He prepared several listings for us to visit during our house hunting trip, and made our afternoon very efficient. He also gave us helpful advice about living in Maryland, things to explore in the Rockville area, and tips for transitioning. Atwan understands that making a decision about where to live isn't just about the unit, but how that aligns with personal preferences, location, amenities, etc! We were happy to get our first choice listing and have really enjoyed working with him the past year. He replies quickly to emails and concerns, and recently implemented an electronic pay system for rent which has been very convenient. I can tell that Atwan cares a lot about his job and tenants, and we appreciate his commitment. We recommend contacting Atwan and his company if you or a friend are looking to rent or buy in Maryland!

When my wife and I went through a difficult situation, he went above and beyond to help us get through it, showing compassion and understanding that we'll never forget. Any questions or concerns were always addressed quickly and professionally, and it was clear he genuinely cares about his tenants as people, not just renters. We felt supported every step of the way. I would absolutely rent from him again and highly recommend him to anyone looking for a trustworthy, dependable, and caring property manager.

EQCO Real Estate - Edward Quach - Licensed in DC, Maryland, Virginia

EQCO Real Estate

Top Notch Service - Top Notch Everything!…read more I interviewed three realtors before settling on Edward Quach of EQCO Realty. From the word "go," Edward was by far the most prepared- he came to the house with a customized list of comps and a marketing plan, and had already put some thought into his initial suggestion for the price target. Of the other two other two realtors I interviewed (both from "big name" realty groups), one didn't have a price target and asked ME where it should be set without coming prepared with comps, and the other strongly pushed a starting price that was $50,000 under where I started (and sold) with Edward. Edward isn't about pricing low to secure a quick sale. He worked with me to set a realistic price target and outlined a marketing plan to get us there. He didn't mind spending the time to help me understand my options, including taking the time to outline what the costs and revenue stream might look like if I chose to rent out the property versus selling it with him. Edward was always easy to get ahold of- if I ever needed to leave a message (which was seldom), I always received a return call within a few minutes. There was never a point where I felt that I was disconnected or didn't have any control over the process. My property was in good condition overall, but needed some work. I contacted my usual handyman for an estimate (repainting entire interior, carpet for two floors, minor drywall patching, re-grouting a bathroom, replacement of smoke detectors, etc.) and the estimate came in at $25k. I reached out to Edward for help, and his network of contractors got everything done, and done well, for less than half of my handyman's price. When I needed to leave the state to secure a lease on a new property, Edward stepped up to inspect the contractors' work. He sent photos, and offered a video tour to ensure the work was to my satisfaction. Later, when the HOA decided that me asking for a resale package meant that they should notice me to fix four items that they hadn't seen fit to complain about in the preceding 10 years (a few days before closing, no less) Edward came to the rescue again- all I had to do was send him the HOA's list of fixes, and he coordinated directly with his people to get everything resolved. When we had to make the big move in a rush, some important items got left behind accidentally. Edward came to the rescue again, personally running to the old house and shipping a huge box of items to my new address. Long story short, choosing Edward and EQCO was a solid win. This was my first home sale, and I was nervous. Edward was knowledgeable, explained what was happening with the sale (and my options) at each stage of the process, and kept me informed throughout. I highly, highly recommend Edward. Do yourself a favor, and go with Edward- you'll find him to be as responsive, trustworthy, and protective of your interests as I found him to be.

I would avoid.

1 Star My experience…read morewith Real Property Management was extremely frustrating from start to finish. The biggest issue was dealing with the security deposit after moving out. Communication was slow and the process felt unnecessarily drawn out. Even getting basic answers about the status of the deposit became a hassle. After already dealing with the normal headaches of moving, having to repeatedly follow up just to get clear information made the experience even worse. Throughout my time dealing with the company, I also found communication and customer service to be difficult and unnecessarily frustrating. Simple issues seemed to take far too long to resolve, and I often felt like I had to chase them down rather than being kept informed. Ultimately, I accepted a $403 security deposit refund as full and final settlement just to put the situation behind me. The amount itself isn't even my biggest complaint--the lack of timely communication and the overall way the situation was handled is what left such a bad impression. I would strongly recommend documenting everything and keeping records of all communication if you rent through this company. My experience was far more stressful and time-consuming than it needed to be.

They're perhaps a bit understaffed, which means things do sometimes slip through, but that's an exception, not a rule. Let me tell you a story which I think illustrates how seriously these guys take their duties: My dishwasher needed replaced. A new one was ordered. The contractor called and got it all setup, delivery, install, removal of the old one, scheduled for Saturday. Well... the delivery guys get here and tell me they don't do any of the other stuff. Just drop it off. And the guy who does installs is on vacation or some nonsense. This is the dishwasher company, a large installer and supplier -- not Menkis. Well, I was fairly annoyed, and I left a message with Sid letting him know what happened. I honestly didn't expect anything else to happen.... A few hours later, Sid and his father in law, a retired plumber, are at my house getting this thing installed and dealing with the weird flooring, cabinets, etc. I don't expect that level for most stuff, but that is above and beyond. And, at the end of the day, it was for a dishwasher -- an annoyance to not have, sure. But... it wouldn't have been the end all.

He will take your security deposit money at the end without informing you of what is going on. He is clearly very unethical and a slumlord. I rented with this man for 2 years and time after time, he refuse to fix things in a timely manner. He asked me to pay 50/50 to installing an icemaker which is common equipment. He is truly a low class person.
