There is plenty of room for kids to play, lots of shade trees, a playground for the kids along with a pool. They have the BEST dog park that I have seen up to this point! I didn't use the restrooms, showers or laundry room so I can't comment on that. The only thing suggestion I have is that the dog park grass, while very green and beautiful, was a bit long making it hard to find my little girls' poops hard to find!

Beacon RV Home away from Home to me…read more The folks that run this place are amazing, helping with what they can and any way they can. We've been traveling for 3 years, I'll always come back, I've never found a park that provides what's important like Beacon! Never had issues with loud, inappropriate people. Shopping, restaurants, close by. They do watch over their park, with working cameras, I've always felt very safe. As we all know crime is everywhere these days, they do their part on security and do work with law enforcement. I refer anyone I know coming through St Joe and I'll always check here first!! I really love the Trunk or Treat they have I believe 3rd annual this year. And them cookies the girls make!! The family that runs the park are like a big over the road family to me, to a lot of Rvr's, they do make you feel at HOME. It may be close to the highway but the park itself is nice and quiet, the noise ordinance is followed. Never had issues with loud or inappropriate people. We'll always come back as well as always tell friends to go to Beacon!

Warning to Future Residents - Serious Security & Management Issues…read more I strongly advise anyone considering Beacon RV Park to think twice. My experience here has been nothing short of a nightmare due to security failures, mismanagement, and unethical behavior from park staff. Surveillance Cameras Are Useless - The park claims to have security cameras, but they are turned off at management's discretion. When residents request footage after break-ins or incidents, management refuses to provide it. Rampant Crime & Zero Accountability - My RV was burglarized while my vehicle was in the driveway, meaning someone within the park likely targeted me. Management was the only party aware that I would be gone for a brief 3-hour window. Several other residents have also had their vehicles broken into, and each time, management has denied access to surveillance footage. Flooding & Property Damage - Poor sewer drainage caused my car to flood, resulting in $4,000 in damages. The park takes no responsibility for maintaining proper drainage. Retaliation & False Eviction - I received an eviction notice under the claim that I was "harassing neighbors," despite the fact that I had not left my home for two months due to injuries from a fall on ice in my driveway. Management frequently threatens to evict residents, creating an environment of fear and instability. Highly Inappropriate Conduct from Staff - The maintenance manager sent me explicit pornographic images of himself, which is beyond unacceptable. This park is unsafe, poorly managed, and a financial and emotional drain. If you value your security, privacy, and peace of mind, stay far away from Beacon RV Park. Not to mention, when I used my credit card to pay for propane, the very next day my credit card would have fraudulent charges committed. Beacon RV Park was the only place I had used my credit card within those timeframes. My credit card company had to replace my credit card 3x. I was disabled and it was too hard to obtain cash.

It was 90 degrees humid, late in the afternoon... and we had a blowout on the RV. These people went beyond kind and thoughtful. They were preparing for a large celebration the next day. They took time to help us. We were able to rent the very last spot. The park is gorgeous! Level spots. Ease to park and hook up. Perfect!!! Stopped and stayed at Ted's RV on our way to Wisconsin and then again on way back to Texas. We are…read morein 43' Dutch Star pulling 4 door truck. Stayed in site # 2 last week and # 1 today. No issues with pull thru and did not need to unhook in fact we had 20' extra room. Park is new and very clean. New washers and dryers in laundry which we used and no need to worry about coins it is honor system with box to deposit money. 1/2 mile off and back on I-35 all very easy turns. Owners and staff are very nice. Barnyard Resturant 100 yards east at edge of park. Very good food and we bought frozen ribeyes last week and they are great about to go have dinner and stock up on ribeyes to take back home. Breakfast at Barnyard opening at 7am is big portions good home cooking!

Dan the owner was overly helpful on so many levels. He helped set up and insulated my water for the crazy cold KC winters. Plus I didn't have the best sewer connection, he ended up creating a pvc pipe connection for me. It's a great place for long stay parking, especially if you are in KC for a few months working like I was. It's very clean and well lit. Full hookups for 50 or 30 amp electricity, water and sewer. There is no WiFi or cable. I ordered an AT&T DSL as the other local companies don't service the area. AT&T was great. You pay the monthly electricity and water is included. Call first, set up a meeting with Fan and schedule a time to pull in. I have a 1989 24' Class C and a perfect spot, but there were quite a few larger Motorhomes and Campers.
