I called them to fill cracks and they did , there is more cracks and wet corners of the house. The pump was serviced in April 2026 and I was told all was ok outside. I called them again about cracks and water leaking in concrete that was drilled. They finally came once again after I called for the 3rd time when I was asked if it was sealed. They sealed it only on the outside the inside is still open, drywall has already been put back. They also went in 3 feet on the north side that did not have a crack and they were not originally going to do. North side has a crack on outside and I believe it made a small crack on sidewalk by house bigger as there was a large amount of water that I am sealing.

Site Supervisor, Brandon Diakow and his team are mindful of tenants, go out of there way to keep work areas clean, take the time to explain to concerned tenants the work they are doing and are cognizant of the fact these are people's live/works areas. He completely missed structural supports…read morethat needed to be addressed, refused to give direction on how to properly secure the beams, he took months to do what SMP-services did in days and SMP did it for half of his cost. He was trying to scam me out of more money on top of it all claiming that many things that should have been included and are required were extra such as a review letter, post sizes, and nailing patterns. Based on my experience with him he should be removed from APEGA and his previous work reviewed for similar mistakes. I as the customer should not have been responsible for making sure all structural walls were properly supported/addressed. Neither I or the contractors I hired for making the modifications can say enough bad things about Guang and his incompetence. Avoid at all costs!!

But I had them replace the whole roof and used a membrane over entire roof. Now shingles are just for show really. Rush credited credited me back for items not installed when home built. Owner/manager attended to sort out issues and have been happy with roof coming on 10 years. Easy to work with. In photo you see that shingles not staggered properly but really a cosmetic item. Reviews are important. If you put a membrane over your whole roof it will never leak even after the shingles give out. Everyone says not necessarily; but, I will have the best roof even after I am done.
