also excellent at his job and a super nice guy. Brian, the onsite manager has been here the whole time too. I had cause to meet the CEO of Yale in the course of my job, and he too was helpful in a pinch. I have nothing but good things to say about my home and the people providing the upkeep.

We deal with Sydney, a property management assistant, for our unit. She is unresponsive and extremely slow to act. Our dryer was permanently staining our clothes and damaged hundreds of dollars of clothes, bedsheets, and towels; it took Sydney 4 months to get approval from a supervisor to replace our unit. It's currently one of the hottest weeks in LA currently and our AC is broken; Sydney has avoided phone calls and texts for hours. It's been extremely frustrating dealing with Sydney, and no one else at Yale seems to want to step in to help, either.

Since we live out of state, we realized we need help. We contacted Carnahan Property Management and met Kinsley Carnahan. We decided having a property manager was in our best interest. We realized we needed "boots-on-the-ground" to get the property back to it's previously loved condition and get a new tenant vetted and under contract. Kinsley understood that we were out May's rent and soon June. She got to work immediately and we overnighted keys to the house. She changed the locks and quickly assessed the damages, and walked us through the house using video and pictures. She came up with a plan and options. She supervised the clean-up and repair. We are pleased with the drywall and floor repairs, painting, and new carpet and garage door repair. The yard and patio was also cleaned up. Kinsley showed the house to 40 potential renters and kept us in the loop as the field narrowed to an applicant who was looking for a long-term rental. We couldn't have done all of this so quickly without a property manager in our corner. We look forward to continuing this relationship with Carnahan Property Management and Kinsley Carnahan.

When I told him I had sent it to the one he wrote on the application, and provided a photo of what he had written down, his response was "oops". He called and left a voicemail after I responded that my personal identification and banking info was now in some random inbox, but offered no apology. I called their office and the woman who answered was just as flippant about the situation and let me know the only thing she could do for me was give me the correct email. I called his cell and he still was very nonchalant about the fact that his "oops" exposed me to identity theft and potential financial theft. Absolute garbage humans.
