At the beginning of my search for a house, he had explained to me how he thought Cape Coral would develop and where it was worth investing. I found myself face to face with a man who had a wide range of interests and, at first glance, seemed to dance at a thousand weddings. This impression turned out to be correct and particularly valuable in the process of my purchase decision. I did the viewings myself with his team partner Grace. Once I had decided that I wanted to move on to the next phase with an object, the stage was set for Nelson Rua. He took a second look at the property from a completely different perspective, one that a layman like me wouldn't be able to see. The day after my viewing, I was given valuable information about the building substance and the quality of the workmanship in the house. It turned out that I wasn't just dealing with a real estate agent, but with a real professional with valuable knowledge of construction techniques. I had a total of three shortlisted items. Apart from the one I finally bought; we had nicknames based on the color scheme. One was called "Villa de Cruella" and the other "Pale Smurf". Nelson Rua drove to all three houses afterwards and wasn't shy about telling me honestly if he thought something was wrong. He was also able to give a good estimate of how much it would cost to rectify a flaw. Imagine you've just fallen in love and someone comes along and tells you about a major character deficiency in your conquest. Not a pleasant situation for either side and yet broker Rua made it easy for me to process this information. In the end, it was Nelson Rua who successfully negotiated the conditions and managed to squeeze out another discount on the purchase price. The real surprise - and I shouldn't have been surprised, because I had this impression from the first meeting - is Nelson's professional network. I thought he danced at a lot of weddings, but I found out how good these parties were for me after I finally bought the unnamed house. I needed tradesmen for custom interior work, a pool builder and someone to install a reverse osmosis system for me. Of course I solicited bids myself, but Nelson Rua always knew someone who was qualified, what the quality of work would be, and I ended up saving thousands of dollars because of Nelson's recommendations. In addition, I had a good feeling that the work would be done well. Nelson Rua is an absolute professional in real estate. He is always willing to go the extra mile, shines with competent expertise and his professional network is an extraordinary added value. Extremely Poor Property Management Experience - Fort Myers…read more Marshall Reddick did a very poor job managing my property in Fort Myers. I relocated to California for work (RTO) and left the property in August, giving Marshall Reddick full authorization to manage everything--including tenant placement and payment of utility bills. This was by far the most horrifying property management experience I've had, and I own properties managed in other states. Over several months, I was instructed to reduce my rent five separate times due to what they claimed was a "poor market," yet the company changed real estate agents 3-4 times without my consent. Each time, they failed to run the live Facebook marketing campaign they had explicitly promised. Most alarming, I was later informed that power to the property had been shut off for three weeks before Marshall Reddick notified me. I was told this occurred due to a lack of funds, and only after the prolonged outage was I informed of a potential microbial growth issue--a serious risk to the property that should have been addressed immediately. Despite providing a 30-day notice for non-performance, Marshall Reddick ignored the notice entirely and continued to demonstrate a complete lack of accountability, communication, and urgency. This experience showed a complete disregard for: Basic property oversight Timely communication Tenant placement execution Utility management Owner fiduciary responsibility I would strongly caution any property owner--especially those managing remotely--before trusting Marshall Reddick with their investment.

Disappointing Experience - Rude, Overpriced, and Unprofessional…read more 1 star - I will never recommend this company, and I sincerely hope this review prevents others from going through the same experience. I called Harrison Surveys for a quote on a boundary survey for a 14.5-acre parcel in Fort Myers (AG-2 zoned with partial wetlands). From the start, Nancy was passive-aggressive and rude, heavily implying they didn't want the job and that no one could complete it before Christmas (even though I was just seeking quotes and availability). When I asked for scheduling, she said they could "fit me in two days" if I accepted their quote--then sent a text with $12,500 estimate (six times higher than three other local surveyors I spoke to the same day) and a $5,000 retainer. She promised a callback after speaking to her husband but never followed up. The high quote and attitude felt like a deliberate way to decline the job without saying no. Not recommended--plenty of better, more professional options in Fort Myers for fair pricing and service.

When they finally provided an estimate on July 6th, it was a $1000 range ($1800-2800) with the caveat it could go higher. Just ridiculous and unprofessional. If they didn't want to or didn't know how to do the work, I wish they would have told me that on the 30th rather than wasting my time.
